Hermosa Beach, CA Real Estate News

13 Single family homes sold in Hermosa Beach during the month of June. The high and low home sale prices for this beach city were $3,300,000 for a six bedroom home on Hermosa Avenue, and $633,000 for a two bedroom home on 27th Street. Are sales up? Based on the number of homes sold last year during the same time frame the answer is yes. Sales for single family homes in Hermosa Beach during June 2011 total 10. The increase is not staggering but it is significant and reflects an upward trend. Available inventory remains low in Hermosa Beach as it does throughout the South Bay. If your personal timing indicates it is time to sell your Hermosa Beach home the local housing market is ready to receive fresh inventory with open arms and willing buyers.

The Hoffman Murphy Team wants you to know that getting the right type of home loan is crucial and a very important part of the home buying process. Here, some very basic information about the types of home loans available to you are defined so you may better understand them: Fixed-rate mortgages Fixed rate mortgages are mortgages where the interest rate stays the same for the entire term of the loan. The advantage to a fixed rate mortgage is that if you lock a relatively low rate, your payment won’t go up when rates do. Adjustable-Rate Mortgages With an adjustable rate mortgage, the rate of the loan can change throughout the term of the loan. The rate of the loan is based on adding points to a fixed base. Hybrid loans A hybrid loan combines a fixed period along with an adjustable compo...

All of us at the Hoffman Murphy Team are glad that it’s that time of year again! The Hermosa Beach Art Walk is back, to bring the appreciation of art to our area once again. Founded in 2002, this event was originally created to promote not only an appreciation of the arts, but an education and love for them as well. Throughout the years, the Hermosa Beach Art Walk has brought our communities together as we learn more about the skills and talents of local artists throughout our area. Featuring works from nearly 100 artists from our communities, the art walk also offers arts & crafts to children, music, and food. This is a non-profit event sponsoring youth art throughout our schools and communities. Hoffman Murphy invites you to come out and enjoy the Hermosa Beach Art Walk on Saturday, ...

While we have been buffered a bit from the distressed home market, foreclosures and short sales are still an active part of the Hermosa Beach real estate market.  Not surprisingly foreclosures and short sales in Hermosa Beach over the past 12 months have consisted primarily of condos.  Why is this?  From my experience there are several factors. Starter Homes - In a very high end market such as Manhattan Beach and Hermosa Beach, it is inevitable that many of the homes that eventually find their way to the foreclosure process are considered "starter homes".  Many or most of these homes were attainable during the loose lending days and many were first time home buyers taking out adjustable mortgages or taking loans that were very aggressive compared with traditional standards Moving up - C...

While the inventory of available homes has been reduced significantly in the past few months in Hermosa Beach and neighboring Manhattan Beach, the condo inventory appears to be on the rise which is great news for buyers looking for entry level property in Hermosa Beach.   The real estate market in Hermosa Beach has been incredible with home inventory reaching a low in January 2012, number of home sales up and prices seeming to be on the rise. The month of April saw 15 sold homes in Hermosa Beach with 13 of the sales being over the $1.0M mark which is a great sign. Of the 15 sales none were foreclosures which has also played a role in making for a high median price in the area. This is quickly becoming a sellers market and if you have considered selling your Hermosa Beach home please contact us to see if we can help.As of May 11, 2012 there are currently 66 active homes for sale in Hermosa Beach, up from a low of 45 in February with 39 homes in escrow which is an impressive number. Since the beginning of the year, the real estate market in Hermosa Beach has been incredibly active with very low levels of home inventory.  This has greatly impacted the foreclosure market with almost no active foreclosure listings on the market.  In the past few weeks we have seen a slight increase with an average of 5 distressed homes on the market and that has held fairly steady throughout April and into May.  Currently there are 5 distressed homes for sale in Hermosa Beach with 3 bank owned properties, known as REO listings, and 2 short sale listings. You’ve decided you want to live in one of Los Angeles’ South Bay Beach Cities but which one is right for you? Sometimes the choice is dictated by price (Redondo Beach is the most affordable), sometimes it is dictated by location (Manhattan Beach is closest to Los Angeles International Airport) and other times your heart is set on a beach cottage within walking distance of the sand (Hermosa has retained much of its beach lifestyle charm). If you’re uncertain about which beach city is for you, my best advice is to spend a few hours in each of the cities. Of course you’ll want to walk along the beach and stroll the streets lined with retail shops and restaurants. The flavor of a city is best tasted by observing the activity in the streets. Next on your beach cities assignment list is a dr...

Plastic shopping bags are one of the top littering agents throughout our area. In California alone, 14 billion plastic shopping bags per year. Many of these bags end up in our ocean, harming sea life and more.   Donate your gently used clothing. Many organizations will accept clothing donations, which assist others in our communities. The lure of the beach can be very strong on a perfect Southern California day. With the sun shining bright, a light coastal wind blowing and the waves rhythmically rolling in and out the setting can be difficult to resist. Except for the parking, it is a heaven-sent scene.   Some people avoid the parking issues and opt to live at the beach, and high-end luxury home sales in Hermosa Beach reflect this ongoing desire to see, smell, feel and hear the Pacific Ocean from the comfort and convenience of your beach abode.   Hermosa Beach single family home sales for March 2012: Five Hermosa Beach residences priced over $2,000,000 sold during the month of March. The sale prices ranged from a low of $2,400,000 to a lofty $12,513,962 sale on The Strand. If you would like to dip your toes in the s...
