Sacramento Bar is the area just West of the Sunrise Bridge in Fair Oaks, filled with acres and acres of rock cobble left over from gold mining that ended in the 60's. It's one of my favorite places to walk, right near my home in Fair Oaks. You're in the middle of town, yet within minutes, you are deep in nature. Join me as we stroll the American River at Sacramento Bar on a recent winter Saturday... And just for the record, Lewis and Clark DID NOT raft this river... I just imagine that I'm back in time to when they COULD have!  But if I ever hear an arrow go wizzing by, I'll start wondering... For bluff or view homes in Fair Oaks, call me!

"If the chocolate sauce won't squirt, try this..", said Ryan (FNTPTS - fake name to protect the stupid).  With that, he held the bottle and spun his arm like a propeller, in giant circles... the pressure of the chocolate sauce building. It worked the last time he tried it with ketsup. It squeezed right up to the neck of the bottle, and BINGO.. his hot dog was adorned.  No muss, no fuss. Easy peazy.... ...but not this time.  It was the night before my buyer's final walk-through.  The new carpet was spotless, and the stiple texture of the acoustic ceiling was pristine. The black goo had settled into the bottle for way too long.  With a few more rotations, it was sure to break free.  Then SPLOOOOOOOSH!  The chocolate stream gave way in an impressive explosion.  A solid brown stripe was imp...

This gorgeous home on Lemon Street in Fair Oaks has been in and out of my life many times.  The first time I sold it, was for the family that built it.  I was so moved by the stories of their life there. Like the Easter egg hunts in the garden... the slip and slide parties down the hill side... the bonfires in the pasture... and prom night dinners in the gazebo. It was built to house their gigantic family, with amazing thought to detail. Like the deep closet by the garage door, so sports paraphernalia didn't turn into household decoration.  And the 7 cubbies lined up just beyond the pantry, so backpacks would have a home somewhere other than, well, everywhere.  This was built as a HOME, not for speculation. I remember sitting in the living room during one open house, a quiet lull in buy...

I have managed and transacted on many short sales this years, for both buyers and sellers.  I also utilize the services of a professional negotiator to expedite the process.  As some may already know, there is nothing "short" about the process of a short sale.  The term truthfully relates to the "short payoff" that the bank must approve in order to complete the sale of a home that is "underwater" and "upside down."   Generally speaking, the approval process can take anywhere from 2 months to 6 months, potentially longer.  In the meanwhile, buyers are lost, sellers become extraordinarily impatient, and time continues to drag on with days on market for the home desperate for a new owner.  There is definitely no immediate gratification; no immediate approval; just wait.  Well Wachovia, for...

I just read a news story about an office worker who is suing a co-worker for wearing a strong perfume to which she is having allergic reactions.  The offending gal also uses plug-in scented air fresheners at her desk.  The allergic gal has been suffering from terrible headaches, and the other gal will not give up her perfume.  I can identify, because I too have allergic reactions to some perfumes. The reason I bring this up is because this time of year, especially, many people fill their homes with scented candles and sprays, and they spray perfumes and colognes on themselves and their clothing when they prepare to go out for holiday parties.  Some of those folks are trying to sell their homes, and potential buyers (as well as agents who may have an interest in showing the property to t...

Celebrating the Chickens If you are at all familiar with Fair Oaks Village, you know about our chickens.  Hundreds of wild and beautiful chickens roam the Village, and they have been part of the character of our town for many years.  They have even been the subject of national magazine articles.  Families come to the Plaza Park in the heart of the Village to watch them, and children of all ages laugh and enjoy their antics.  Some folks bring birdseed to feed them (please no junk food). Finally, a few years ago, Fair Oaks decided it was time to celebrate the chickens that have brought us so much pleasure and so many visitors.  Thus was born the Fair Oaks Chicken Festival!  This is the third annual festival, and it is shaping up to be the best yet.  And there is no admission charge.  Th...

Despite all the doom and gloom reported in the media, and some anecdotal evidence of some real hardships experienced by a relatively small number of people, the true picture of the market can only be determined by looking at the actual sales figures maintained by the local Multiple Listing Service.  These numbers are reported as-is, and are not colored by any so-called expert opinions or biases. It is also important to remember that real estate is a long term investment, so comparing prices one month to the next or even from one year to the next may give a false picture of whether you have made a good investment.  Most people stay in their home for several years before considering selling, and no matter how volatile the day-to day market may seem, over time the values always increase. T...

Come to the Fair Oaks Dog Walk - a fun day for all:  adults, kids and pets.  This year it will be on October 4.  It is held every year on the first Saturday in October and features a beautiful two mile walk along the American River.  There will be a live band, dog contests and games, free doggie treats and there will be water for the dogs and their people, and some food booths with yummy people food. The walk begins at the Fair Oaks Village Park, crosses the old historic Fair Oaks Bridge, then follows the horse trail along the river, and ends up back at the Village Park - a truly beautiful route. The Village Park is just east of Sunrise Blvd and just south of Winding Way.  There is street parking, and a number of spaces at the Community Center on the east side of the park. The event fin...

This weekend I showed homes in Fair Oaks, CA which is in Sacramento County, to a home buyer. We've had some pretty amazing storms which left quite a mess throughout the Sacramento Valley. With winds gusting over 60-70 miles per hour, this left trees uprooted and broken branches everywhere.I was amazed at how the home owners quickly managed to clean up their properties for the showings. It was obvious from looking at the neighborhoods that everyone had suffered some type of damage. So, a big "thank you to all of the Sellers in Fair Oaks, CA for working like the dickens to get your yards cleaned up and your homes sparkling. It was truly a pleasure to show your homes."If you are showing homes for sale do you ever thank the Sellers? Have you experienced some terrific storms where it is obviou...

How to Raise Your Credit Score 100 Points in 45 Days Brought to you by www.StrategicCreditCoach.com the credit repair experts.  GET RID OF YOUR COLLECTION ACCOUNTS. Did you know that paying a collection account can actually reduce your score? Here’s why: credit scoring software reviews credit reports for each account’s date of last activity to determine the impact it will have on the overall credit score. When payment is made on a collection account, collection agencies update credit bureaus to reflect the account status as “Paid Collection”. When this happens, the date of last activity becomes more recent. Since the guideline for credit scoring software is the date of last activity, recent payment on a collection account damages the credit score more severely. This method of credit sc...

Fair Oaks, California is located in Sacramento County and is fully built-out.  Utterly charming in its quaint appeal, it is hard to believe that Old Fair Oaks village is located so close to so much.  Visitors to the village can park their cars and stroll amid antique shops and cafes, taking in the ambiance of days gone by. Fair Oaks homes have large lots with winding streets that are narrow and mansions that overlook the American River on a bluff. Winter festivities include Santa Parade and the annual Christmas tree lighting ceremony. Other festivities are the Summer Fiesta Days with its circus, frog jump and arts and crafts as well as the Summer Shakespeare in the amphitheater in Plaza Park. The magnificent homes located on the bluffs of the American River are lovely while smaller well...
