Getting your home ready for sale can be  a real challenge. There are so many things to consider. Your decor, the lighting, and yes, the manners and safety of your pets. Often times this is something that comes up at the last minute when your REALTOR discusses the lock box or worse yet the day your agent brings over the lock box. Most agents will make remarks in the Multiple Listing for showing agents to be aware that there is a pet present and if there are any special instructions on greeting your pet.I feel that everyone including your pet will be happier if your pet, especially your dog is on their best behavior. The talk of the town is about Bank Repo's - REO's.  I would like to dispel  some myths.  The media relentlessly points out the number of homes going into foreclosure.  This makes business more difficult as the consumer now thinks there are a ton of bank owned property that they will be able to buy at 60 cents on the dollar.  With that being said, I would like to go over ALL of the bank owned properties in Fullerton California.The current list as of today stands at 8 properties.  I just sold mine at 1201 E. I have been a active REALTOR in Fullerton since 1989 my past clients and local marketing have kept me quite busy. I noticed  the signs of a slowing,  or correcting market coming a few years ago and increased my market presence. I figured that all of those 100% , negative amortization loans would start to go bad at some point and flood the market with Distressed Properties and  Bank Repos. In January of 2007 the word around town was that the market was pretty dead, but not for me.  I had not been effected by the change as my business remained consistent and even successful through July 2007. My listings continued to sell at reasonable prices and my sellers were still happy with the amount of proceeds they received. Hello Active Rainers, I have encountered another different escrow situation. I have some regular buyers...not investors that are purchasing their second home. They are working with their friend who is their mortgage lender. They called me from one of my market areas. I sold them a home and everything was fine until we came to the contingency removal time and we still did not have an appraisal. I spoke with the lender rep and he said that "This lender did not need an appraisal. I thought that was strange for a regular 90% loan purchase. I insisted for the protection of the buyers (who are HIS personal friends) that we have an appraisal conducted for other reasons anyway , including confirming the purchase price value, and obtaining insurance on the property.
