La Mirada, CA is one of those cities in So Cal I love working in for many reasons. The location is just one, La Mirada is very well located in the suburbs of in Eastern Los Angeles County. Orange County is nearby just to the east.  If you lived in La Mirada you would be one of approximately 50,000 residents living here. If you commuted to work you would have easy access to the 5 and 91 freeways to the south. The 605 freeway is to the west and 57 to the east. La Mirada is also home to the well known Biola College, a private Christian University. Little known fact, (something I love to share, you know something not easily Googled, one of those things you know if you're a local) a very small portion of La Mirada is actually located in the County of Orange! Single Family Home Activity for S...

It may not actually be in North Orange County, but La Mirada is a compelling choice for those searching for the Orange County experience.  La Mirada real estate and neighborhoods are every bit as nice as the mainstream North Orange County real estate.  La Mirada also provides good schools, clean public parks, and upscale cultural activities.  For example -- the La Mirada Theatre is famous for top notch entertainers and many Broadway musicals.  Also the homes near BIOLA College are well designed, well cared for, and very desirable.  Take a look at La Mirada - you will like what you find. Looking for these homes can be easily done at North Orange County real estate or at La Mirada real estate.

Home Sales in La Miradaare really changing.  We are seeing the numbers of homes that sold per week increase by 45% over last year.  As far a inventory or available homes for sale, we are seeing a huge drop in numbers, minus 38%, which is really limiting the choice by buyers.  For the "deals" or REO homes for sale, new listing of bank owned homes is at 38% of one year ago. La Mirada currently has only 69 homes for sale, 45 being single family homes, with the remainder of 24 being condos.  La Mirada real estate is very short in supply.  Check for comparable neighborhood prices at www.foustonline.com, Home searches will help you to see what the market is saying.  Also review neighborhoods to get a comparison of the areas.

Yes, we have people treating home searches like the proverbial Easter egg hunt -- running around as fast as they can looking to find the "Jewel", that one undiscovered bargain that they must have in order to win.  Buy a home is not about winning, it is about making "informed decisions and compromises".  I have never seen the perfect home, everything is about compromise, not settling but actually making trade off decisions -- and guess what, almost everybody is happy at the end of the search.  So stop the panic hunting for the "golden egg" -- find the right egg. La Mirada Home Searches are very popular in Los Angeles and Orange County lately.  For a city that is not all that large, we are seeing a lot (daily) of searches on our web site.  We have to assume that the searches we see are representative of the rest of the market (why not).  The diversity of neighborhoods and price ranges have to be the big draw to La Mirada.  Even the investors are looking into La Habra more and more.  It may not be Orange County, but it sure feels like Orange County. Check for comparable neighborhood prices at www.foustonline.com, Home searches will help you to see what the market is saying.  Also review neighborhoods to get a comparison of the areas.

I need some help again.  I tried to set up the background system for my AR blog -- but nothing happens.  Once in a while the picture that I chose, flashes across the screen,  but then it is gone.  And no back ground shows up anywhere.  Can I view it some way? Do I need to redo the whole thing?  Is there a size limit on the background picture ( ?? need to re-size before installing??).  I hate to ask such dumb questions , but I bet I am not the only one who is having trouble - they just may be more shy than me, or have given up.  Help from AR members is always forth coming and I am sure someone will help me this time too.  AND THANKS AHEAD OF TIME  -  Bob

Large loans, say $550,000, understandably consume considerable attention and backup details.  But it appears the smaller ones, say $120,000, also are burdened with minute details.  We are working a small one now and the requirements from the banks are just overwhelming.  "Certificate of divorce", now that is a new one to me.  Yes, that is what we had to get today in order to satisfy the lender.  I guess in this state of "extreme losses and panic", the lenders are dotting every "i" and crossing every "t".  Maybe if they had been a little more thorough earlier --- this mess would not have overtaken us.

In this market it is not easy to sell a home.  But sellers must understand that first things are first, and that means that people coming to see the home (traffic) is the number one requirement.  If your traffic is slow to non-existent, then I propose that there are no offers on the table.  Offers come only after considerable traffic, so we need to focus on creation of traffic in order to sell.  Of course really low prices drawlots of interest, but most sellers are very reluctant to lower their prices.  Another good draw is unique financing options, like owner carry financing. Seller paid HOA dues for a short period, often works too.  We have to use some creative lures to get the (limited) buyers to come to see our offerings.

La Mirada Bank Repos ~ La Mirada Foreclosure Sales Mid-October through Mid-November 2008. The City of La Mirada, CA is like many others in SoCal is not immune to the housing declines experienced in the the Southland.   La Mirada's current inventory of existing listings is similar to many other surrounding communities when it comes to distressed sales. La Mirada's current re-sale inventory vs. foreclosures/short sales and "traditional sales": 159 total La Mirada properties currently for sale (almost idential to last month) 17 are identified as Bank Repos, that's slightly over 10% of total inventory, down from about 15% last month. However, when you factor in current short sale/and/or in-default properties that total swells to approximately 38% of the current inventory, compared to 49% la...
