Did you think this through?  Photo Fun   Okay, maybe the shortest distance between two points is a straight line, but it doesn’t mean it’s the best answer when it comes to property improvements. I got a call to check for a leak in the storage shed in Sacramento, that is attached to the main building. There were several problem areas but this one topped the list. When adding power to the shed, someone ran a conduit line straight down through the roof and into an electrical box. The water was leaking through the roof, down the conduit, and all over the electrical box. If given the choice, do not allow water and electricity to mix.

Hidden Dry Rot in Sacramento Apartment Complex - General Contractor Called   I received a urgent call from an apartment manager concerned about a dry rot issue that they had. Apparently the storage closet was damaged to a point where vandals were able to literally tear open the wood siding of the storage unit. That’s right, the rotten wood was so bad that someone could push though the bad siding and walk through the wall. The repair of this area was necessary to secure the area from future problems. I got a kick out of the temporary solution to this problem. They stacked up several concrete steps to cover the damaged hole that the rot had created. Calling a qualified contractor before the damage had gotten this bad, may have been a better choice.

Citrus Heights, CA Back to School Already?  I remember growing up and dreading Labor Day weekend because it meant September was upon us and we were heading back to school. Now that I have my own child, I realized school years start sooner and sooner.  Tomorrow, August 22nd is the first day of school here in Citrus Heights, CA in the San Juan Unified School District. The morning will come and the streets will be filled with children, backpacks and lunchboxes. For those who have not yet seen the San Juan Unified school calendar here you go! I have included the list of holidays, breaks and teacher work days. I also noticed that over the years the names of the vacations have unfortunately become more "politically" correct, I have included the old fashioned names!    School Sessions August 2...

Crosswoods is Citrus Heights best planned development.  Technically a PUD, it's generally referred to as a condo association.  Whatever you call it,  what you have a a delightful community of condo-like homes in a wooded wonderland. Most people who currently live in Crosswoods, discovered it by visiting a friend.  Driving around Crosswoods Circle you can't help but oooohh and awwww at the towering oaks, lush greenery, walking paths, flowers, and active walkers out for a stroll. Side streets meander through the woods, with cottage-like homes set on greenbelts.  With a number of retirees living there, you'll find many eyes to watch your property while you are away! As a result, Crosswoods is popular with retirees wanting to travel. A few facts about Crosswoods: It is an all-age community ...

What is the difference between a condo, a PUD, and a townhome? Good question.  But, first, what the heck is a PUD? A PUD, is a “Planned Unit Development”. Which is a fancy schmantzy term for a neighborhood with a master plan. The homes may be attached (which we think of as condos), or detached homes. There will be a Homeowner’s Association (HOA) charging monthly dues, whose duties will vary.  Some may maintain the homes, or the landscaping.  Some may only be responsible for the common area landscaping.  Or maybe maintaining a front gate, or private roads. This varies widely, as do the dues. But the key ingredient is that in a PUD the homeowner owns their own home and the land beneath it. A condo, on the other hand, (short for condominium) may look the same as a PUD, but the homeowner on...

Is a work out effective if you don't sweat? This is a question I begin to ponder after walking for two hours and not breaking a sweat. I wanted to know if their were others who couldn't get into the soaked tee's club: so I Google the question, " why don't I sweat when I work out?" After going through several Google pages (I know, unheard of right?) the consensus seems to be split between two opinions. First, you don't need to sweat to have an effective workout. Second, you could be dehydrated, see a doctor. For a split second I panic. Oh my God! I have to see a doctor, I'm severely dehydrated. Hey, wait a minute I drink plenty of water. Plenty. But it couldn't be the second opinion, could it? Then it hits me like a ton of bricks; my workout is too easy. It's not intense, heck it's not e...

Friday - Long day scheduled today starting off at 8 am in Carmichael with a full 203k consultation on a rather large property. This one I understand is an older home being renovated and doubled in size at the same time, of course. The FHA 203k is perfect to make room additions and clean up the old. - this turned out to be a wonderful project, very knowledgeable borrower regarding the construction, well prepared. We found some asbestos wrapped ductwork.. not allot but it is always a concern to borrowers.  Then we have a possible second one in Sacto, still up in the air... then another in Vallejo this afternoon, Wow, busy day. The home in Vallejo is being purchased by a young man who is pretty sharp, He has an excellent purchase price and a home with drainage issues that can easily be fix...

Citrus Heights Short Sale - Short Sales are on the rise in Citrus Heights and account for a substantial amount of available homes on the market today. There are 277 Short Sales that are unsold out of 588 total homes for sale in Citrus Heights. I expect these numbers to soar in 2011.  Unfortunately, only 22 Citrus Heights short sale homes sell every month, on average. That's less than 8% of the available Citrus Heights short sales listings!  In addition, 329 Short Sales in Citrus Heights have expired or have been withdrawn in the last 6 months alone, many due to foreclosure. It is very important to choose an experienced Short Sale Agent for your Short Sale in Citrus Heights. Can the agent provide recent short sale approval letters? Are they negotiating the deals themselves or are they ...

My husband is one of the kindest and caring individuals on the face of this planet but sometimes he drives me nuts. He has a new policy of not putting out our recycling bin on trash pick-up day until the 11th hour. I used to haul all of our containers down to the curb around 5 PM the day before the city picks up our trash. But between the time the recycling truck gets here and the time we drag out the containers for trash, garden waste and recycling, scavengers come around. They pick through our recycling and swipe our plastic bottles and aluminum cans. I suppose some of these scavengers are homeless people and others are just guys who want to make a few bucks on the side. I asked my husband why he cares who gets the recycling as long as it's eventually recycled. But then I can be more ...

Citrus Heights, before it got all grown up, was mostly known for the Sunrise Mall. Sure, it had lots of affordable housing, but really, the Mall was the high point of Citrus Heights. Fast forward a decade or so and now our once sort of small Citrus Heights is a full-blown city. That's right, replete with its own police and fire department, Citrus Heights has exploded with growth, shopping, dining and even more housing. Citrus Heights is still considered affordable, housing-wise, but like all areas, there are some higher and some lower priced places to live. The Sunrise Mall Area has exploded with shops and stores, and I swear, last holiday season I got literally lost in the enormous Target Greatland...now that's big! Here's what's happening in Citrus Heights: Current Active Citrus Hei...
