But a word of caution – getting a loan on your First Apartment House might be difficult unless you have experience Owning an Apartment House. Most of my investor clients will take my advice regarding which home warranty company to go with, however over the last few years I found the REO title companies pushing cheap Home Warranties to the buyers at closing.  Because I manage most of these properties after close guess who gets stuck dealing with the HW company ME!   i have worked with almost all the flavors out there and I can attest in my local area Fidelity National Home Warranty Company is the best mainly because they use local vendors the same ones on my list.  ie: the good ones........ an example of a bad warranty company is when they hired a plumber from lodi to service Concord, the response time was 24 hours for a sewer line back up....I am now Advising my clients to #1 Choose a local title company no matter the incenti...

Concord Free Movie Night and Concord Drive in Theater The Concord Drive in Movie Theater is one of the Last Drive in Theaters in California and is nice with two screens.  I used to go there periodically but have not been in a long time. But we are going to the Concord Drive in Movie Theater this Thursday night.  It is Free Family Movie night with Free Admission for everyone and $1.00 Nachos.  The movies start around 8.  Cars 2 will be on one screen and Transformers on the other screen.  The second feature will simply be the movie shown on the other screen now on the side you are on. I worked with my buyer for over 6 months trying to find a decent home within her retirement income price range.  Unfortunately, that price range was the same as investors buying with cash so we lost several offers.  Then I had a brilliant idea....we would find a really ugly but structurally sound home well under her price range and utilize the FHA Rehabilitation Loan to make it perfect.  The idea was great, the execution was painful - primarily due to what I didn't know.  Thank goodness I explained to my buyer in advance that this was new territory for me. It will never cease to amaze me how few people have even heard of the FHA 203k loan program. It also makes me wonder how they have been in business do long and NOT known about it. Then you have those who know absolutely nothing about it and tell everyone else it is a bad thing... loll Yes, there are those out there that don't want anyone to do a 203k loan as they heard from someone years ago that had an issue.
