Happy 2014! What a year 2013 was for the housing market in Northern California. We saw a major improvement from 2012. The median sold price in Lafayette for the year was $1,250,000 compared to last year, which was $997,000, a 25% increase. Though the units sold were down 33%, this wasn’t reflective of a declining housing market; it was actually surging ahead with the increased property values. With the end of the New Year, comes real estate market projections for 2014 and it seems as though we’re in good shape yet again. The Lafayette home sales report for August 2013 reflects the strong market throughout the East Bay that is likely to continue through the fall.  Over the last 30 days, inventory of homes for sale has been reduced by almost half. Of the 34 homes that closed escrow in August (up from 27 in June), 22 were on the market 30 days or less and only 4 were on the market longer than 60 days. The Lafayette home sales report for June 2013 reflects the improving market throughout the East Bay.  Of the 47 homes that closed escrow in June, 41 were on the market 30 days or less and only one was on the market longer than 60 days. There was a mix of homes selling under and over their listing price, but any statistics regarding the relationship between listing and selling prices are now worthless.  A current trend among many Bay Area brokers is to advise sellers to list their property for sale under its current market value – sometimes well under.  This strategy is intended to bring in more buyers and hopefully cause them to engage in a bidding war that drives up the price over market value.  Sometimes this works, sometimes it doesn’t.  But it does create havoc in the marketplace wh... 07/04/2013

Can you recommend a contractor for my 203k project? Lender's answer "nope" or "no can do" but as a 203k consultant we can recommend contractors and what is more important in my mind is that we also can put contractors who are inadequate for the program on a "do not use list" that lenders tend to honor. Most contractors who are licensed in states where licensing is required are okay to do the FHA 203k but many of them are not financially adequate. I had a call earlier today with someone asking for some referrals in the Santa Cruz area of CA. I don't really like calls for just that, referrals as we like to know something about the project.
