REAL ESTATE LISTINGS FALL AGAIN IN FULLERTON CA There was a slight drop in the number of homes for sale in Fullerton, California on a month to month basis, and compared to one year earlier, active listings fell by nearly 37% in May, 2013. A reduction in inventory is highly unusual at this time of year, and an indication that Fullerton homeowners are content to stay where they are, and are possibly reluctant to take on new or additional debt. Pending sales rose 2.4% between April and May, 2013, but posted a 26.5% drop, compared to May of 2012. Given the incredibly low inventory of homes for sale in Fullerton, we can expect to see these figures decline in coming months. Closed real estate sales held steady month over month, but decreased by more than 42% year over year. As with pending sa...

Yes, it takes some guts, and some buyers with some cash - but competing with all cash buyers (lots of them) is really hard in this market.  Motivated buyers have this tool to use if they really want the home.  Yes, they really have to want it.    Offering to waive the requirement of an appraisal will make a conventional buyer very close to equal footing of the all cash buyers.  Not quite as good (this system is still slower than all cash closings and still subject to the buyer qualifications).  We have found that doing this - along with a direct conversations with the listing agent - we are very competitive in this very difficult market.  Try it, you'll like it.

LOW REAL ESTATE INVENTORY PERSISTS IN FULLERTON CA Fullerton real estate listings crept up on a month to month basis, but remained well below year ago levels, and is atypical for the season. Distressed sales are nearly non-existent, which is one factor contributing to the increasing home prices in Fullerton. In April 2013, the majority of real estate sales in Fullerton, California closed at or below the original list price. Given the current market conditions, this was due to overly aggressive pricing. Stop trying to search the Internet on your own to find a home to purchase. Inventory is so low and properties are selling so quickly that you really need a real estate agent that is working for you. Selling real estate in today’s market is more than a full time job. If you are serious about taking advantage of these historically low rates hire an agent to work for you today. There are no fees involved. The seller pays the buyer’s agent. You just need to find an agent that know the area you are looking in that makes you feel comfortable and make a commitment. Orange County Ca: It has been about 6 years now that short sales have become a major portion of the real estate market in Southern California. I have worked with many distressed home sellers over this timeframe. Some were holding on to their homes for fear that if they sold their home with a “short sale” payoff that they would not be able to purchase another home again. Well this is just not true. In 2012 I have already sold homes to my clients that I assisted that  sold their home as a short sale.   As I was reading the Orange County register this morning I noticed the front page of the real estate section was an article titled DISTRESSED SELLERS MAKE A COMEBACK. The article introduces the term  “Boomerang Buyers”. The number of people that have already re-purchased new home is wonderf...
