What Are Homes Selling For at Harlan Ranch in Clovis CA. 93619    I decided to take a look and see what the recent sales and active listings showed in regards to pricing.  I was sort of blown away that 94 homes came up as sold properties in the past six months or those that are active or pending in escrow.  I have not even begun to look at the pricing as I'm still wrapping my head around the volume of transactions here during this current low inventory market.   58 homes have sold over the past six months.  The highest sale was for $799,500 but that is sort of an outlier as most homes in here are smaller tract homes (Wathen Castanos or Leo Wilson homes) on small lots.  But there are some custom homes built by Elite that are pushing the pricing north.  Of the sold homes the lowest went ...

 Generally, I always recommend to my buyers that they hire a home inspector to look over any home that they have in escrow that they want to purchase.  In fact, if they don’t hire or pay for a home inspection on a property then I have to have them sign a disclosure form that says they are acting against the advice of their broker (me).  This form is supposed to cover my rear end in the event that a buyer attempts to sew me down the road, etc.  I usually recommend a home inspector that I have used for several years that is very knowledgeable.  Most of the time buyers are happy to go with my recommendation.  Occasionally they may know someone in the industry or have a friend that really liked their inspector so they want that particular one.  But on a more practical level, I like to have ...
