Significant change for Dublin detached homes. Up a full 28% when compared to last year. However, you can see that the increase was gradual until the spring/summer season where it really shot up.  This chart follws a fairly 'normal' market curve. Very low market time in spring and summer, but building during the fall and winter months. February to February as a percentage is a big jump at 93%, but 25 days average market time is still a quick sale. Supply up as well as demand. Better than having demand down. Price appreciation has allowed some sellers who were upside down to make a move. Some of these sellers are investors who timed the market well and bought during the downturn. I stopped by Standard Pacific's community at Schaefer Ranch last week.  They are almost sold out but some great homes are still available.  Why?  Because they deliberately held the best for last. The Lassen model is a 4 bedroom based home with options for the fourth bedroom as a master retreat or the loft as a fifth bedroom.  The home consists of a very well laid out 3164 square feet.  There is a suite down, the great room that all buyers desire and a well appointed kitchen with an island. Standard Pacific has built in some really nice features that make these homes extremely user friendly.  One of my favorites is the built in valet.  They have left an alcove between the garage and the home and have filled it with space to store all of that stuff that normally ends up strewn around the ...

Last week I had the pleasure of previewing the models at Toll Brother's Schaefer Ranch community.  Words that popped into my mind were luxurious, elegant and gorgeous.  Toll Brothers hit the mark in this community. Toll Brothers chose the names of five great California communities to assign to their models, the Hillsborough, the Atherton, the Larkspur, the Sausalito and the Tiburon.  Today I'd like to talk about a  home I just loved, the Tiburon. Median price is up year over year, but the graph illustrates how that median home price was much higher during the heat of the market when the bulk of the buyers were plentiful and multiple offers were the norm. Last year started off with a very low average for days on market, and it only went down during the spring selling season.  Looking at the year over year comparisons shows a 70% jump, but seeing the entire year illustrates a more gradual build. When school starts back, those with families have usually already made their purchases, so the time on market usually ticks up a bit. This is typically true of the winter months as well. Demand in Dublin has stayed strong throughout the year with its commute friendly location. Inventory is up considerably due in part to price appreciation....
