I keep finding myself on Youtube. Sometimes I search for topics like I would in google. It is really interesting the types of videos that are posted. Along with many virtual tours in most areas, you can typically find other information about a region on youtube. Here is a news story from last year on the high end of the Granite Bay Real Estate market. There were the same number of homes for sale in Granite Bay in July 2007 than there were this July. However, the number of homes that sold from July 2007 to July 2008 has dropped. TRENDGRAPHIX indicates the average price per square foot (all homes in Granite Bay) dropped from $275 per square foot in July 2007 to $223 per square foot in July 2008. A few months ago, I decided that I would keep an eye on properties that came up for sale that would make good rental properties for an investment.   I entered my search criteria and saved it so that I could check back and revisit the changes in availability periodically.  I wanted to purchase a cute little house that I could rent out and of course in a perfect world, I would build equity as my renter paid the mortgage.  I entered my wish list and hit "search."  Over 250 listings came up.  I was overwhelmed!   That was way, way back in May of this year (not even 5 weeks). Some might question the wisdom in opening a new real estate office in a market that is seeing declining Realtors and offices.  However, I would like to commend Tad Thompson and wish him luck!  He saw the need for an upscale real estate office in the area he works.  He chatted with a few other agents, and because of his great reputation, is going to open with an impressive collection of successful Realtors. There are currently 175 active listings in Granite Bay which is a decrease of 22 from last month's report.  Prices range from $299,000 for a 3Bed/2bath home to $7,900,000 for an 8500 sq ft home in Los Lagos.   There are 12 pending sales with average days on the market increasing to 104.   There are 31 sold listings in the last 3 months.  Average days on the market for sold listings have decreased to 58.  Average list price to sale price has remained stable at 95.2%, but does indicate some good negotiations are possible.

With all due respect to El Dorado Hills, Fair Oaks, and the Fab Forties, one could argue that Granite Bay is "the" luxury community in the Sacramento area.  Granite Bay’s real estate market fared pretty well in October, with relatively low inventory given the higher prices.  Before we get into the numbers, I should point out that the overall volume of Granite Bay homes is low even in the best of times.  As a result, statistical data becomes somewhat less reliable just because of the smaller sample size. Read the full article here.
