When it comes to your photos, the size of the photo does not always make for a better post photo. In fact, in some ways it will hurt you. Let me explain. If you are going to resize your photo to fit within the 640 pix width of your blog, why upload a huge file and scale it here. Doing it this way means uploading a large photo that is scaled to a smaller size visually – it’s still a large file! We can see this sometimes when the site is experiencing a slow time; you will be able to see the photo slowly fill in on the screen. Imagine what this is like to someone who always has a slow connection – they will skip your post and move on to the next. I know that I have done it. The solution would be to resize the photo before uploading to the site. Even if you have to scale it again, the f...

Why Not Host A Springtime MeetUp?   Kerrie La Guardia has arranged a Springtime MeetUp Invitation for you! Check out her latest Springtime MeetUp post and ask yourself – Can I host? We can think of reasons why we can’t host an ActiveRain MeetUp:   I’ve never done it before I don’t have the time I don’t think anyone will come That’s not my style Blah, Blah, Blah…   Why not give it a shot? You may find that it is a wonderful experience! There are many ways in which to do it, just check out what others have done in the past. I search of MeetUps will likely give you a wide variety of ideas. There are no real defined rules on how to host; think of it as a social gathering with friends.   Can You Love A Client That You Have Never Met?   I have told this story on many occasions because the job was a real challenge on many levels and the circumstances barely believable. The part that I save until the end, I will state first – I never met this guy! The final cost was approximately $180,000.00 and I never saw the guy and rarely even talked to him. The guy called me one day stating he got my name as a reliable general contractor who could help him with his problem. I knew the person he mentioned but the story was way out there. He was going to set up an account to fund the project, as I invoiced he would issue me checks. He said he’d wire the money direct if I gave him my account info. That was red flag and at this point very skeptical. He mentioned that he was a multi-fami...

It's dry here in Sacramento.  6" of rain so far, when our average is 18".  A problem?  You bet. Any advantages?  You bet. And today I walked on one of the mega advantages! Our walk #24 (out of 60) was oddly around the bottom of a lake. Folsom Lake is usually huge - 11,000 surface acres with 75 miles of shoreline.  Normally we sail on it, with jet skis and speedboats zooming across its beautiful waters.  This summer we even hosted Hydroplane races during Big Wake Weekend - it's that big! But today, the lake has shrunk to a puddle.  Literally. In the middle of a drought year, the Sierra's barely have any snow, meaning the influx of snow melt just isn't happening, and our lake cannot stay full with the 6" of rain we have gotten so far - it's usually 18". Criminy.  But there is an advantage...

Folsom Lake Water Levels – Words Cannot Describe How Low It Has Gotten.     I have spent many hours boating with the family and friends on Folsom Lake. It is a very familiar body of water that was close to home. Grabbing the kids and heading to Folsom Lake for an evening ski run could happen on any summer day. The lake has changed a great deal with the lack of rain this year. There had been talk about the Lake level on the news and conversation with friends so I had to see for myself. As I drove into the Browns Ravine entrance off Green Valley Road, I could not help to notice the boats had all been pulled from the marina.   This is not uncommon during the later months of the year because the water regularly dips to low levels. But what if the levels continue to drop? The rain amounts ...

Plumbing Drain Leak Repair Inside Wall Found in Folsom, CA   If you call someone to repair your plumbing drain leak in Folsom, you better check that he is licensed and has experience in doing the repair work. We were called out to give a second opinion on the leak. The owners were glad they did! Finding a plumbing problem inside this Folsom home involved some conversation with the owner. I like to know things like when does the leak occur? Is it constant? Water use patterns and so on. This all helps in finding that hidden source of water inside the walls and ceilings. The previous bidder was not a contractor and probably didn’t have a lot, if any, experience in water damage repairs like this. This is not a time to be “guessing” were the leak is. He wanted to tear open the upstairs flo...

Folsom MeetUp, a Bit of a Reunion       Well we have been doing these MeetUps for a while now and it is always a great opportunity to get to know those members that are in the area. Sometimes we get to meet new friends, other times we get to catch up with those that we have met before. That was the case at this year’s Winter MeetUp in Folsom today. It was fun seeing familiar faces walk into BJ's Restaurant & Brewhouse and know them by name. I certainly didn’t have the awkward feeling of trying to get acquainted, a few of those there today I have seen at several of the MeetUps. So instead of that “first timer” talk we were able to get caught up on how things are going with everyone. Things have changed for many of us, life is happening, and we get to share that with each other today. I...

Don’t miss the Folsom MeetUp!   It is always a big deal to get a chance to get together with fellow bloggers in a casual atmosphere and just share our experiences in Real Estate, blogging, local happenings and many other topics. We get to meet face to face and build relationships that would otherwise be missed.     Each MeetUp is a little bit different, but it has always been worthwhile. We do get some points for attending the MeetUp (1,000 point for very little effort) but that is just the beginning of what we get by participating. I hope you get a chance to come to Folsom, or wherever your local MeetUp is, and meet those members in your area. December 4th – 4:00 to 6:00pm   BJ's Restaurant & Brewhouse 2730 E Bidwell St   Folsom, CA  95630
