Fullerton Real Estate Inventory at an all time low. Each day I review the Multiple Listing's. I have been noticing a decline in total listings for sale. About a month ago I noticed that the total number of properties for sale in the city of Fullerton was just 204. I thought that was low and wrote a blog post. This morning I looked and it the number of listings that are supposed to be "Active" were down to 184. The lowest priced property is a senior condo on Ford listed for $50,000. The highest priced property is a luxury home on Ladera Vista in the  Raymond Hills neighborhood of Fullerton, listed for $25,599,999.  Among these listing are approximately 50 "short sales" and "pre-foreclosure" listings. This issue has confounded me for years now -- I can e-sign my Federal taxes, I can e-sign my State taxes: there is a federal law the legalizes electronic signatures, and there is a California state law that legalizes electronic signatures.  Why then can banks and lending institutions deny use of them????  They (some, not all) want "wet signatures. Well I finally got an answer - it turns out that e-signing is legal and allowed but not required.  By that I mean, it must be agreed to by both parties in a contract (That Explains It) -- both parties must accept the "new", modern, method for signing.  So it appears that as long as they care to "hold out" on the e-sign process, we have no choice but to play it their way -- This is Way to Sad.

Fullerton Ca: Home prices rose in the month of February in  the 92831 zip code and also in the the 92833 and 92835 zip codes of Fullerton.  Sunday's Orange County Register posted information taken from DataQuick Information Systems as this:  The median sales price in the past 4 weeks: 92831 zip code properties  sold 15.9% higher at $434,000. 92833 zip code properties sold .1% higher at $352,500. 92835 zip code properties sold 3.8% higher at $519,000. Same ol' song and dance; where are all the Fullerton homes for sale?  I am so tiered of asking the question of where are all the homes? Just when I thought it couldn't get worse; it did, much worse.  We have been averaging about 400 - 500 homes for sale in Fullerton, give or take. I really started looking at the stats recently and noticed something, we are losing on average about 1.5 homes a day. As of today, February 28, 2012, we hve 221 homes on the market. On Sunday, February 26, we had 239. At the beginning of the monty, we had 279.  We have lost about 40 this month. Why? What is happening. Inventory should be increasing right now, not decreasing.
