REAL ESTATE APPRAISALS ARE SUBJECTIVE Real estate appraisers have a difficult job for sure. The appraiser will try and arrive at the market value of the "subject property" from three different angles. Usually a rebuild and replace method (cost approach), sometimes from an income approach and usually in residential real estate from a market comparison approach. You will hear the term "comparable sales" which is used in the market comparison approach. Why do I say appraisals are subjective? One of my listings just appraised low (first time in years).     People who look at homes during the holidays are Serious Buyers. Less Inventory during the holidays, means less homes for serious buyers to choose from. Houses "Show Beautifully" when decorated for the holidays. Buyers tend to be more emotional and have urgency to Buy before years end. Out of town Buyers have more time to shop and look at a house during this time. Many Buyers want to buy at year end for tax purposes. Fall is a great time to buy or sell a home in Orange County California.Homes sell year around, especially in the OC. My clients in Laguna Niguel, Dana Point, Aliso Viejo and Mission Viejo often ask me, "What is the best time to list or buy a home?" We have the good fortune in south Orange County CA of having beautiful weather year around. There is never a bad time to list. Oddly the slowest month of the year in my opinion is August.   Families often want to purchase and be moved, settled in and get in a vacation  before school starts in late August. Housing Market Report for Laguna Niguel and Dana PointLaguna Niguel and Dana Point are two cities in south Orange County California. The Spring Housing inventory started fairly low in Orange County. The low point in inventory was mid April with multiple offers occurring on most nice homes. From April through August the housing inventory has risen steadily as new sellers are pushing prices and the buyers are pushing back. A Probate Hearing and a Weird Request A court date was scheduled for a probate issue related to a property on which my buyer clients have an accepted offer.  My client and I decided to go to the hearing in person.   As we walked down the hall, some ladies commented that they liked my hair.  "Thanks!", I said.  They asked what color it was.  Chestnut?  I said I wasn't sure, but that sounded like a reasonable guess. My client and I were waiting outside the courtroom and overheard the ladies continuing to talk about the color of my hair.
