I have a lot of REO and HUD homes for sale, with great prices under 200K 3 bedrooms and 2 bathrooms (I wish a seller will give me a home to right now with my large buyer pool).  Do you know that is the number one question I get from any potential buyer? Do I have these homes for sale???? I only have what the MLS gives me and that is limited right now. That is why this just happened..... My client and I just put a bid on a home listed at 290K we offered 297K, we got a counter back at 340K REALLY????? Is that insane or what?  Maybe because my client is conventional with 30% down. Getting a counter well over market value for the area or more than what any appraisal would ever reach is nuts. I need more sellers to list their home right now in this HOT MARKET to get it sold quickly and for m...

As any Real Estate agent can tell you...it's often a strange business to say the least!  Take this case for example:  Herb Vinegar an agent in my office was excited to obtain a new short sale listing in the city of Carson.  Herb was given the keys by the owner, who assumed the property was vacant. So as he tried the keys in the door, for some reason, they would not work.  Then Herb got the shock of the week, when a 20 something bombshell opened the door. (Now keep in mind, Herb is a pretty open minded individual)...  After catching his breath, his eyes focused on a stripper pole in the middle of the living room.  The young lady told him her stage name was Bella, and she was renting the home.  As you can imagine, this took Herb quite by surprise!   Herb tried to explain the situation to...

How To Sell Your Home   Visit NBCNews.com for breaking news, world news, and news about the economy           1.  Closet Space is important to a Home Buyer.  Clean out your closet, to at least half full (if you are able to ) so buyers can envision their items in the closet.  If necessary store your out of season clothes.  Remember that overflowing shelves and too many hanging items make closets look smaller than what they really are. 2.  Curb Appeal.  Make the outside of your home as neat, tidy and inviting as the inside of your home.  Clean the gutters, touch up paint as needed, clear out weeds and add new mulch to your flower beds.  Keep your lawn mowed and manicured; add color to your landscapping. 3.  Clean your ceiling fans, light fixtures and vents.  This signals to home buyers ...

Tips for Buying A Home in the Spring       The Spring home buying season has started much sooner than Spring Break!  This past weekend during an Open House in Long Beach, I met several prospective home buyers that asked several questions.  This prompted this blog with Tips for buying a home in the Spring: 1.  Identify what your basic requirements are for your next home.  Is it Location?  Square footage?  A nice backyard?  At the same time, think of amenities that do not matter to you as much.    2.  Short Sales are difficult, but they do close.  Unfortunately, short sales are a part of today's market, and the "norms" are different for a Short Sale Listing and Transaction.  For example, the listing if you are interested in a Short Sale, you may have to "submit an offer subject to ins...

Home Prices Are on the Rise Home prices are on the rise, in fact in the past week, I have seen several properties in Long Beach area increase their Original List Price.  What does that mean for homeowners?  It's a perfect time to sell your home for top dollar!  Call me for a free comprehensive market analysis and a sellers net sheet that will provide you with the market value of your home, and your approximate net proceeds if you list your home with me!    What does this mean for homebuyers? Don't assume that a seller is going to "counter you".  HGTV shows have many buyers believing that a low ball offer will open the door for a dialogue.  Not in today's market.  Homesellers are receiving multiple offers, sometimes within the same day that their home is listed.  A low ball offer in ...

Old School     Photo by Taylor Hawke (my father-in-law)    I recently came accross a listing that I was showing a client, and the Listing Agent who is known for being an REO listing agent indicated in the Agent's notes:  For an immediate response, please contact me with your questions on this listing.  "I am old school, I respond to your voicemails and emails, I thank you for showing my listing".  I was completely impressed with this statement, unfortunately my client didn't choose this agent's property. His note in the MLS made me want to work with him!  Since when is being a professional considered "Old School".  If that's the case, I guess I'm Old School! I am a (old school) professional Realtor, and take great pride in my chosen profession, clients and reputation.  I enjoy networkin...

It's a Seller's Market    If you are a home buyer, you may have heard that it's a 'buyers market'.  It's a great time to buy a home, because interest rates are still very low, making a home purchase affordable.  However when there is very little inventory on the market, it's a sellers market!  This means that it is not unusual for a seller to receive multiple offers. It's almost always a good idea to write a strong offer if you are interested in the property.   It's a Seller's Market.  Here are tips to win your home, when you experience multiple offers:   A Larger Good Faith Deposit sometimes reassures the seller that you are a serious buyer.  Typically a good faith deposit is 1% of the purchase price (especially if it's a FHA offer);  Instead, make your good faith deposit 2% of the p...

Today I received a call from a Prospective Buyer who read my AR BLOG!   The caller informed me that she had read one of my blogs regarding the City of Carson, and her and her husband are starting the home buying process!  Needless to say, I am super jazzed! This is my second call I've received from a prospective client (the other one was looking for a rental  property).  I'm even more committed to blogging on Active Rain, and it was a total confirmation that Active Rain will continue to be an essential component of my business plan!    The call was the best Valentine's gift I could've asked for (don't tell the hubby)!   The only way I can describe my feeling is the song "I've Got a Feeling" by the Black Eye'd Peas!.

Wondering what to do with your Income Tax Return?       Are you wondering what to do with your income tax return?    What do you typically do with your income tax return?  Do you pay off credit card bill, take a vacation or are you saving for that special purchase.  Have you considered using your income tax return as a down payment on a house?  FHA loans require only 3.5% down payment for homes.   You can own a home, it is within your reach. If you purchased a home for $300,000, your down payment is $9,000.  If your income tax will not cover your full down paymnet, contact me to discuss if you qualify for a down payment assistance programed offered by First Mortgage Corporation, a Direct Lender.    Call me today, to discuss how I can assist you through your first home purchase!
