Oh, I remember this scene like it was yesterday. There I was, standing in the pouring rain, squeezed under an eave with my back flat against the wall to stay somewhat dry. Quite excited to be listing a home for sale in Carmichael. I met with the sellers yesterday to explain how I do business and what I can do for them, and they hired me practically on the spot. Always very happy when that happens. It means we have made a connection. When we closed escrow on the home in Del Dayo yesterday, the seller seemed very relieved. She was happy and said an odd thing, not something that I have not heard before because I certainly have; just did not think it applied particularly to this transaction. What she said was, "You are a bull dog." Well, I prefer to think of myself as an Afghan Hound, with long silky hair.It was a bit contentious at the end since we did not close on time due to a snag with the buyer's lender. We woke up Friday morning believing it would close, and it didn't. That is not a good position to be in, having to explain to a seller why she has no place to live. Sometimes, buyer feedback can drive a Sacramento listing agent crazy. Over and over buyer's agents sent feedback saying either home was too big or it had too many levels. Because, this particular home, guess what? Exceeds 5,000 square feet, which was right there in MLS for all to read. And it is a tri-level, also in MLS for all to read.However, nobody reads MLS listings. Not agents. Not buyers. Maybe they look at the virtual tour, thumb through photos, and note price and property address. Not much else. Further, low inventory drives agents to throw darts at the board. Nothing to show, so they hop on every new listing, hoping it might fit or buyers might change parameters. One of the most emotional things for a seller to hear during a listing appointment is when his Realtor tells him he can't get what he wants for the property. Sellers often have one reality and then there is the market to contend with. There is also the fact homeowners tend to become complacent. They live in the home day after day, so they don't always notice the defects. A defect is just a small thing they will fix one day and never do.This particular listing also involved long-term tenants who lived in a 100+ year home on the same lot. You know their fear is either being evicted or having their rent raised, so a listing agent must ensure the tenants do not sabotage the sale. I got around that scenario by not letting any of the buyers see the tenants' home until a buyer was in contract....
