San Diego Realtors Learn What Is and Isn't A Factory Built ADU Since the rollout of the State of California's new ADU laws in 2017 there have been myriad approaches as to what really constitutes a Factory Built Accessory Dwelling Unit. CREST BACKYARD HOMES would like to help set the record straight by sharing a recent ZOOM presentation they were invited to participate in by the North San Diego Association of Realtors (NSDAR).  This very informative presentation is a fast paced 1 hour overview covering the definition of a HUD Manufactured and/or Modular, Factory Built ADU vs a Park Model and Tiny Home On Wheels as well as the permit process and the financing ramifications involved in this process. The City of San Diego has just enacted a regulation that now allows Park Models and Tiny Ho...

This is not what I signed up for nor what I believe in. Yes, I've been in the affordable housing arena for over 3 decades and have worked with thousands of seniors and entry level homeowners that are looking for lower cost living solutions. One of those is to assist people who have the appropriate size lots to put an Accessory Dwelling Unit on their property. But just for the record what you see in this link is not what I stand for in any way, shape or form. This is pushing the envelope beyond the pale and is the beginning of the end for our neighborhoods and our quality of life. I do believe that property/homeowners have the right to create an additional living space on the earth they own beneath their feet. There has been a paradigm shift in the way we choose to live out our lives. Ma...

Winter Lunch Al Fresco at Moonlight Beach~ Encinitas CA ~  It was another beautiful winter day here in SoCal...low 60s...and just right for a take-out lunch and dining al fresco at Moonlight Beach in Encinitas, about 20 minutes south of where we live (although a longer trip today due to Saturday traffic). This was our view, sitting on one of the benches on the bluff at the edge of the parking lot. Not bad, huh?! We had a special wine order to pick up at the 3rd Corner Wine Shop and Bistro and decided to order take-out lunch (Cajun Fish Tacos; Yellow Beet and Arugula Salad with goat cheese and toasted walnuts) to enjoy at the beach overlooking the beach and ocean. Moonlight Beach is very popular year round...as you can see...and offers a lot for residents and visitors: the beach is handi...

Thank You Active Rain For Indulging My Blunder In Yesterday's Zoomeet! What a raucous but absolute blast and such a great way to start the New Year. Finally after a dozen plus years of communicating through our words and pics a real opportunity to get to know some of the personalities on Active Rain. I love the whole concept of virtual confab. Especially given our present circumstances. Up close and personal eyeball to eyeball is always preferable, however we must take what we can get during these unprecedented times. Thank you all for indulging me yesterday. It was a real honor and an absolute blast and I look forward to attending and participating in many more of these opportunities.I'm more than happy to answer any/all questions anyone may have about the BACKYARD HOME biz. Accessory Dwelling Units aka BACKYARD HOMES for DUMMYSA 17 minute view of the BACKYARD HOME Movement The ADU industy is alive and well in San Diego and getting better by the day. A record number of ADU permits continue to be pulled in San Diego everyday inspite of the COVID crisis. Who would have ever thought that in such times of peril this cottage industry (pun intended) would quickly become a major growth industry?  Pleaese take the next 17 minutes to learn how you, your parents or children and your clients both past, present and future can realize additional revenue streams on the very earth they own beneath their feet. In reality it comes as no surprise as folks are clammoring to exit the overpopulated urban population centers in search of a more suburban and even rural lifestyle. ...
