Every consumer who is undergoing a short sale, foreclosure or bankruptcy worries about the future ability to obtain credit.   Lines of credit vary, but, for purposes of real estate discussion, the question I will pose on this article is:  “What are the guidelines for a home loan after a short sale, foreclosure or bankruptcy?” FICO SCORE EXPLAINED A FICO score is a number representing the credit worthiness of a consumer.  Established by Fair Isaac  Corporation in 1958,  the FICO score is the most used by lenders, though there are other credit scoring systems such as NexGen & VantageScore.  There are three credit reporting agencies namely: Experian, Transunion and Equifax -  at any given time, a consumer will have three different credit scores as these bureaus gather information from dif...

I am constantly confronted with clients who are FHA approved for under $275,000 in Los Angeles as they do not have more then 3% down. That would be fine as there are plenty of condos available.  But rarely is a condo FHA approved. Available homes in that price range are bought up by investors with cash, or they are short sales which are not favorable to FHA buyers.  It's truly slim pickins for these buyers. One can only hope the situation will change and more doors will open.

Last weekend was one of those pretty days that makes me happy to live in Southern California. Blue skies, 70 degrees, puffy white clouds, the Jacaranda trees were blooming and all in all a great day to be out and about. I was at a listing appointment in Northwest Glendale and I decided to visit the Farmer's Market after my meeting. This is a great place to get fresh produce, mingle with neighbors, support the local growers and have a fun experience. Watch the video to see more.  I am happy to be a Realtor in Northwest Glendale and all other areas of Glendale too! This video is a tribute to Deukmejian Wilderness Park in the foothills of Glendale California. This huge park of over 700 acres was devastated by the Station Fire last August. I was lucky enough to be in attendance when phase III of the park was dedicated. My husband, Bob Yousefian who was Mayor at the time, did the ribbon cutting. Former Mayor Larry Zarian was also in attendance. Govenor George Deukmejian was the honored guest and speaker. Last spring on an unusually clear and sunny day I took the time to go to the park and take photos. It was one of those rare moments that you never forget. The sky was cobalt blue and the puffy white clouds were dancing in the sky. I was struck by the sight of a family who was picnicking at the park all alone with no others there. They were flying a k...

This week Los Angeles home staging company, Moving Mountains Design,  staged a beautiful new construction townhome in Glendale for a builder. The development, located at 817 East Palmer in Glendale has very pretty common spaces which the builder furnished with wrought iron furniture. Spanish architectural styling and finishes throughout plus lovely landscaping make this development a stand-out in Glendale real estate homes for sale. As soon as the sales office is set up, I'll be posting more information about these Glendale townhomes for sale.

I am so lucky to live in such a unique area! Glenoaks Canyon is a wonderful place to live and to be a Realtor. If you are a dog owner, it is so fun to live here! Case in point...our neighborhood association, Glenoaks Canyon Homeowners Association, or G.O.C.H.A. hosts a dog show for canyon residents once per year at Glenoaks Park. It is on April 24th this year-Next Saturday!  They call it the "Bow Wow Pow Wow." I am looking forward to it and hoping my overzealous dog, "Shadow" will participate in the dog parade! He is a Belgian Sheepdog and he is three years old. As they say, there are no bad dogs, only bored dogs. He is definately bored! He is a sheepdog without a sheep! Lucklily he minds my husband, better than he minds me so I will be making a video of the event while Bob and Shadow p...

I am lucky to live in such a place.  Where is that you ask?  It is Glenoaks Canyon in Glendale Calif. As a Realtor who lives in the canyon, I know how unique this place is. Close to everything, yet relaxed and laid back, it is a long dead-end canyon with approximately 800 homes. Many people here live in their homes for decades. I purchased my own home a few years back from a woman who had lived here for 50 years! My Spanish home was built in 1928 and I am only the 3rd owner.  My new listing in Glenoaks canyon at 2541 Hollister Terrace was owned for 43 by the same person. We got the home into escrow in only a week and have multiple offers! The buyer is excited to be a part of this unique community.  There is a voluntary home owners association called G.O.C.H.A.  They host events for resi...

Real Estate Market Report Glendale, CA                                                         February , 2010   At A Glance The Market Activity Index decreased for the third month in a row, creating the perfect storm for buyers:  low interest rates (although projected to increase soon), more inventory, and prices dipping.  Remember that you need to open escrow by April 30th and close by June 30th, so for a short sale that could be a challenge.   To lock your rate you need an accepted offer.   Market Index- 0.43 - down 4 points. The Market Index is at 0.43, down from 0.47 last month and up compared to 0.26 a year ago.   New Listings - 103 new listings this month, compared to 84 last month and 22 a year ago. Are you thinking of buying a home for sale in Glendale, CA? Glendale, CA is a vibrante community with restaurants and shops lined down Glendale Ave and Brand Blvd. The number of available homes for sale in Glendale, CA has fallen 30% from Dec. 2008 to Dec. 2009.  The monthly supply of inventory of Glendale homes for sale has fallen 32.2% to 3.7 months from a high of 5.4 months in Dec. 2008.  I believe that 6 months of supply of homes is a balanced market between buyers and seller.  At 3.7 months supply, there are more buyers than sellers in a certain price range.   If you are thinking of relocating to Glendale, it's important you consult with a local Glendale, CA Realtor.
