It's been my pleasure and honor the past 10 years to be a member of Soroptimist International of Chico , a local chapter of this phenomenal worldwide service group. The mission statement of Soroptimist International reads: "Soroptimist is a world wide organization for women in management and professions working through service projects to advance human rights and the status of women."Our local club celebrated it's 75th anniversary several years ago by pledging $75,000 for the establishment of a Salvation Army rehab center .Our largest fundraiser, the Home, Garden & Antique Show , is scheduled for March 15 & 16, 2008, at the Silver Dollar Fairgrounds here in Chico. Hope to see you there!

A recent issue of Country Home Magazine listed our little town of CHICO in the Top 20 "Greenest" cities in the U.S.  One of the reasons for this honor may be the Chico Green Campus program which has been established at CSUC.  This student-designed program was created to "raise student, staff and faculty awareness about energy efficiency and the relationship between it and the environment."Way to go, Chico!

I haven’t quite figured out the rationale, but the prospect of getting prequalified or preapproved is often an intimidating process for a Chico Buyer.                                       For some reason, folks will often avoid it as long as possible, and build it up in their minds to be some horrible, awful procedure. I find myself listening to every imaginable excuse, and smiling, because I know that a mountain is being made of a molehill. It’s kind of like trying to convince your kids that if they would just put the broccoli in their mouth, they will get it over with, and can then move on to the ice cream! First off, a buyer does not have to go to the hassle of making an appointment. No need to get dressed, leave the house, and make your way to a stuffy, intimidating office with s...

Hoping to purchase your first Chico CA home in 2008? Here are a few items that should be on your New Year's Resolution list if you want to earn that coveted title: Chico CA HOMEOWNER!! 1. Speak to a local lender. First and foremost, talk to a reputable lender. If you need a recommendation, I would be happy to provide you with a name I respect. A good lender will run a detailed credit history report right away so you know what you have to work with. If the numbers are doable, the lender can then give you an idea of what price range you might be comfortable in searching for a Chico home. On the other hand, if opportunities to improve your score are available, the lender can offer you suggestions of what to work on, and how soon you might qualify for a more appealing loan package. Read m...

Don't mess with your credit or change employment until your Chico escrow closes! While perusing a fellow blogger Janis Gagliardi's recent post it occured to me that the message bears repeating for potential Chico CA buyers. Here is the full story, courtesy of PortOrangeJuice. I myself have had two different buyers in the past year or so that were stopped cold in their path to purchasing a new home. In a nutshell, the escrows had progressed to within a day or two before the closing. In both cases, the lenders re-checked the buyers credit and employment status just minutes prior to funding the loan. 1. The first couple had just charged new appliances to their credit card the day before. In doing so, they knocked their qualifying ratios out of whack just enough to destroy their loan packa...

by guest writer, Mike Wiegert- broker, Chico Homes Real Estate If you are worried about keeping up with your Chico CA house payments or you've received a letter from your mortgage lender, take a moment to read this article. The problem won't go away by itself! 1. Don't ignore your lender. They want to help you and will discuss the problems you are having. They have options to help you through these financially hard times. They can offer great advice to prevent you from getting into foreclosure. "I didn't get the mail" or "I didn't read it" are not valid excuses in foreclosure court. Disregarded mail usually turns into notices of legal actions. 2. Read your mortgage documents. Remember all those papers you signed when you bought your house? Dig them out of whatever hole you put them in...

Are you facing foreclosure on your Chico Home? If you have fallen behind on your mortgage payments, you need to be acutely aware of the "foreclosure rescue schemes" being played out all over the United States. As a Chico homeowner in distress, you are more likely to be more vulnerable to mortgage fraud. Freddie Mac is working hard to get the word out on mortgage fraud. You can read their recent article in full here "Avoiding Mortgage Fraud." Stay informed, and avoid signing any documents without first consulting your lender. After all, the last thing the bank wants to do right now is foreclose on your property! They will most likely counsel you thoroughly on your legal options, and work with you to find a solution. Please protect yourself, and guard against talking with strangers or an...

I like to think of myself as a "Jackson" jack of all trades.  Now some would think that I say that in a way that is saying I could be better than some.  I say it in a way that I hope that people will ask me about something, anything that might help them out just a little or a lot.  I think coming into this business after 15yrs of being a private investor and also a teacher at all levels has given me lots of insight to this life and I just want to share it with everyone.  I was taught a long time ago that we didn't invent or come up with some of the great ideas that have helped us along the way.  I know when I learn new marketing ideas, gardening ideas, or any ideas I feel could help anyone I like to share it.  I would hope all agents feel the same way, but I know better and this busines...

The Tour of Lights is a wonderful local Chico CA holiday tradition. Chico residents love to pile in their cars after dark to take a leisurely tour of all the brilliantly decorated Chico area homes. For some, it's a grand event, worthy of a limousine rental! Our family likes to enjoy Christmas music playing on the radio, and we always bring along mugs of hot chocolate or apple cider. Add in candy canes and Grandma and Grandad, and we have beautiful holiday memories in the making! My favorite part is watching the faces of the children as they spot one unexpected treat after another: Santa in a sailboat, angels on rooftops, moving elves, and magical light displays. Of course, half the fun is viewing all of the Chico home properties gloriously lit up at night! The Chico Enterprise Record ma...

I recently had a client tell me that I was a "black and white" Chico CA Realtor. "Of course I am!" was my first thought. "Why would you want me to be any other way?" was my second thought. I wouldn't want my lawyer, or accountant or doctor to sugar-coat the truth for me. Why would a buyer or seller not want their Realtor to be straight up? We had a very interesting, light-hearted debate over lunch as to the virtues of "telling it like it is" versus "sugar-coating" (my term, not his). Given the excellent company, great Mexican food and a couple of Coronas, the discussion was enjoyable and thought-provoking, to say the least. In my opinion, the contracts that we utilize to transfer Chico CA Real Estate ARE pretty "black and white." An entire team of lawyers worked together to ensure they...

A Chico CA Realtor (or any Realtor, for that matter) owes specific duties to his or client, as well as other parties that may be involved in a Chico CA real estate transaction. If you are a buyer or seller, it's important that you know what you are entitled to from your Chico Realtor. After all, your relationship is going to be a very important one, considering that a home is probably the largest investment you will ever make in your lifetime! Your Chico Realtor will be your "fiduciary." A fiduciary is a person who holds a special position of trust and confidence, and one who is held by law to high standards of conduct. It is the job of your Realtor to work with your best interests in mind. Specifically, your Chico Realtor owes you these fiduciary duties: 1. Reasonable care and skill 2...

by guest writer Mike Wiegert, broker, Chico Homes  SUBPRIME! TEASER RATE! ADJUSTABLE RATE MORTGAGE!  Locally, these terms were once only known to those people that worked in the Chico CA real estate or mortgage business and a small percentage of people that took an actual interest in the workings of national mortgage markets. Today, these words are commonly known to anyone who reads a newspaper or watches a daily news program.  Our newfound familiarity with mortgage terminology is primarily due to the recent crisis surrounding a near collapse of the sub-prime mortgage markets. Why do they call it market? Because, essentially that is what it is, or was. In recent years, Chico homebuyers and those refinancing existing Chico home loans had a huge array of loan programs to choose from. Much...
