Is Disneyland Over For the SoCal Real Estate Market For Awhile? We're starting to see lenders, buyers and investors doing a lot of crazy things that slightly resemble the crash of '08. I'm not suggesting there will be another crash like that. But I think it might be time to start paying attention to some of the experts. What we are starting to see over and over again are folks borrowing against their equity, some several times over, and investing in the F&F market. Interestingly, lenders are funding them. Sometimes on multiple occasions as long as there's equity in the home.I know of several folks that have done this repetitively and are now sitting on multiple overpriced properties that are not moving that quickly if at all. In the meantime their equity is not only tapped out on their o...

Fathers Day! Why Not Make This The Best Ever With A Dad Pad?To many this may be a rather tall order and slightly out of the realm of reality. But I'll bet to that very special Father in your life it would be his best Fathers Day ever.  Especially if he's approaching those sacred golden years, Housing our parents and loved ones as they age can become not only a real emotional challenge if not one of the biggest in our lifetime. It can also be one of the most expensive. Elder care today is one of the most important issues and decisions we as children and loved ones will have to address and live with for the rest of our aging loved one's life.  There's lots of very important and critical decisions we will all be making sooner or later and the choices we make will impact not ony us but more...

Granny Flats:City of San Diego Votes To Waive Fees  The City of San Diego is certainly not trying to throw Granny over a cliff. Truth be known the City is doing everything it can to help place Granny in her own Backyard Home.   San Diego is the first City in the County to officially waive environmental and developmental impact fees along with other front-loaded permit costs which are more in line with what you would expect to pay for the development of an entirely custom site built single family detached home. These monumental front loaded fees could be as high as $20-40 thousand dollars before even sticking a shovel in the dirt. Some jurisdictions front loaded these fees so ridiculously high that most folks hardly had the money left over to build a dog house let alone a granny flat. In...

Mobile Home Parks.... Preserve Or Destroy? Are The Ole Gray Mares Still What They Used To Be?  All too often local jurisdictions, communities and developers are quick to pull the plug and DRAIN THE SWAMP. Not so fast! Read this with an open mind before you decide. The pressure is on for all jurisdictions to comply with the State of California affordable housing mandates. It may even be time to start rethinking mobile and manufactured home park communities. Mobile Home Park Communities are the last bastion of affordable housing anywhere.Be it on a sunny surf beach on the north San Diego Coast or in a picturesque desert setting in  Barstow.  There's no way to create a higher and better use per square and cubic foot than an existing late '60's-'70's mobile home or trailer park. You can dem...
