Yesterday morning while getting ready to head for the office, I checked my email like I always do.  I came across a lead from Trulia that just came in so I responded right away to the potential client.  We corresponded a couple times back and forth and eventually set an appointment to look at a small ranch up in Reche Canyon later in the afternoon.  In the MLS it stated that the home was located off a dirt road and since I had just washed my car, I decided to take the Suburban.  We met at the property, and they loved it, so we went back to my office to write it up. I sat down at my desk and fired up the computer.  I told them I'd like to do a quick search of the area to see if there was something that they might have missed in their search just to be safe.  They agreed, so I pulled up 4...

The definition of PUD, Planned Unit Development varies depending on who you ask.  Typically in residential areas, a PUD is a subdivision regulated by a homeowner's association.  Similar in a way to gated, condo, or town-home communities but these are actually detached single family residences with usually much lower association dues.  Driving through the neighborhood, one would not decipher a difference between these and any other homes.  They all have good sized front and back yards, full driveways and no common walls.  The only shared area is the community park and swimming pool.Of the first three subdivisions built in Cooley Ranch in the mid 1980's, two would be considered PUDS.  Heather Glen and Stonewood both have community parks and swimming pools.  They both also carry monthly h...

I was just five years of age when the first three subdivision phases of the Cooley Ranch area in Colton, CA began construction.  Getting ready for my kindergarten adventures at Woodrow Wilson Elementary School and more concerned with Star Wars than home values of course.  This was the first house my parents purchased for our family having previously been renters.  We settled into the Heather Glen subdivision, the other two were Americana and Stonewood in both of which I would soon make many lasting friendships and eventually go on to assist in the selling and purchasing of homes. The year was 1984 and my dad paid $84,000 for our 3 bedroom, 2 bath 1400 square foot home.  Now, 23 years later that same house is valued at over $350,000 and Cooley Ranch is still a great community to raise a f...

Colton is a city in San Bernardino County, California, United States. The population was 47,662 at the 2000 census.Colton is the site of Colton Crossing, one of the busiest at-grade railroad crossings in the United States. The main transcontinental trunk lines of Union Pacific and Burlington Northern Santa Fe cross at this point. As traffic on each line has soared since the mid-1990s, fueled largely by the vast increase in imports passing through the ports of Los Angeles and Long Beach, the primitive crossing has become a serious bottleneck. The crossing was installed in August 1882 by the California Southern Railroad to cross the Southern Pacific Railroad's tracks while building northward from San Diego. As of the censusGR2 of 2000, there were 47,662 people, 14,520 households, and 10,9...
