Real Estate Activity in Citrus Heights, CA Below is a chart that will give you a good explanation of why it is so hard for buyers to get into a home in this market.  This is a trend in real estate that we see all over, not just in Citrus Heights, CA. We currently have for sale in Citrus Heights, CA only 138 single family residences and 107 are pending as opposed to a year ago when we had 302 homes on the market with only 77 pending!  What a difference! It is extremely important that if you are looking for a home you move quickly.  You must be receiving emails of the listings that meet your criteria daily.  If you don't get your offer in on day one, it may be too late!  Be sure that your real estate agent has you set up on a listing notification and that you are checking those listings a...

If you are a first time home buyer, you need to close escrow before December 1st. If you are looking to BUY A HOME IN CITRUS HEIGHTS, CA., you need to be in contract by October 15th.  As we get closer to the deadline, more and more people are going to be sending in offers which will be slowing the whole home buying process down.  If you can help it , try not to look at short sales because they will never close by December 1st.  I know of two HOMES FOR SALE IN CITRUS HEIGHTS that are not short sales. They are not bank owned also. You have a very good chance of buying these homes without any hassles before the dec. 1st deadline. These two homes are also completely remodeled. The first address is 6917 Oak Spring Way CITRUS HEIGHTS CA 95621. It is a 3br 1ba house with 941 sq ft. The second ...

The number of HOMES FOR SALE IN CITRUS HEIGHTS, CA has dropped significantly in the last 12 months. I was on the CITRUS HEIGHTS MLS today and counted the number of active listings under 122k. There is only 7. Four of those listings allready had offers on them. A person could find 7 listings under 100k back in April or May. Now there is zero listings under 100k. I also counted the number of listings between 123k up to 159k in the same 95621 zip code. There are 60 listings in that price range. Seven are active listings. Sixteen are short sale listings. That means the remaining 37 listings are  short sale listings that allready have offers on them. They are not pending sales yet. They are just waiting for bank approval. If a person wants to buy a house in the 122k to 159k range , he only h...

If you want to know more about living in Citrus Heights, read on. As most Sacramento folks know, Citrus Heights is its own official city and celebrated it's 10 year city-anniversary in 2007. According to the City of Citrus Heights website, here's a little history: "Adolph Van Maren, successor to his father Peter Van Maren, played a leading role in community development for many years. He served on the San Juan School Board, and contributed to the development of the San Juan High School in 1915. The present site of the Citrus Heights Community Club House on Sylvan Road is on land donated by Van Maren, while the actual building is the old Sylvan School House moved after a new school facility was built in 1927. The increase in both resident population and visitors traveling on the new stat...

Two days ago I walked into my client's home, beaming, throwing hugs around, and announced "This is why I'm not an lister of bank owned properties".  We then sat down to sign their acceptance of their new home in Crosswoods. See, I've toyed with the idea of ramping up as an REO lister, since that's where alot of our market has gone the past few years.  But the thought of not being available to horse around showing a buyer a gazillion homes before they find the right one is what stops me. As an REO agent, you run a finely tuned machine... you don't have time for no stinkin' buyers. But me?  I love taking care of my peeps.  I love being available for them, and being a part of their life. So back to these buyers, C&P.  We had looked at homes in Crosswoods, and were contemplating 4 of them. ...

OK... so I'm guessing that being a fan of a marching band isn't on your list of things to do before you die.  But honestly, why not?  It's kind of fun. My grey-haired attorney brother-in-law announced a few months ago that he had joined a marching band... one of the few volunteer community marching bands in the nation.  I thought he was kidding.  After all he was busy defending just causes, protecting the innocent, suing bad guys. But marching in a parade?  Hmmmm.... He was a band geek, along with his brothers at San Juan High School in Citrus Heights,  back in the dark ages.  The Dunbar boys were the horn section... trumpet, trombone and baritone.  I bet the girls swooned.  They were all danged cute. Guess the trombone thing just got in his blood. Fast forward to '09.  At band practice...

This Friday I'm doing a marathon showing tour in Crosswoods.  Every time I enter that community, I get the willies...the good kind.  I just love it. What is it, you ask?  Crosswoods is a condo complex that feels like a collection of little cottages in the woods.  There are about 550 homes (don't quote me on that), that are neatly tucked away on various locations on a woodsy tree-lined greenbelt.  Every home has some type of greenbelt view. It's located in Citrus Heights, near Auburn and Van Maren, just behind the public Library and public tennis courts. There is a retirement home nearby, Crosswood Oaks, but it is not related. It's the only condo development I know of that has this woodsy ambiance.  A drive or stroll around Crosswoods Circle might treat you to wild turkeys, squirrels, ch...

I just read that San Juan High School in Citrus Heights is breaking ground on some spiffing up projects. Good for them. Not only is it the oldest San Juan District school (built in 1913), but it's my husband, Dave's, alma mater. That was back in the 60's, but it's influence still reaches into our lives. Dave was a top notch athlete, and one of 3 Dunbar boys to grace the halls (classes of '63, '64 and '66, and yeah... they were all pretty cute!). Today, everywhere we go we run into San Juan alums... and I mean EVERYWHERE. I list a house... "Oh, you're Dave's wife?". I go to a store... "Dunbar... hmm, did you go to San Juan". We're at a funeral... Dave went to school with 3 of the people there. We rent our newlywed apartment... "my sister went to high school with Dave". We watch the Kings...

When a new buyer chooses a lender, what is their choice based on? Interest rate?, the trust of a referral?, who has the prettiest sign? Often it's who seems to have the cheapest interest rate. What a mistake! Consider Captain Sulley. He looked like everyone else who flew. He always landed those planes, so it's hard to say how good he was. But when disaster hit, he was able to pull off the miraculous, and land a giant engineless jet in the cold frigid waters of the Hudson River. He used his years and years of experience, training, drills, and lessons learned from the inevitable mishaps he must have faced before to pull it off. Your lender is the same. They all seem comparable... until disaster strikes. And when it does, you want experience on your side. A few months ago I sold a home in ...

Did we see Elvis? No. Did we see Barack Obama? No. Did we see a UFO? No. But we did see a flock of about 40 wild turkeys hanging out near Mariposa Avenue and Auburn Blvd in Citrus Heights. Unfortunately I stopped recording about 30 seconds before they all ran away from us...Bridget and I just about died from laughing so hard.

Selling real estate requires full concentration, especially in Sacramento's red-hot buyers' market right now -- which is always a challenge because the economic climate changes from day-to-day. But it also requires full use of all an agent's capabilities. Having systems in place to handle the workload is a necessity, but so is listening to intuition, that little nagging voice in the back of one's head that says something is different or doesn't add up. I reviewed a real estate book for my About.com homebuying site yesterday, which I try to do every couple months. This is a book by Margaret Rome, called Real Estate the Rome Way. She talked about Type E personalities, a concept founded by Alex Giorgio. Type Es, he says, are typically entrepreneurs who possess enormous amounts of creativit...

If you are one of those distressed homeowners who are in danger of losing your precious home, do not panic just yet because there is still a solution for your problem. Foreclosure assistance is available for everyone especially for the distressed homeowners who are currently in a foreclosure situation. There are many options available for those distressed homeowners who have received a foreclosure notice. Among those options is the foreclosure assistance that could be given by a private organization which specializes in this kind of situation or a government agency which provides help and assistance to homeowners that are currently working out their foreclosure problems. Mortgage Forgiveness Debt Relief Act will offer Help to Sacramento and Placer and the surrounding area homeowner in Need Sacramento CA has been experiencing record breaking mortgage loan delinquencies and foreclosures this year. A large number of homeowners who purchased homes in the past 3 years using zero down 100% financing, now find themselves with mortgage debts more then their home is worth... sometimes called an "upside down mortgage".   Many of these homeowners who experienced a job lose, medical emergency or other financial hardship are unable to re-finance and are now finding themselves in Foreclosure. Foreclosure is a terrible experience that ruins ones credit for up to 7 years.  But to add insult to injury, if one purchased a home with zero down payment, and lost their home ...
