Mobile Home Parks.... Preserve Or Destroy? Are The Ole Gray Mares Still What They Used To Be?  All too often local jurisdictions, communities and developers are quick to pull the plug and DRAIN THE SWAMP. Not so fast! Read this with an open mind before you decide. The pressure is on for all jurisdictions to comply with the State of California affordable housing mandates. It may even be time to start rethinking mobile and manufactured home park communities. Mobile Home Park Communities are the last bastion of affordable housing anywhere.Be it on a sunny surf beach on the north San Diego Coast or in a picturesque desert setting in  Barstow.  There's no way to create a higher and better use per square and cubic foot than an existing late '60's-'70's mobile home or trailer park. You can dem...

Could Be Good Times For Established & licensed   General Contractors I'm reminded of the '90s. Business is boomin! Everyone that is able is working. Real Estate has gained back all its losses from the deep dive of '08 and is launching into the stratosphere of supply side economics: "Supply-side economics is the theory that says increased production drives economic growth. The factors of production are capital, labor, entrepreneurship and LAND."  What got my attention is the 'lAND'. However, San Diego, according to some experts, is anywhere from 75-90% built out. So where's the LAND in San Diego? With the ever decreasing footprint of available land it's now all about rebuilding, room additions and infills for contractors and developers. For RE Sales Professionals, it's pretty much driven ...

Encinitas Waives $3000 In Fees To Encourage Backyard Home Development It's taken a lot of  time, effort and tight fist-ed negotiating between the Encinitas City Council, the planning commission and the diplomatic and patient gavel of Mayor Catherine Blakespear, however, the time has finally arrived. Encinitas and its 4 burroughs, Leucadia, Cardiff, Cardiff By The Sea and Olivenhain, can now move forward with a streamlined and affordably priced permit process for adding a Backyard Home to a homeowner's property. Additionally, the planning and building departments are in the process of diligently reviewing and considering several architectural designs, floor plans and construction methodologies for fast track pre-approval which will further enhance the entire process.  With a HUD Manufact...

San Diego Jurisdictions Embrace Backyard Home (ADU) Ordinances It's been a challenge met with mild to strong resistance, however, many if not most San Diego Jurisdictions, including the County, are coming to grips with California's newest laws on "Backyard Home" aka "Accessory Dwelling Unit" (ADU) ordinances. While some jurisdictions are still resisting or not embracing the new law in its entirety, there are others like the City of Encinitas who are leading the field with proactive and streamlined permit processing requirements and costs; Possibly even fee waivers.  In fact they are even considering fast tracking pre approved plans that meet their criteria in order to make the process even less burdensome, time consuming and costly to the property/homeowner. Before the new State Laws we...

Alien Fresh Jerky  Well I spied this today, a Thursday, in Encinitas and just a few hours ago so I guess it's a Throwback. I am not a jerky fan of any sort - but I've seen all kinds, like beef, goat, bison, ostrich, teriyaki and no doubt others I am not remembering. This signage was at a really cool fresh produce stand, La Costa Farms and Flowers at the corner of Saxony and La Costa Avenue, which offers different foods as well as fresh fruits, veggies, and flowers - fudge, great guacamole and chips, fresh herbs, and obviously Alien Fresh Jerky. Alien Fresh Jerky, I found, is based in Baker, CA between LA and Las Vegas. I won't be stopping on my next jaunt to LV.

The Meditation Gardens in EncinitasThe Last Day of Fall 2017 I was out running some errands, including upgrading my Supra Key needed for a new listing in Temecula (a different county) in a couple of weeks, and stopped by the Meditation Gardens at the Self-Realization Fellowship in Encinitas in my way home. The Gardens are beautiful, and being perched on the bluff above the ocean also offer spectacular views of the ocean far below. Steps leading to the Meditation Gardens It was a gorgeous day, the last day of Fall, and the gardens were pretty quiet, with only a few visitors. I don’t get to visit very often – it’s been a couple of years - but always come away with a sense of peace and tranquility after spending time wandering, taking photos, and just sitting for a few minutes. One might s...
