Eagle Ridge Golf Course Community Market Update. It isn't the end of the month yet, but the market is almost as hot as the weather here in Gilroy. The end of the higher temporary conforming loan limits is in sight and as more and more lenders have stopped accepting loan applications for these higher limit conforming loans buyers are jumping back into the market for now. Home buyers have been very cautious due the continuing weak economy, uncertainties on the financial markets, and difficulties  obtaining loans due to more stringent requirements. Turkeys are running wild and taking over our community! Well, not really, but they are out and about. Yesterday we were enjoying the beautiful California weather in our backyard on our last day of summer listening to the turkeys who had a lively conversation.  It was a group discussion although most of the conversation was between two birds.  This was going on for about 20 minutes.   This morning while I was working in my office on my next blog, I spotted one single turkey running down the hill on my street, ran a stop sign, made a sharp right and took of towards the open space.  I usually only spot runners, joggers, and walkers coming down the hill so this was quite a sight. This is a real estate update for Eagle Ridge Golf Community as of August 8, 2011 Inventory of active homes is up, the number of short sale homes in Eagle Ridge and bank-owned properties is down but so is the average price of homes listed for sale. Currently there are 16 homes for sale in Eagle Ridge of which 5 are distressed. The distressed market has driven the home values down which makes it more difficult for home owners who are not distressed to sell their properties at list price since they are competing with the distressed sales even with fewer short sale properties for sale.  Home values in Eagle Ridge are back to the levels of November 2010. Gilroy is considered the Garlic Capital of the World but is no longer the largest producer of Garlic.  Other nations such as China now produce more garlic. As I learned recently at the Cook-Off Stage at the Gilroy Garlic Festival garlic originated from Egypt but is grown just about everywhere in the world except in subtropical climates.  A little bit of history: The first Garlic Festival was held on August 3rd and 4th, 1979, which was attended by an estimated 15,000 people. Last year an estimated 98,000 people visited the festival down from 108,000 in 2009. Gilroy Garlic Festival the Best and the Worst The Gilroy Garlic Festival was another big hit although I don't expect we break a new record for number of visitors.  The weather was very good; most years it is so hot that water and beer sales go through the roof but this year the weather was perfect. Traffic was a big issue for many visitors to the Garlic Festival. On Saturday traffic was backed up at one point to the 85 interchange and on Sunday around 2:00 pm southbound traffic on the 101 was still backed up to the Coyote Golf Course in San Jose. That must absolutely be the worst for many visitors. The Gilroy Garlic Festival was a popular attraction yesterday by the looks of the traffic congestion on Highway 101 which was backed up to the 85 intersection around 11:45 am. The directions to the Garlic Festival Parking directs everyone off the 101 onto the Masten Avenue exit through the northern part of Gilroy. Don't be stuck in traffic and take alternate routes into Gilroy. Local Wineries are hosting Free Concerts Local wineries here in the Silicon Valley are hosting concerts for their members and these events are open to the public. Jason-Stephens Winery celebrated their birthday last week which we attended on Friday evening at. The band was good, people were dancing and enjoying wine and food.  Friday nights are concert nights at this winery.  My favorite wine at this winery is the 2007 Meritage. On Saturday evening they hosted a country music evening which we attended too.   Since the they were all out of my favorite wine we ordered the Syrah which wasn't my favorite. I live in a gated golf course community of luxury homes, with a mix of smaller homes that sell just above the overall town average.  About two months ago, a real estate Broker lost his house to foreclosure, after taking out just over $400,000 in equity over the years, which I presume went to pay for vacations, his kid's college education, etc.--you know, the usual things...He did not try to FSBO it, nor short sell it.  Nothing!  He just let it go to auction.BUT, before he did, he stripped it clean and did damage to various components.It was owner-occupied, so he cannot blame tenants.  In his defense, maybe, just maybe some criminal was checking out the real estate auctions and broke in and did the damage, but for some reason I highly doubt it.  Ever notice that nobody ever robs a colleg...

I just posted another blog post  about a real estate broker who lost his house in auction and trashed it before it being sold at auction to a third party.  http://activerain.com/blogsview/2402777/when-a-real-estate-broker-trashes-a-property Here is one house that was worth over $1,000,000 at one time, which was owned by a real estate agent, which was trashed and is now listed as a short sale.  At one point, it was listed by a relative!  Maybe they can tell us where the fixtures went, or to whom they were sold, or are they sitting in the new house that these people just bought in what appears to be a "buy and bail" scheme...(And you thought nobody was looking!!!)Thanks for helping to destroy values, as the house is listed at a bargain price.  We homeowners, who are trying to do the right...

Here is the latest Market Report for Eagle Ridge Golf Community in the western foothills of Gilroy, California brought to you by your Gilroy REALTOR®.  This report is dated July 5th with an update for "homes sold" as of June 1, 2011. The real estate market in Eagle Ridge looks healthy with a significant reduction of distressed homes offered for sale.  As-a-matter-of-fact only one of twelve homes offered for sale is a short sale which resulted in an increase in average home value for the month of June, 2011.  This is good news for sellers.  Buyers waiting for the "bottom of the market" may want to get ready to purchase now rather then later.
