A home on the ocean front in Laguna Beach is scheduled for foreclosure auction.  The reason that I bring up the point (if you have been following my blog today) is that again all of the segments of the market are severly affected by the lack of jobs.  I would have said recession but I heard that the recession is over. California has been hit hard across all socio-economic strada.   If I would have told you 4 years ago that the an ocean front property would be lossed to foreclosure in Laguna Beach you would have laughed in my face.  It was unthinkable. The unpaid amount on this home is $6,9093,359.25 according the Orange County Register.  The foreclosure auction date for this ocean front home in Laguna Beach is scheduled for October 28,2010.

Marian Douglas a silent film star sold herLaguna Beach home for $4.45 million.  The house was was 1st listed in 2009 for $6.75 million and then again on the market at $4.99 million.  This is a great place to live with luxury homes and celebrities homes in a quaint beach village.  The home was on Coast Highway in south Laguna on an ocean front parcel.  It was known as the "Old Ivy Cottage".  The home was 3,000 square feet of living space on a half-acre.  It had 5 bedrooms and 3 baths. Yet another Laguna Beach Estate goes on the Market.  The landmark beach estate know as the Pyne Castle has not been on the market for decades.  Built in 1927 the estate sits on 2.2 acres of land and has 18,400 square feet of home.  The castle sits on a hill in North Laguna Beach, which gives it views of the ocean and Catalina Island.  It origionally had 62 rooms. Today it is an appartment building for 16 families.  Pyne built the home as his residence.  He willed the castle to his housekeeper Marie Hannon in 1945 who left the property to the Christian Science Church upon her death.  The church sold the property to its current owners.  The current price of the castle appartment is $15 million.

Laguna Beach Real Estate Market The national housing crisis has taken a steady toll on the Laguna Beach Real estate market as it begins to show in the statistics from the month of June.  As of June 2010, there are 123 foreclosures out of a total 573 houses listed on the market in Laguna Beach.  The average market value has dropped from 1.45 million to 1.24 million since last June!  Ladies and gentleman, the statistics are staggering and experts believe that the higher end markets will take longer to come back than the small end market.  Then again the higher up you are, the further there is to fall!   Tax incentives and record low interest rates have started to show signs of regaining momentum for lower end real estate, but with the statistics for Laguna Beach real estate market and sur...

$30 million beach estate on ocean front in Laguna beach known as Villa Rockledge a family compound is in default.  It is not only in default but has a date set for the foreclosure auction.  The home was built in 1921 it sits over the sand on a bluff, it sits on a 1/2 acre lot and has the main home and six villas.  Over 12 bedrooms  with 9 bathrooms.  The compound was first listed in 2009 for $34.9 million.  The Wall Street Journal did an article on the home titled, "A Castle by the Sea".   The home was purchased in 1973 for $420,000.  The unpaid amount on the loan for Villa Rockledge is $6,212,511.04.  If the owner cannot come up with the lenders payment in full it will be auctioned June 30th.  Once again the mortgage meltdown is not just some individules that were first time home buyers.

Three Arch Bay- Paradise in Laguna Beach   As friends and families all gathered to celebrate Memorial Day weekend and the beginning of summer, one thing hit me.  "This is where we spend our summers"  With the private beach, the luxurious homes paired with the beach bungalows, tennis courts, freshly manicured lawns, and golf carts whizzing by, Three Arch Bay is truly "Paradise" in Laguna Beach.  Being the avid golfer, that I am, surprise to me that there is not a golf course for the residents.  Any reasons for this?   The beach, and resort feeling you get when you are there truly makes Three Arch Bay, one of the many paradise locations not only in Laguna Beach, but the entire state of California.     http://surfsocalhomes.com/
