 Photo Courtesy:  Taylor Hawke After the 21 Blogs in 21 Days Challenge, I've took a couple of days off, of Blogging.  I began to think of the similarities of Blogging and Dieting.  I've read that it typically takes 21 days or 3 weeks to start a new habit.  With dieting, I've read tips that you have to drink more water, be choosy with nighttime snacks, eat several meals, spice it up  and eat when you are hungry.    I may be strange, but the dieting sound similar to blogging tips that I've read.  For example, choose the best time to blog and be committed to your blogging time.  Or another tip on blogging is to only blog when you are feeling most passionate.  It seems that there are many opinions on blogging and dieting, it just depends on who you ask...or where you click.   My favorite w...

   So you're ready to buy your first home.   So you're ready to buy your first home.  Are you thinking of getting an FHA loan?  FHA has made some recent changes that you should consider before obtaining an FHA loan.   In a press release yesterday, the FHA have confirmed that all new FHA buyers will pay Mortgage Insurance for the Life of their Loan starting April 1, 2013. What this means is that new buyers will pay FHA Mortgage Insurance Premiums or “MIP” for the life of the loan.   The current rules allow an FHA borrower who reaches 22% equity, and has been had their loan for approximately 5 years to remove the MIP. The FHA made 3 new changes to their current rules: 1. The FHA is eliminating MIP removal on loans. This means new buyers will pay FHA “MIP” for the life of the loan now. 2. ...

    Can we make an offer less than listing price?   Photo Courtesy of Taylor Hawke (my father-in-law) In a different market, I would say sure we can make an offer less than listing price, but not in today's market.  Yesterday, I was having a conversation with one of my clients regarding a property that she said she really liked.  Immediately after saying that she liked the property she asked me, "can we make an offer less than listing price?"  My response was, not if you want the offer accepted.  I then began to explain that the property has been on the market for 2 days, it's priced right for the comparable closed sales in the neighborhood and its a STANDARD SALE!  There is no way that the seller is going to accept an offer for $20,000 lower than the listing price, why should they?    ...

    I love all genre's of music, but have a heart for Hip Hop.  I grew up in 1980's, the era of KDAY radio station was the only station that would play wrap music.  I would take the Memorex neon clear cassettes tapes and record the rap music privately in my bedroom because my mother didn't like for my sister and I to listen to rap music.  My mother would say that our generation is lost and that "they don't make music the way they did in the Motown generation".  I think I have turned into my mother. I do not understand what most of the "new" music is about or saying.  But, I know that it's inappropriate and I don't want my son exposed to it at an early age.  Today's rap music is particularly disappointing to me, most of the lyrics (that I can understand) are about sex, drugs, money, and ...

        A Christmas present for homeowners.     According to CNN Money, Fannie Mae, Freddie Mac and Bank of America said they will not evict homeowners going through foreclosure during the Chistmas holidays.  Fannie Mae's Executive Vice President of Credit Portfolio Management was quoted saying that "The holidays are a chance to be with loved ones and we want to relieve some stress at this time of year,".   According to Freddie spokesman, Brad German, the suspension will not affect other pre- or post-foreclosure activities, such as the filing notices of default or the scheduling of auction sales.       I received a referral for a listing in Los Angeles.  I scheduled the listing appointment with my new client, who didn't have time to discuss the particulars of the home.  I pulled the title report, pulled the comparable in the neighborhood, and began preparing the listing presentation.  In reviewing the comps, if the client were to list their home, it would be a Short Sale, as they purchased their home at the top of the market in 2006.
