In response to the fed's "first-time & move-up home buyers' tax credits" due to expire on 4/30/10, the State of California has new legislation extending a tax credit of up to $10,000 to home buyers.  The credit is spread evenly over three years and is available to anyone who buys a newly built home or to first-time home buyers who buy a newly built or existing home.   To use this $10,000 credit, a home buyer must owe at least $3,333 in state income tax in each of the three years. A home buyer who owed only $2,000 in one year would lose $1,333 in tax savings that year. The unused credit cannot be used to reduce taxes owed in past or future years.  This program begins May 1, 2010 and extends to the end of the year.   Click to Visit My Website at SLOhomes4sale.com to view all current Cayuc...

According to a recent survey from Foreclosure Radar, a leading web-based research firm that monitors foreclosures in California, the number of foreclosures in California decreased in December '09 as compared to December '08. When comparing SLO County to other counties with in the state, however, the number of foreclosures actually went up when comparing December '08 with '09.  However, when comparing the volume of foreclosures in San Luis Obispo County with other counties within the state, SLO County barely registers.  This, in large part, can be credited to the county's geographic location, but most importantly, to its ridged control over growth. If an educated conclusion can be drawn from this industry survey, volume should be used as the most import factor as it applies to evaluatin...

2009 was a very challenging one for the Central Coast of California--especially as it applies to the number of foreclosures that dominated the market place.  In that regard, the total number of homes sold for specific areas of San Luis Obispo County for 2009 was 2,711.* Last year's total this time was 2,689; in comparison, market volume was up by one percent over 2008 but prices were down from the previous year by approximately 20 percent:  the average price of a home for 2009 was $479,000; while ‘08's average price was $608,000.  The average number of days homes spent on the market for 2009 was 99.  2008's average was 110. The average list-to-sales-price ratio for 2009 was 95 percent.  2008's average-list-to-sale-price ratio was 94 percent.  The average inventory of unsold homes for ...

If you are looking at a "short sale" home to purchase in Cayucos, but the seller (or borrower) has a 1st trust deed and a 2nd, the likelihood of both lenders working out a solution is slim to none-particularly if a home's value has continued to diminish during the short sale process (typically 6 months or longer).   So you know, a successful short sale on a home with both a 1st and 2nd trust deed is entirely contingent on the 2nd trust deed recouping a minimum of 10 percent on the current loan's balance.  Furthermore, the actual close-of-escrow-ratio of homes being sold through a short sale process is less than one percent.   Don't confuse REOs or Foreclosures with Short Sales.  For more information on the pitfalls of Short Sales,   Click to read my entire Short Sale Advisory   Clic...

It also appears that the average time taken to market properties improved by 13% from 158 days to 137 days. Conversely, the median sale price dropped by 5% from $840,000 in 2007 to $799,750 in 2008. The above data shows that home sale prices in Cayucos are still holding relatively strong when compared to other cities/towns in San Luis Ob...

Selling real estate in a semi-rural area with acreage is great because you get to show & sell rural ranch properties out in the country.  You get to do exciting things you can't do with "normal" tract houses in suburban subdivisions.    For instance, you discover interesting things like: Viewing a couple of rural properties can take up your ENTIRE day.  After the 1-2 hour drive there, viewing them can be very extensive.  And exhausting. Contrary to the Verizon commercial, there are many remote places that your cell phone just won't work.  Although amazingly enough, once you climb to the peak of the mountain, you'll get the clearest reception ever! You get to learn about septic tanks (hold your nose while it's being pumped out), propane tanks (the on/off switch), water wells (which need ...

Everyone needs a passport.  "Even me?", you are wondering.  Yes, here's why you and your family should be prepared with a passport: You may be called unexpectedly to the missionary field, or a global emergency, in a foreign country. You may win a vacation, and can't go until you have a passport. You may need to travel out of the country for a family member's emergency while traveling abroad. You may want to take a trip to Mexico, Canada, or the Caribbean on short notice. To strengthen border security, the United States implemented new laws requiring all travelers to have a passport for entry into the U.S.  Soon passports will be required for all air, sea, AND land border crossings.  For instance, you could drive to Mexico, and be stuck there - not able to return back into the U.S. witho...

Halloween in Cayucos is a tradition and meant to be lots of fun for the children.  For more than 10 years, the students of Cayucos School dressed up and went around just being themselves, and participated in a parade and visited establishments in town.  Of course, what's Halloween without candy.  As they strolled on to show off their costumes, the students are treated to candy while townsfolk cheered them on.   Check out the ingenuity of the homemade costumes and the norm found from the stores.  The young and old alike had a good time.    As big sisters to the little ones, the 8th graders in the photo below, guided the younger students as they crossed the street, and took great care of them.      The big brothers, (photo below) who are also 8th graders, couldn't help but have a blas...

Every first Tuesday of the month, I picked up my box of gloves, jackets, hard hats, supply of trash bags, clippers plus a good supply of bottled water and head out to Box 383 (See photo below), along Highway One, about 3 miles north of San Geronimo along the Pacific Coast, just north of Cayucos, CA, to meet fellow Realtors for our monthly highway clean-up.     The exercise is a dedicated effort on the part of the members from the Scenic Coast of Association of Realtors.  Member Realtors from different real estate agencies or brokerages and affiliates from title companies show up to help on different weeks.  The coordinated cooperative leads to a cleaner highway and a more pleasing experience for the motorists and travelers who stop to enjoy the views by the coast.       At the end of...
