Corona Short Sales Sometimes it's difficult to decide what to do with an oversupply of buyers... Due to the high number of buyers in our Corona, California location of The Homefinding Center, I was forced to give up 2 of my buyers to another agent this afternoon.  I am a firm believer that the interests of my clients comes first.  With that in mind, I had too many clients who needed assistance in finding and buying a home... As a result, I felt these clients would receive the best service if I did not spread myself too thin, and had a couple of my agents personally looking after the clients.  I am now having 2 of my agents take care of my clients in need, and of course I'll keep in the loop to make sure they are well cared for. I'm sure all you professionals would do the same for your ...

Real estate, Fannie Mae, Freddie Mac, & The Stock Market First... Real estate is an excellent place to invest RIGHT NOW.  No more waiting is necessary.  In fact, here in Corona, California, there are many properties which will sell and lease at or below the mortgage payment on the property purchased (that is... if you're working with a real estate professional who knows where to look, and how to negotiate). Second... Fannie Mae & Freddie Mac are going NOWHERE!!!!!!!!!!!!!!!  The government WILL NOT allow them to go under... at any cost.  I believe an investment in these stocks will generate between 20% and 50% within the next 15 months!  Bold prediction, but since this blog will stand the test of time, you'll be able to check up on my accuracy soon enough. Third... With Barack Hussein ...

Corona CA Short Sales I'd like to take a minute to share something with those of you in the Corona, California area with mortgages that total more than the market value of your home.  There are solutions to your dilemma.  You may be like many of your neighbors who owe more on their home than the home is currently worth.  If you purchased your Corona home within the last 3 years, you most likely fall into that category. This is a very common situation and nothing to be embarrassed about. My Corona real estate team helps many homeowners do battle with the lenders for financial relief.  If you own a Corona home which is worth less than your mortgage amount... If you have a first or second mortgage... If you need some expert advice about your options... If you'd like some financial relief ...

Find a Cheap Corona Home The pullback has come to a halt in Corona, California.  After approximately 30 months of price declines in Corona and throughout Southern California, the bottom is a sight for many sore eyes.  While many buyers are seeing the water is comfortable and beginning to again return to the home purchase market, many buyers still are concerned about making the right choice while looking for a cheap home. Cheap homes are plentiful throughout Corona and the rest of the state, but knowing how to find them, how to negotiate the best price, and knowing the best procedure for working with foreclosure banks is daunting to most home buyers.  Many of the best Corona deals (cheap homes) are the foreclosure homes, typically between 1 and 7 years old.  The cheaper homes typically ...

Corona Real Estate Agents It appears that now is the PERFECT time to purchase Corona real estate.  The price drop over the past 30 months has produced a terrific opportunity to invest in Corona, California that we've not seen in decades.  The pending rise of prices over the next 60-72 months could make a millionaire of anyone owning a few of these terrific homes available in Corona at below market value.  Many of these Corona homes are at such an agressive price point, renting them out without a big deficit is a reasonable task.  Searching for Corona homes for sale has never been easier with my team's expertise with Corona real estate (and surrounding cities such as Chino Hills, Yorba Linda, Riverside, Mira Loma, etc.). Don't look back in 5 years and say, "Boy I wish I had acted when I...

Staging has come a long way in just a few short years. Tremendous exposure and interest have also brought many misconceptions along with it.  These misconceptions are an every day challenge when it comes to running a Staging business.  The majority of my business from the start has been Consultations or Reports for Homeowners who are on a tight budget and wish to do Staging themselves.  I found the need early on to begin my Consultations with what I call "the cherry on top speech."  So many people out there consider Staging as a way to conceal flaws or at least divert attention away from flaws.   I think the Staging community sometimes unwittingly contributes to this perception through some of the marketing I have seen, including my own.  I see a lot of wording along the lines of.... bu...

The City of Corona’s NEW LOCATION for 4th of July Festival & Fireworks display at Santana Park was a huge success.  There were games, Balloon slides, a rock climbing wall, a bucking bull rodeo ride, live music and plenty of food. There were also huge big screen monitors placed in several locations in the park to view The parks live band entertainment and military tribute to our nations hero's. The park was beaming with excitement while families spent a fun filled day together honoring the United States of America 232nd Birthday! It was officially announced later in the evening by Mayor Jeff Miller that all future celebrations will continue to be held at Santana Park. The fireworks display was simply spectacular!  With special thanks to the Parks & Community Services Department and thei...

Sierra Del Oro special assessments Report on the special assessment bond vote for the community maintenance funding: As you may have seen, the city of Corona is now working on reviving the dead lawn and unkept shrubs in the Sierra Del Oro neighborhood. The home owners of our west Corona neighborhood were overwhelmingly in support of the additional $17 per month to keep our neighborhood looking terrific. We have much pride in living in Sierra Del Oro, and we'll all reap the benefits of having it looking good again (mainly in increased property values). Soon you'll be looking at green mow strips again. I live in Sierra Del Oro, my children attend school at Prado View Elementary, and my real estate office is located on Green River Road at Dominguez Ranch.  If you need assistance with buyi...

CALIFORNIA CLUSTERLILY Curb Appeal is every home's first impression.  That aside, who doesn't like sitting on their front porch or in their backyard smelling and looking at a beautiful lush landscape?  It's food for the soul and one way to reduce the stress of daily living.  When developing a landscape plan, it's not just about color and texture.  There are local growing and weather considerations to consider as well.  Here in Southern California, we are in the midst of a draught and wildfires are always a threat when warm, dry and windy conditions persist.  Using native plants and those that require little to no maintainance and watering are responsible choices.  There are many options to choose from.  In SoCal there are lots of native plants that fit the low water and low maintainanc...

No matter what the market, people will continue to desire to live in Corona, as it remains one of the most active cities within Riverside County. Comparatively speaking, the Corona housing market continues to post brisk sales.  In of May 2008, 418 single family homes and a total of 22 condos/townhomes sold, up from last month.  The problem is that the number of foreclosures are greater than the number of sales each month, as long as this continues prices will continue to relax. My overall view of the market is still slipping. Click Here to view the Riverside County market report. No budget and lots of furniture made this space a challenge.  There were 2 couches and 2 love seats stuffed into this small main living area.  All the furnishings were packed towards one area of the space creating a huge hole in the kitchen.  The huge TV left few options as there were no outlets on the main living room wall.  The back of the TV protrudes making flush against the wall not possible.  The backside of the couch in the living room created a cramped and narrow entry into the home. This house is a little over 1400 sqft.  We used only existing furnishings and pulled accessories from other parts of the house. The extra couch went to a spare bedroom being replaced with a love seat.  The other love seat was turned opposite the couch to create a small reading/sitting area.  The hut...

Originally posted on my website: www.therealestatefrontlines.com I speak about Eastvale on the site quite often and it’s because I love working and being out and about in the area. But I have to let those of you out there know that it’s a battle out there when it comes to purchasing a home in the area. For sake of a better term, the area is HOT! Just to give you an idea…twenty-two homes have closed in Eastvale since the beginning of the month! And yes you read that correctly 22…in 17 days…These homes have had an average price of about 365k…considering most of these homes are in the 3k square foot range. Couple this with the fact that most of the homes in the area were built after 2000, and you understand why the area is hot. To get a home you’re going to need a few tips: • PREQUAL I’ve...

This is my first blog, so bear with me and my rambling... I want to share with everyone what I know, and what I have done to help people regarding the situation with the mortgage industry and the current housing market.  Believe me, selling Bank Owned and Short Sale homes, is no picnic!  I have experienced short sales that went to bankruptcy and caused the whole transaction to freeze into limbo for 45 to 90 days.  And whatever those bankruptcy laywers are telling their clients, the foreclosure does NOT GO AWAY!  When the assets are released, the foreclosure clock just keeps on ticking, like a time bomb on their credit.  And even now, with the homes that have gone back to the bank, the bidding war on the properties is like a war zone! As fellow agents, we need to communicate and educate ...
