The Portabello Estate of Corona Del Mar sold it's asking price had been $75 million and it is a 22,000 square foot home on the water with limestone flooring and glass partition that rises out to the kitchen counter.  It has 8 bedrooms and it's own cove.  The Portabello Estate of Corona Del Mar cost $33 million to build and the land according to the agent John McMonigle was worth $45 million.  The price was double that of any home had ever sold for.  It closed on October 20th.  The sale price was at 34.1 million the third highest sale in the county history.  Corona Del Mar condos median list price has recently dropped a bit, but on the up side for sellers, inventory is decreasing! This is a mild positive sign, although the days on market is trending up to 134 days. In Corona Del Mar home sales have been exceeding new inventory for several weeks. However because of the excess of inventory, prices have not yet stopped falling. If sales continue to out do new inventory then we can expect prices to creep up. Buying a Corona Del Mar condo is a great investment today. I have seen prices be as high as $1.3 for a rear unit in the Corona Del Mar village and today you get one for $800,000! Take a look at the median price today versus 2 years ago for both Condos and single family homes. Notice the gap between the condo median price has been much closer than single family homes. Just recently the single family home median price has started to get closer to what it was 2 years ago. In the past couple of weeks the real estate market in Corona Del Mar has slowed down a bit. Notice the price range that has been very positive is in the upper part of the market.   While prices have been basically flat in most price ranges,  the price per square foot has been heading downward. What this means is that larger homes are coming more available and buyers are tending to get more home for their money. Corona Del Mar 5K run/walk   This Saturday, June 5th come down to the main beach in Corona Del Mar for the 29th annual 5k run/ walk.  Registration begins at 6:00 AM Saturday morning.  This is a fun family affair with a 2 mile walk or a 1 mile dolphin dash for the kids.  With the sunny weather and beginning of summer feeling, this is a perfect event for all families in the area.  After the race be sure to stop by the tents set up by local restaurants and boutiques.  The Corona Del Mar 5k run/walk is a must attend!  Look forward to seeing you all there.
