Pre-qualification is a simple process. The buyer is asked specific questions about their income, assets and liabilities.  Based on this information, they are provided with an amount for which they may qualify. This process can be done strictly on a verbal level or electronically over the Internet. On the other hand, a pre-approved buyer is one who is actually approved for a loan of a certain amount.  The pre-approval process is much more involved.  The borrower will provide proof of income, the lender will verify assets and liabilities and this information.  Because of this verification, pre-approved buyers are much more attractive to sellers than pre-qualified buyers.David HoodKeller Williams Realty Chino Hills Ca Real EstateOffice Phone: (877) 380-7992 Cell Phone: (909) 972-5569 Visit ...

Moving: A Major Life Stressor   Moving along with several other life events can produce stress. There is good stress and bad stress. Here's a little test to see just how stressed you may or may not be.   The relative stressfulness of each event is indicated by the number on the left. The most stressful life event was assigned a value of 100, and other events were assigned lower values in proportion to their effects on stress. Divorce, for example, caused stress in 73% as many individuals that experience this event as was true for the death of a spouse. Notice that change is a common factor in many of these events, often in either direction (e.g., marriage as well as divorce).   To calculate an index of the amount of stress in your life, list all the life events from this table that have...

A determination of the value of something, such as a house, jewelry or stock. A professional appraiser -- a qualified, disinterested expert -- makes an estimate by examining the property, and looking at the initial purchase price and comparing it with recent sales of similar property. Courts commonly order appraisals in probate, condemnation, bankruptcy or foreclosure proceedings in order to determine the fair market value of property. Banks and real estate companies use appraisals to ascertain the worth of real estate for lending purposes. And insurance companies require appraisals to determine the amount of damage done to covered property before settling insurance claims. First impressions are key; it starts at the front door. Make sure the paint is fresh and it is clean.Maintain the yard, keep the lawn cut and edged, hire a gardener if necessary to keep the yard in great shape on a weekly basis during the process. Forty dollars a month to have the yard maintained could be the difference between an offer or not.Open the draperies let the light shone in. Let the buyer see how cheerful your home can be.Make small repairs, faucets, loose knobs, minor repairs will be the difference between an offer and or the offer you want, fix them or have them fixed.Always make up the beds and keep them neat during the process.David HoodKeller Williams Realty Chino Hills Ca Real EstateOffice Phone: (877) 380-7992 Cell Phone: (909) 972-5569 Visit our web site Chino Real Es...

When showing your home avoid having too many people at the house, you want to make the poetical buyer feel as though they can take their time and not feel as though they are intruders. Distraction can be avoided, loud TV, music can be. Create an environment that the sales agent can talk freely with the potential buyers. Pet, keep them out o the way, its best too keep them out of the house if at all possible.Be courteous try not to force conversation with potential buyers. They want to inspect your house, not visit.Never apologize for the condition of the house, let the agent handle any objections to your house, after all that's their job. The agent has brought a buyer to inspect your house, at the same time he believes it would be a good fit or they would not be there.Let your agent sho...
