Did you know that FHA has a program that waives their 3 Yr. wait time for certain homeowners that are short selling their Fontana home and want to repurchase.  There are a number of Fontana home owners who will qualify for this program by meeting the "extenuating circumstances" criteria. The requirements are as follows: Sellers must be current on their mortgage and all other credit obligations for the 12 months prior to the actual Short Sale completion date.   The Seller must be able to document their "hardship" as: a) Job loss and subsequent job transfer/ relocation... Last week, the Jobs Report showed 243,000 jobs were created in January, which was much better than expected. Upward revisions to November and December added another 60,000 jobs to what was previously reported for those months. And adding to the good news was a 0.2% decline in the Unemployment Rate, bringing it to 8.3%, the lowest since February 2009. Despite all the positive news, the report did show a decline in the labor participation rate from 64% to 63.7%. Understandably, the demographics of baby boomers retiring does account for some of the decline. And the U-6 Unemployment Rate (which counts all persons marginally attached to the labor force, including those who are employed part-time but would prefer full-time work) remains at 15.1%, dropping just 0.1% for the month.   The Commer...

This is the follow up on my mission to get branded.  Almost sounds like I'm getting stamp on the behind.  I finally got my new design look after waiting for it for 2 weeks.  I went to review the design this past Thursday and I have to admit, I was really impress with the design.  I'm still waiting for the final proofs to approve, but here is what we have so far. Once I approve the final proof, I am getting my new brand put on everything and will be the only look I use.

Pay attention buyers when I tell you something.  This will be my new comment to buyers when I'm explaining something to them.  Please "Pay Attention" as what I'm about to tell you is important.  I got a call from a buyer today asking me what an REO was.  We've been out looking at house several times.  We have submitted several offers.  We have sat down and talked about the difference between a standard sale, REO sale and a shortsale.  Where did it all go wrong. When my buyer called today and requested the information to what an REO was, it shocked the hell out of me.  I have educated this couple every time we go out and look at houses.  Did he hit his head on a rock and forget about everything? I kindly explained to him the difference between a standard sale, REO sale and shortsale ag...

Answer the DAMN Phone!  I apologize ahead of time if this doesn't flow with everyone.    I am tired of agents so called "Realtors" who don't respond to emails or answer the phone.  I have had a good run with agents not returning emails or not returning calls.  What I hate the most is when I submit an offer and it dies.  The agent never responds or confirms receiving the offer.  I always make sure I write in my emails to respond via email or phone confirming they got the offer.  I believe it is only the right thing to do.  Whenever I get an offer, I always respond with a confirmation of receipt, no matter what time it is.  I want to make sure the agent is aware that his offer was received.  I don't leave anybody hanging.    At least answer the DAMN phone when I call, or shoot me a text m...

If you want to be the best in your field, here are some things you can do that can put you ahead of the pack: 1. Ask big questions. If you only ask practical, logistical, small questions, you'll just get the small answers that will keep your business going, but not growing. Pursue the big questions: "What's a better way to approach this? How can I change our business for the better?" Bigger questions demand bigger answers. And those lead to bigger successes. 2. Get a mentor who's different from you. You want a mentor who can open you up to new and different ideas and approaches. You want someone who supports what you're doing, but who might come from a different business area, like manufacturing. They'll contribute new perspective, frank insights and innovative feedback. 3. Be true to y...

How many domains should anybody have?  I've been asking myself this question for sometime now.  I current have a total of 26 domains with godaddy.com.  I was only at 24 domains, but I was going through one of the Ben Kinney video's from IMSD and he mention that everyone should have their name as a domains.  He mention that people are so busy now a days that they forget to renewal the domains they have and you see a lot of them become available again. I paused the video and checked if my name was available, sure enough it was.  I had checked over six months ago and it wasn't available at that time, but today I was lucky. I registered my name as domains.  luisiniguez.com & luisiniguez.net.  Now it's time to set them up with a website.  I believe everyone should have there name registered ...

The Picnik Is Over . . .  Google is killing Picnik.  The company just bought the popular online photo editing service Picnik in 2010 and plans to end the service on April 19.  It's rumored that they are building some basic Picnik photo editing features into their Google+ social network.  It's unclear as to what will change when they transition.  Picnik users can download a zip file of their creations through Picnik Takeout or copy them to Google+. The only good news out of this is that until its transition, Picnik's premium services are free, and all the premium subscribers will receive full refunds.
