Los Angeles has so many interesting buildings...needless to say I have been driving by one of them for the past eighteen plus years and always planned on taking a picture of it. As time went by and I started writing blog post I have been meaning to write a post about it.. This building and what it represents has been mired by controversy since the founding in the early 1950's.Over the years famous people have been in the limelight all because of this subject. Just to be clear, I am not taking sides for or against it. Not taking a position is it a Religion? Is it a Cult? All I am sharing here is the building and a link to Wikipedia if you would like to read more about it.Needless to say it has a colorful and detailed link if you are so inclined to learn more about it:Scientology  The sho...

As the city's oldest and second largest park, Elysian Park is a treasure that Los Angeles residents are determined to preserve. These 575 acres (then called Rock Quarry Hills) were dedicated as a city park in 1886 and subsequent city charters have protected the land for park purposes in perpetuity. Interestingly, the public did vote to allow construction of the Dodger Stadium in 1952 – so that the Brooklyn Dodgers would have a home when they came to California. Also, while commercial development is not allowed, back in 1925 the Los Angeles Pistol Club (now renamed the Los Angeles Police Revolver and Athletic Club) was allowed to build a shooting range on approximately 20 acres of leased land in the Chavez Ravine area of Elysian Park.  When the 1932 Olympics were held in Los Angeles, t...

Historic architecture, breathtaking hillside topography, pedestrian friendly streets, and engaged residents all contributed to Echo Park’s American Planning Association designation as one of 2008′s Top 10 Great Neighborhoods. Originally part of Edendale prior to the construction of the park itself, Echo Park is rich in both history and diversity of population. The community has been and is home to wealthy businessmen, working class families, budding artists, musicians, and writers of all races and ethnic backgrounds. Red Gulch and Red Hill Prior to World War I, the Echo Park hillside near Elysian Park  became home to a large population of Socialists, Communists, and other progressive radicals. At that time, the area earned the nicknames Red Gulch and Red Hill. When communists left Boy...

36 On Echo – New Construction in Echo Park There are Echo Park buyers who want a little old California bungalow to call home, but lately I’ve been getting requests for new construction. 36 on Echo is the latest new construction in Echo Park and the first phase is nearing completion. Warning - if you are interested in these, do NOT go without an agent. The sales office staff represents only the seller. No buyer's agent in-tow, No representation for YOU! I recently wrote about Live Work Lofts in Silver Lake and those two complexes are relatively new. 36 on Echo is SO new that none of the units are actually completed yet! I did take some time to visit the model unit and see what the finished product will look like. D.R. Horton is the builder of these 36 new townhomes coming to Echo Park....

By Luis Montejano, Broker Associate and Realtor in Los Angeles (Sotheby’s International Realty, Los Feliz) EchoParkLake has finally seen its waters recede, at least temporarily, after construction crews emptied the 14-acre reservoir into the Pacific. While what’s left isn’t exactly pretty—a lot of smelly mud, to start with—the city promises that this is the first step towards a cleaner, prettier park. An observation deck, and rain gardens are planned for construction, and lotus flowers will be planted, in accordance with the “historic” look of the lake. While the “growing pains” between the draining and the re-opening of the park might not be particularly attractive, an Odor Monitoring Committee is in place to try and stave off any particularly overwhelming dead fish smells; local wildl...

By Luis Montejano, Broker Associate and Realtor in Los Angeles (Sotheby’s Internatiional Realty, Los Feliz) In the era of social media, of “smart” phones and Google searches, customers are finding out that they don’t have to put up with mediocre, or even outright horrible, customer service. In fact, 2011 has proven this already; companies are striving more than ever to ensure that their clients receive only the best treatment, from people who genuinely want to help and who are willing to go above and beyond. Companies are aware of how easily customers can not only move on to a different business, but also how easily those same customers can make their voices heard if they’re dissatisfied, especially online. So what’s important about this trend? As a consumer, it means that the expectati...

Funky architectural in the Echo Park Hills If you like the unusual and need a spacious place in the hills, this funky Echo Park architectural could be just the ticket.  The house is more than 3,500 square feet on a 26,000+ sf lot on a street that I must admit I had never heard of before I went to see the house during the broker's open today.  Fellowship Park Way is most likely not a common street name to most folks.  It's set in a remote canyon in Echo Park off of Landa on a street that I didn't even know existed until today. Besides from being off the beaten track, 2341 Fellowship Park Way is an eclectic home complete with a garden room and an indoor pond with a waterfall. How is that for a unique Echo Park home? The listing agent indicates that assessor's records reflect 2,963sf thoug...

A new listing in trendy Echo Park just hit the market this week.  This one is up in the hills of Echo Park...and far away from all the freeway noise (which is hard to find under $600k in Los Angeles!), and yet still just blocks away from the cafes and shops.  The beauty of this one is that it's tucked away in the hills and feels like it's miles away from the metropolis of LA.  The lot is like a small park at almost 7500 square feet...complete with a big inviting hammock hanging in one corner of the super private yard. The inside has the uber desirable open floor plan, with beautiful hard wood floors throughout.  The kitchen is thoroughly upgraded, but doesn't look like the cookie cutter "upgrades" that one sees these days in the flips.  It's been done organically and even though modern,...

Looking for a great deal? A bank owned property may not be what you had in mind In the current real estate market, buyers are hearing a lot about the great deals to be had with so many properties going into foreclosure. Don’t get me wrong, there are some very good deals out there but buyers need to be clear on what truly constitutes a good deal. They need to be prepared for the realities of bank owned properties and their general condition. We’d all like to be able to buy a great house in a great neighborhood at a great price. The thing is, it can be difficult to have all 3 of those things align, and particularly when it comes to bank owned properties. If a person loses his home to foreclosure, it stands to reason that the property is not going to be in stellar condition. People that do...
