I know, it sounds like a cheesy television slogan but that's exactly what happened. A neighbor approached me about putting his place on the market. He purchased the townhouse 2 years ago for $410k. Well, the real estate market has changed significantly since then. He was shocked to find out what townhouses in our neighborhood were going for. Basically, he was upside down $50k in a best case scenario. Imagine sitting at the closing and writing a check for $50k in order to sell your house. To top it off, his adjustable rate reset to 9.25% from his comfortable teaser rate. After running down his options, he decided we should pursue a short sale with the lender. Summer presents a wealth of outdoor activities in Carlsbad, and one of the highlights of the summer is the Jazz on the Green Summer series at the Four Seasons Aviara Resort in southwest Carlsbad in Aviara.The Four Seasons Jazz on the Green series is in its 10th year, and the line-up is outstanding once again. - Richard Elliot, Rick Braun, Peter White and Euge Groove (check out their websites and listen to their music!) Carlsbad has a great reputation as far as its schools are concerned. Buyers, both local and out of the area, are drawn to the many neighborhoods in Carlsbad because of the school programs.Bressi Ranch is a fairly new master planned community in central Carlsbad, at the junction of Palomar Airport Road, El Camino Real and Poinsettia, and just north of the La Costa area. Carlsbad, California is a popular place to live in North County San Diego. The residents who live there, and the continued growth, are testimony to this town's desirability as a West Coast destination in Southern California. Located about 30 miles north of downtown San Diego along the coast, Carlsbad real estate is some of the southern coast's most affordable, except for Oceanside to the north. The Acura Tennis Classic tournament, a world-class sporting event (celebrating its 24th year), has been held every year in Carlsbad at the La Costa Resort and Spa since 1991, and is, perhaps the premier event at the resort (save for the Accenture Golf Tournament which, until last year, had been held at the resort in the spring for a number of years). Here are the summary statistics from the MLS for the month of May for Carlsbad, California.There are some things to note, especially with regard to changes since January 2007.The inventory has increased, which is typical for the spring market. While the median price for both attached and detached homes is about the same as last month (a slight drop for attached), prices overall have increased since January: 4% for detached homes, and 3% for attached homes (but see my note below).The inventory is a little under 6 months for detached homes, the lowest it has been since May of 2006. The average marketing time has also shown a very modest drop in the last several months. Keep in mind these are trends, and not necessarily indicative of the changes we can continue to expect. On the east side of Carlsbad, just a short hop from the San Marcos border, is a pleasant, tree-lined community on rolling hills called La Costa Meadowridge.   Yes, Carlsbad, CA has a windmill, and it's pretty well known. The Windmill is more formally known as Windmill Banquet and Catering, with a Dutch-style windmill visible for some distance. The site is shared by the Holiday Inn, providing rooms for visitors and conference attendees. Windmill is the site of the monthly Carlsbad Chamber of Commerce meetings, among many other corporate events. The Windmill was built in 1980 and remodeled in 1999. Carlsbad has a good reputation as a golfing destination in Southern California. And with two well-known golf resorts, La Costa Spa and Resort (with 2 courses) in the La Costa area, and the Four Seasons Aviara Resort (public) in Aviara, one can understand. There is also a public golf course at Rancho Carlsbad (a 55+ residential community north of La Costa). Perhaps we don't measure up to Rancho Santa Fe, a nearby very affluent neighbor with, I believe, 7 country clubs and 3 courses each at two of them - Morgan Run and Fairbanks Ranch. Brookfield is an attractive, un-gated neighborhood on the eastern side of Carlsbad where Alga Road meets Melrose, near the edge of San Marcos (look for Xana Way at the light on Alga, the main road through Brookfield).   Buyers who are looking at Carlsbad homes for sale, especially first time buyers, are often drawn to the community because of the location and the pricing.
