  Glossary of Terms For Manufactured Homes Part 7-B     HCD This acronym stands for California Department of Housing and Community Development. HCD 413 This form was replace by HCD Form 433A in 1986. However if an MH unit had been converted to a fixture between 1980 and 1986, the building deparmtne should hav recorded a HCD Form 413 with the local county recorder's office by the building department to evidence the fact that the subject home had been converted to a fixture.  HCD Form 433A This form replaced HCD Form 413. The building department inspector is required to record this form with the local counter recorder after a MH-unit has been converted to a fixture to the underlying real estate. I don't know about your neck of the woods, but here in Hemet we are selling real estate! The population on Hemet, CA was 81,046 in 2012 The median age was 39 The total area is 27,847 square miles. Real estate CLOSED SALES for the City of Hemet from January 1 to December 31, 2013 were 2,222 Wow, 2,222 closed sales.  The prices ranged from $3,999 to $1,579,000 Now, understand, that Hemet used to be a huge retirement community, and for the most part, remains that way.  So, there are many manufactured homes and mobile home parks in Hemet, which accounts for the lower end of the pricing scale. These 2,222 Closed Sales are comprised of not only single family homes, but mobilehomes, manufactured housing, condos, townhomes and land. And they said it was a slow year!  Ha! Happy 2014

Saturday, December 7th, the City of Hemet will hold it's Annual City of Hemet Christmas Parade. The parade will begin promptly at 10:00 a.m. and travel east on Florida from Palm Avenue to Kirby Street.  The parade will end at Gibbel Park, where "Chreistmas In The Park" will run from 9:00 a.m. until 4:00 p.m., rain or shine. Christmas in the Park will include entertainment, petting zoo, face painting, food and lots of vendors. This years theme is "Salute to America".  So, bundle up the kids, and come on down to Florida Avenue Saturday morning and watch our "hometown parade".  There will be something for everyone.

If you are looking for a quiet, peaceful, senior community in the southeast Riverside County area of Southern California, look no further.  Whispering Palms Senior Community is it.  We are a fairly small (129 homes), gated community nestled on the west end of town. Senior housing here in Hemet California is one of the hottest markets in Hemet.  Sure, there are new home tracts for families, and homes that have been here for decades with residents who grew up in the Hemet Valley. However, Hemet is known for it's large selection of senior communities.  On the west end of Hemet, we have a large manufactured/mobile home community, called Hemet West.  Hemet West offers golf, swimming, walking, and many other amenities.  They have a huge waterfall in the middle of the complex that is refreshing and serene.
