My partner and I recently took a listing in Corona that was on the market for more than a year with another Realtor. Our closest work colleagues told us to refer it out, and to think twice about taking a listing in a neighborhood where at the time, according to the Press Enterprise, there were more than 700 foreclosures in Corona alone. We ended up getting the property into escrow in approximately 63 days against all odds. The purpose of my Blog is to emphasize that things can be sold in this difficult market and we need to start talking about them. Stories like these need to be told more often in the hopes of combating the negative press that's out there. Don't get discouraged! Sometimes going back to basics will sell the more difficult houses. The fact remains that a property in good ...

Hello all just wanted to post a few observations;1. Daily News about pulling out of Iraq and us losing over there ? What happened ? Where is the politically correct ? Did we win ?2. Daily barage of doomsday news about Real Estate, Don't get me wrong but I just do not see the constant barrage of news lately. Any thoughts on this phenomenau ( did I spell it right ? ).3. Title Companies, Lenders keep coming in and telling us "The buyers are returning". Still quiet on the western front, How is it in your neighborhood ?4. We and rainy here in Southern Calif. ( breaks out into the same song you know "it never rains in....). Hows the weather in your neck of the woods. So are we just in a lull before the storm. Early Primaries that may skew the political process got you down ? What's up America ...

Well all I am a little scared this Holiday Season ( See I am morphing into a PC nut It's Christmas Not Holiday Season ) I have uttered two very deflammatory words in the title of this blog;Merry ChristmasHo Ho HoYou see for years our Politically Correct crowd has tried to stamp out both Santa Claus and Christmas ( Maybe the Grinch is alive and well after all ). Local Goverments, Cities etc. Have Stamped out any nativity scenes or anything other that the Nuetered Holiday Season Slogan. It seem that the Staffing Company Westaff has also gotten intot he act. In Australia ( down under ) they have been training Santa's to Say Ha Ha Ha, like histerical PC Hyena's, Instead of the traditional Ho Ho Ho. Well everyone it is again Black Friday ( the day after Thankgiving ) Do you know where your loved ones are ? Well in this household since 4 AM, Pacific Standard Time, they have been SHOPPING. Shopping where you ask ? I have no idea first the concept of any retailer opening at 4 AM, HOW DO YOU SPELL D E S P E R A T E              R E T A I L E R, I also say I don;t know where they are because when one of them , loved one, does answer the phone the message is cryptic. Let me explain, the sounds I here in the background are like they are on the front lines of a battlefield. You know yelling screaming, my daughter yelled out to my wife, Hurry Mom They are calling our name, some arguing ensued then what sounded like an explosion and the communication was cut, much like in a war zone when com...

WOW!!  I have a listing coming up in Corona, CA which is outside my area by about 15 miles .  In doing my homework to price the home appropriately, I decided there is no appropriate price based on "Active" listings and since only 3 homes have sold in the last 3 months,  comps aren't much help either.  For example:One model match is on the market for $450,000 and another is  $575,000 with no significant difference. The larger model has a recent sale of $620,000 and there is a model match on the same street listed for $750,000.Do sellers not read the paper?  Are agents just bidding higher to get the listing only to have to take their sign down in the Expired walk of shame?
