REAL ESTATE APPRAISALS ARE SUBJECTIVE Real estate appraisers have a difficult job for sure. The appraiser will try and arrive at the market value of the "subject property" from three different angles. Usually a rebuild and replace method (cost approach), sometimes from an income approach and usually in residential real estate from a market comparison approach. You will hear the term "comparable sales" which is used in the market comparison approach. Why do I say appraisals are subjective? One of my listings just appraised low (first time in years). The home had a new kitchen worth about 40K which was just completed in the last four months. I don't believe the appraiser gave us full value for the kitchen and other recent upgrades. Secondly there have been only two sales (low sales volume...

A city boy, Kenny, moved to the country and bought a donkey from an old farmer for $100. The farmer agreed to deliver the donkey the next day. The next day the farmer drove up and said: "Sorry son, but I have some bad news. The donkey died." Kenny replied, "Well then, just give me my money back." The farmer said, "Can't do that. I went and spent it already." Kenny said, "OK, then just unload the donkey." The farmer asked, "What ya gonna do with him?" Kenny: "I'm going to raffle him off." Farmer: "You can't raffle off a dead donkey!" Kenny: "Sure I can. Watch me. I just won't tell anybody he is dead." A month later the farmer met up with Kenny and asked, "What happened with that dead donkey?" Kenny: "I raffled him off. I sold 500 tickets at $2 apiece and made a profit of $998.00." Farme...

People who look at homes during the holidays are Serious Buyers. Less Inventory during the holidays, means less homes for serious buyers to choose from. Houses "Show Beautifully" when decorated for the holidays. Buyers tend to be more emotional and have urgency to Buy before years end. Out of town Buyers have more time to shop and look at a house during this time. Many Buyers want to buy at year end for tax purposes. January is traditionally the month for job transfers, so many transferees will buy before the year end. Showings by appointment or specific time showings is very acceptable during this time. You can sell now and delay closing after the holiday season when things are more settled. By selling now, you have better opportunities to buy in the coming months when housing  inv...

Fall is a great time to buy or sell a home in Orange County California.Homes sell year around, especially in the OC. My clients in Laguna Niguel, Dana Point, Aliso Viejo and Mission Viejo often ask me, "What is the best time to list or buy a home?" We have the good fortune in south Orange County CA of having beautiful weather year around. There is never a bad time to list. Oddly the slowest month of the year in my opinion is August.   Families often want to purchase and be moved, settled in and get in a vacation  before school starts in late August. This leads to a slump in August. The second best time to list is the FALL. Click HERE for homes in Laguna Niguel for homes in Laguna Niguel and Dana Point. Why is FALL a good time to list? After all, now that the time has changed you are thin...

A Probate Hearing and a Weird Request A court date was scheduled for a probate issue related to a property on which my buyer clients have an accepted offer.  My client and I decided to go to the hearing in person.   As we walked down the hall, some ladies commented that they liked my hair.  "Thanks!", I said.  They asked what color it was.  Chestnut?  I said I wasn't sure, but that sounded like a reasonable guess. My client and I were waiting outside the courtroom and overheard the ladies continuing to talk about the color of my hair. They were discussing whether or not they should ask me if they could take a picture.  They weren't exactly whispering, so my client and I walked over and asked if they wanted a photo of my hair. They exclaimed "We were just talking about that!"  They snapp...

My hashtag seller  #sellmyhousebytheweekend I was approached with this question: "Can you sell the house by this weekend?"  Of course, the answer was yes.  The approach would be different than that of a traditional sale. The situation was difficult because there were family issues tied to the sale of the property and there was considerable pressure being applied to the seller.  The seller was ready to have the house sold NOW. The seller has a tough exterior that can hide the fact that he's a real sweetheart of a guy.  He'd been so anxiety ridden that I hadn't really seen his funny side until I listed the property and he quickly got some offers. Once he relaxed, I started seeing his funny side.  He started sending text messages, frequently with hashtags.  I don't know why I thought it wa...

Laguna Niguel and Dana Point Housing Market Report Real estate sales statistics are always local and vary greatly even between cities, neighborhoods and price ranges. The cities of Laguna Niguel and Dana Point are in South Orange County CA and they have a wide variety of home sizes and prices. Entry level detached homes start about $600,000 and range into the multi-millions. By the way an ocean view always adds value (from 10% to 100%) typically 20% at least. County wide inventory is not keeping up with demand, according to economist Steven Thomas. Most notably in the entry level market and single family homes under a million. Shades of spring 2013, before the interest rate increases of that summer, we are now having multiple offer situations. One of my listings sold in one week with on...

This is a reblog to a press release released on Friday on PR.com With interest rates remaining at near historical lows BanCorp believes that the timing is right to re-launch its widely popular buyer’s rebate program into the Laguna Niguel housing market in an effort to shore up more buyer’s representations. The company believes this market is crucial to its success in 2015. The Laguna Niguel community of South Orange County is considered an affluent one. The city is a sprawling one stretching from the five-freeway west to the Pacific Ocean and has some of the most expensive homes in the area. BanCorp Properties believes that this local market is crucial to its overall success in 2015 and plans on stepping up its efforts in internet advertising in an effort to increase its page ranki...

Most of our generation of 50+ was HOME SCHOOLED in many ways...   1. My mother taught me TO APPRECIATE A JOB WELL  DONE . "If you're going to kill each other, do it outside. I just finished cleaning."    2. My mother taught me RELIGION. "You better pray that will come out of the carpet."   3. My father taught me about TIME TRAVEL. "If you don't straighten up, I'm going to knock you into the middle of next week!"   4. My father taught me LOGIC. " Because I said so, that's why." 5. My mother taught me MORE LOGIC . "If you fall out of that swing and break your neck, you're not going to the store with me."   6. My mother taught me FORESIGHT. "Make sure you wear clean underwear, in case you're in an accident."   7. My father taught me IRONY. "Keep crying, and I'll give you something to cr...

Old Fashioned Candy Store In Laguna Niguel | Powell's Sweet Shoppe   I first learned of Powell's Sweet Shoppe in San Luis Obispo when my daughter was in school at Cal Poly. My first visit to see her included a nice tour of the city and she was so excited to show me Powell's Sweet Shoppe. Last Christmas I realized we have one right here...in Laguna Niguel.  Entering Powell's Sweet Shoppe is like walking into a scene from a children's movie...like Willie Wonka's Chocolate Factory. The aroma hits you right at the front door. It's the smell of chocolate and childhood. The Shoppe is full of brightly colored candy of all kinds. Specialty, novelty and well known options for a sweet lover of all ages is presented by friendly staff. My goal was to fill the advent calender with a different candy ...

Home Sellers - Don't Be a Statistic This Year!   Homes Sellers in Laguna Niguel, Dana Point and Aliso Viejo should avoid making it on this chart. See below. This is a graph of "Off Market Home Listings" for Orange County CA in 2014. The Blue Color graph is tracking homes that did not sell and came off the market in 2014 and the Orange Line tracks homes that came OFF the market in 2013. This is a chart of which you do not want to be a part. The most common complaint I hear from home sellers who are lingering on the market is how much work it is to prepare, clean and vacate their home for showings. It is not fun. It just goes to show that pre-list preparation and proper pricing are key to accomplishing your goal which is to sell your home for the most amount of money in the least amount o...
