Hello and Welcome to ~Otay Ranch~ Chula Vista California Foreclosures, Bank Owned REO, Homes for Sale, Real Estate.   Understanding the foreclosure property auction (also known as Trustee Sale) process takes time, due diligence, and understanding.  Saavy Real Estate investors can find some of the best deals around buying at these auctions, but is it right for everyone?   We would like to help explain further about these auctions and the benefits and downsides of buying Real Estate at them. Understanding the process is the key, and here is how the process goes as an overview: Pre-Foreclosure (Also known as Notice of Default).  Pre-Foreclosure is usually when the current homeowner is 90 days past due on their Mortgage.  The current lender files with the County Recorders office a Notice of...

Has anyone heard of this program and has first hand knowledge of it the working for your clients?  The HOPE for Homeowners program was authorized by the Economic and Housing Recovery Act of 2008. Since the President signed this vital legislation into law on July 30, 2008, the HOPE for Homeowners Board of Directors has worked diligently to develop and implement the program as directed by Congress. The Board was charged with establishing underwriting standards to ensure borrowers, after any write-down in principal, have a reasonable ability to repay their new FHA-insured mortgage. The HOPE for Homeowners program begins today and ends September 30, 2011. The program is available only to owner occupants and will offer 30-year fixed rate mortgages - so the borrower's last payment will be the...

Trust is the first foundation to be looked at, without that the agent and client are spinning their wheels. The agent has been in the trenches everyday. Viewing hundreds of homes and writing countless numbers of offers. If you are serious about purchasing a new  home please listen to your agent's thoughts. Let them gather information and present it, to help you decide on the offers. Myself and many other Realtors have experienced that offers at listing prices just won't be accepted. In this market buyers need to give it their best shot from the beginning. Preapproval or better yet full loan commitment to be presented with the offer. A fair offering price is what is needed these days. The inventory is very low,  many homes have 6-12 offers. REO properties can have as many as 60. Your age...

San Diego Real Estate Blog Chula Vista Wins Little League World SeriesChula Vista California defeated Chinese Taipei AKA Taiwan today to win the Little League World Series. As a Chula Vista resident since 1998 this is one of the most exciting things to happen in Chula Vista located in South Bay San Diego California. The day before Chula Vista defeated San Antonia Texas 12-2 in only 4 inning of play to advance to the final. The Chula Vista Little League Team had an amazing 9 run first inning which carried them to a seemingly easy victory over the Texans.  Chinese Taipei smashed Mexico 9-4 to advance to the final against the Chula Vista baseball team. The series is being held in South Williamsport, Pennsylvania. All of Chula Vista were watching the games and the excitement in town was unb...

Making Home Affordable San Diego Real Estate Blog   I think "Making Home Affordable" the title and the name of the web site have it all wrong, it's supposed to be "Buy a Home You Can Afford" but most things right now in the world are either upside down or just plain wrong.               I checked out the Obama led web site "Making Home Affordable". The standard Homeowner's HOPE Hotline mantra with the HOMES of HOPE 888-995-HOPE number in red to get you to call for urgent help. This government has hijacked the word HOPE from day one and probably won't stop until they've moved on. Which is HOPEfully soon. Not that the next elected group of thugs and profiteers will do much better ... I'd settle for doing nothing than the direction we're heading now.                         It was the HOPE...

Yes, that's correct, I have been working with this couple that are FHA buyers, and we have put in 35 offers and still --we can not get an offer accepted. This couple is well qualified, and have reached the point with the lender that they are pre-approved, all they need is to find a home. Unfortunately for them they are in a price point that is highly sought after. What makes this such a challenge is that many times the homes are being priced under market which causes overbids by $20,000 to $50,000. They are up against all cash deals or 30% to 50% down. I feel their frustration, each time we look at a home and they put in an offer, the home sells to a buyer that had more down or are all cash. This particular area is driven by REO properties and short sales. When a traditional sale comes ...

Here it goes, As some of you already know from a previous blog I went skydiving for my birthday a month ago.  All of a sudden last week I realized that I missed my deadline to renew my drivers license.  Last Tuesday I took the time to go to the DMV office to renew my license.  I get the number "G320" and the last G-number they called was G289.  Keep in mind they call all the C-numbers, I-numbers, B-numbers, C-numbers again, B-Numbers Again per every one G-Number!!! So it seemed that I was there about almost two hours just to be helped by a clerk to help me renew my license.  Okay, as I'm waiting inpatiently in the waiting area filling out the Driver's License renewal application I realized that it was going to take quite some time so I decided to look and study the people at the DMV off...

Dog Eat Dog in South Bay San Diego Real Estate South Bay San Diego has been and continues to be a very hard place to buy a home.  It has one of the highest amounts of REO AKA Bank Owned Foreclosures and Short Sales in San Diego County.  Chula Vista Real Estate, especially homes priced $300,000 and under, is a very popular price range. I have written well over 100 offers with several clients in the South Bay and have had only 2 accepted. My clients also write good fair offers on the properties they are interested in buying. Most of the homes in the South Bay are short sales and can stay on the market for many months and sometimes over a year. To a buyer or non savvy real estate agent, this makes it looks like there are lots of homes for sale in the MLS and on sites like Realtor.com and Tr...

Mortgage Reform and Anti Predatory Lending Act HR1728 May 2009 - The Mortgage Reform and Anti Predatory Lending Act HR1728 passed on Thursday May 7, 2009. The House of Representatives passed the bill by a vote of 300 to 114 and is said to protect homeowners from questionable and predatory lending practices that were partially responsible for the record home foreclosures and financial crisis. This Mortgage Reform and Anti Predatory Lending Act sets up rules to ensure that lenders make loans that mortgage borrowers can afford to pay back. The act also bans prepayment penalties on ARMs Adjustable Rate Mortgages that are the real culprit loans in the foreclosure mess. This bill will also hold accountable the secondary mortgage market for following the same rules. One lawmaker said, "The mess...

Chula Vista Bronze Pig Stolen and EastLake Residents Saddened In EastLake Chula Vista a beautiful suburb of San Diego County there was a recent pig napping outside of Miguel's Restaurant in the EastLake Village Market Place. The 3 foot tall bronze pig valued at $15,000 was stolen around 5:30 A.M. on April 5, 2009. The Chula Vista Bronze Pig was a favorite of locals. I was there the day they installed the pig and saw the whole shopping center built after it was a vacant field for many years. My daughter used to climb on the pig and give him a hug. The pig is an EastLake landmark and a big hit with the EastLake children. It displayed a sign below it "Eat more Beef".Chula Vista Bronze Pig Theft VideoThe two Chula Vista pig nappers backed into the pig with a pickup truck knocking it off of ...

Opening the Dam of San Diego Foreclosures There are many foreclosures because of the Foreclosure Moratorium that are waiting to be put on the market for sale by banks, asset managers and REO agents. The foreclosure moratorium here in San Diego County as well as most areas of the United States has kept homeowners in their homes through the 2008 holidays and then extended into 2009. Now that we're well into 2009 there are many wondering why hasn't the banks released the foreclosures. Many of them are vacant and the buyers are looking for new foreclosures to buy. In fact there are so many buyers here in San Diego they are starting to get discouraged in some San Diego markets and price ranges on the lack of inventory. There are also multiple offers on many homes sometimes exceeding 30 offer...

Yesterday was a great day for me. It was a good reminder of why I'm in real estate and how I work for my clients. Here's what happened.  On a particularly busy day, I posted a technical entry where I learned more from the comments in the Rain than I bargained for, met with a buyer client for a home inspection, met with another selling client to respond to a home inspection (on paper) and showed 8 houses to yet another client - all three clients are military service members. I was smiling all day, thankful for having work available while I read about other agents having to leave the biz. As I was rushing between appointments on the freeway I was driving behind a dude on a Harley. Typical rider - leather, patches, chrome, loud pipes, red, white and blue bandana under his half helmet with ...

List of San Diego Foreclosureshttp://www.dawnsellssandiego.com/search/foreclosure_search/  Do you want a list of San Diego Foreclosures? If so we can help you with that. There are thousands of foreclosures in San Diego County and the list changes every day. We thought about putting a daily San Diego foreclosure list together but then thought why not just give the San Diego foreclosure search tools to the buyers. That way a buyer looking for a foreclosure in San Diego or even the whole state of California can search foreclosures by zip code, price, size and any other possible search criteria. This service costs us money but we feel that if a client wants to search for a foreclosure, why not give them the tools real estate experts use. Buyers then know how serious we are about helping the...
