I'm often asked why should I work with an agent, why not just buy the house from the listing agent? Why not just sell my house on  my own and save the commission?I first of all recommend you work with a Realtor over an real estate agent and I'll share why in a future FAQ post.  I'll share with you my Top 5 answers to those questions:  Representation: the other agent's priority is the client they represent, not you. The listing agent is loyal to the seller, investor, bank (REO) or developer (new construction). The Guide: you have bought and sold homes in your lifetime as many as the average agent does in 1 quarter of one year or less. Agents can simplify and layout the process so you can tackle it in stages, prepared and informed. They can makes sense of the 400-600 pages your file becom...

My Setting Yourself Apart - A Niche Contest Entry  hosted by Evelyn Johnston    Riches in The NichesSince moving to San Diego, CA I was able to reinvent my business and actually specialize in 3 very distinct groups.         UCSD Campus in La Jolla, CA 1. Parents of Students at UCSD, USD and SDSUI help them pay for their kids tuition by selling them buy & hold rental properties to house their 2nd and 3rd year student children so they can live off campus and put the $1,300+ monthly dorm fees (UCSD) towards equity and have their kids friends pay down the mortgage for them!I sell at least 3 of these per year. I discovered this niche, because I live at the East-end of the UCSD campus and started selling these by default of where I live. I also know where students prefer to live so they are ...

I love having Sundays off, as one of my favorite things to do is go day hiking. I don't always go to locally famous trails or big picturesque locations; in fact some times I just head out my front door and see where my "urban trails" lead me. Today, they lead me to the UCSD Challenge Course.  I never knew about his trail and "boot camp" style course, but I'd always caught a glimpse of it from my campus hikes. Today I decide to venture off the path and onto the trail and wow, look what I discovered, all while never leaving UCSD's expansive campus! From these unassuming stairs, you end end up here...

My title says La Jolla, CA but in fact all of San Diego County feels that way; the supporters do.I drive by this memorial almost daily, it peeks at me from it's perch, high above Highway 5 ... In La Jolla, CA there stands a cross, a memorial to our military atop Mount Soledad with views like none other in San Diego County. You can see Downtown and beyond to Mexico to the South, Carlsbad to The North, all of the big blue Pacific and La Jolla to the West and we can pratically see Arizona to the East!                              Downtown San Diego & Tijuana Hills                Scripps Pier, La Jolla through Carlsbad, CA The memorial while seems to predominantly, but not exclusively, pay tribute to our WWII veterans; it actually pays tribute to all our American soldiers from the Revolutio...
