Concord Marines Toys for Tots The Food Bank of Contra Costa and Solano and Christmas for Everyone received generous donations from our live auction and raffle ticket sales. The Food Bank feeds 170, 000 hungry, sick, elderly and disabled citizens in our community monthly. Christmas for Everyone will be serving 3-5000 people Christmas day a delicious, hearty meal. Everyone will be given a gift and offered a haircut.  NOVEMBER 2009 HOME SALES FOR CONCORD CALIFORNIA Here is a list of the actual homes sold in Concord, California in the month of November.  The average list price for the month was $319,925 with an average list price of $211 per square foot.  The average sale price was $330,000 with an average square foot price of $217. There were a total of 130 single family homes sold in Concord this month. The Concord real estate market is heating up. Knowing what is going on with regard to sales in Concord is important for making a buying or selling decision. Finding comparables for determining price for either a listing or a purchase can sometimes be tricky because of the limited inventory. No, it's not Tahoe.  It's Concord, Clayton, California on December  8, 9, 2009 Magical, and long lasting ...our golden hills look marvelous with a coat of snow.  Normally (the few times it has snowed here)  it melts in a couple of hours, it lasted a couple of days.  Breathtaking and with luck stayed over Wednesday, which is grandpa day for 4 of our 5 grandchildren.  The kids rewarded grandpa with a couple of snowballs. Concord, CA..."Available Homes for Sale" analysis.  This report includes Single, detached homes only that are currently available for sale per the Contra Costa Association of Realtors MLS as of Dec. 10, 2009. It appears to be trending more from Bank Owned to Short Sales.  You can see from the chart below that the bulk of available homes are priced at $499,000 and below (approx. 77% of ALL available).  With this trend, the report is geared to show you how each price range breaks down to the type of sale it is.  Here's the terminology of the categories:  REO (Real Estate Owned/Bank Owned); SS (Short Sale); NONE (non-distressed/normal sale); DOM (days on market); $/SF (Price per square foot). Here in the San Francisco East Bay Area something very strange has occurred. Maybe someone can help us figure it out. The closest I've seen to this around here was when my friend put way too much liquid dish soap in the dishwasher. Perhaps one of our neighbors seriously overdid it with the Christmas decorating and decided to include the whole neighborhood rather than just their own home? I can remember this bizarre occurrence twice in the past... once when my daughter was in 3rd grade and once when I was in 3rd grade, 30 years before her. What can this mean? Any ideas? We are staying inside until it passes, just in case.

The market in Diablo Creek has been rough this year.  There were only 4 sales between $120,000 and $155,000 for a 2 bedroom and $175,000 for a 3 bedroom.  It can only go up, right?  It does appear the bottom is near, and we have signs of at least some stabilization in the real estate market.  IF FHA does not implement the proposed regulations on their process for condos and PUDs, it will help tremendously to allow this market segment to recover along with the single family home market. Our near Clayton, Mt. Kirkwood had 14 properties come on the market this year.  Of those, 1 is pending, 5 sold, three of those in May, wow, what a summer rush, eh?  There were 6 properties that came off the market or never sold!  We have hovered in the mid $300,000 to mid $400,000 price range with one exception.  That is encouraging as last year we were in the low $300,000's for a time.  Our near Clayton, Mt. Everyone who has written an offer on a foreclosure property knows that when the offer is accepted, it isn't accepted using the California Residential Purchase Agreement but is accepted using the bank's contract.  Why does that matter?  The bank's contract is written by the bank's attorneys for the bank's best interests.  Many rights afforded buyers on the California Residential Purchase Agreement are specifically excluded. The new California law "Buyer's Choice Act", which went into effect on October 11, 2009, returns one right to buyers.  The Buyer's Choice Act prohibits foreclosure sellers from requiring, either directly or indirectly, that the buyer purchase title insurance or escrow services from a particular title insurer or escrow agent as a condition of selling the property.
