Carlsbad Home Prices 92010 Median for 2008 Carlsbad 92010 had a median home price in 2007 of $644,500. Compared to the 2006 median home price in Carlsbad of $655,000 this is only a $10,500 drop in value. The peak median home price was $660,000 in 2005 and there is only a $15,500 drop in value from that Carlsbad median home price. The 2007 Carlsbad 92009 median home price is $50,000 more than the median home price of 2006 which was $770,000. This area of San Diego has held its own in the San Diego real estate market downturn and is a refreshing sight to see. Eve Sieminski and I spent yesterday afternoon studying a number of various For Sale by Owner (FSBO) sites and researching these Carlsbad listings and Carlsbad real estate through our local SANDICOR MLS.We had initially intended to study all of North San Diego County, but ended up drilling down to just one city: Carlsbad. The results are very interesting. Some casual observations:   The vast majority of these Carlsbad FSBO listings are overpriced. There is an abundance of things to do in Carlsbad, particularly given the terrific weather we have most of the year. If enjoying the outdoors is a priority, there are many things to like about living in Carlsbad. Because of the weather Carlsbad enjoys flowers of varying kinds year-round, and The Flower Fields are an amazing collection of color, and blooming time is approaching quickly. The transformation from dirt-brown hillside to vibrant color is truly spectacular. Carlsbad home owners, and everyone else as well, has a responsibility for our environment, and recycling is a big piece of that. Increasingly there are ways for everyone to make a difference and incorporate some form of recycling into their daily lives. Some communities, like Carlsbad, provide recycling services along with trash collection – how much easier can it be? The Carlsbad recycling center provides services for bottles, cans, cardboard, e-waste (TVs, computers, monitors and much more), hazardous waste (oil, paint, cleaning products) and other items. You may have heard of Aviara Oaks Elementary and Middle Schools.  They're in the heart of Aviara, off Ambrosia, across from the gated community of Sanderling and the non-gated, but a bit more expensive, community of Serenata.  If you live in either of these communities, the schools are an easy walk, though there is also the community at the end of Ambrosia that's an easy walk too.Here's my recent picture of the schools. The middle school is to the left (you can see the writing on the entrance), and the elementary school is to the right with the playground.  Both schools are campus-style schools.  The elementary, in particular, has strong scores.  If you need info about the schools or the area, just contact me.  We moved to Aviara when we first moved to the area years ago. Margaret Hokka...

We've been working on our HDR capabilities.  I went out and bought a shutter release so that I don't touch the camera to fire it.  That has seemed to help on avoiding the ghosting of some of my past attempts.  Here are some photos from the newest attempts to master this new technology.I think I'm beginning to get the knack of this stuff.   For the above image, I merged only two images (spaced a number of F stops away) to get this image.  Pretty nice, I think.The next one is a combination shot.  The interior is a single image shot with artificial flashes.  The windows are a high dynamic range image.  What do you think?  Something's not perfect yet...still need to work on it, but it's looking pretty good, I think.  Maybe just a tad cartoony.The last one is really cool.  It is also an inte...

We got a call from one of the writers over at the San Diego Union Tribune today who was writing a story about foreclosures in San Diego County.  He needed some numbers about what percentage of homes in the MLS were REOs.  That got my husband John (some of us refer to him as MR. Metadata) to thinking, and, lo and behold he publishes our first ever foreclosures-in-the-mls map!  Very cool!  Here's an example of the detached map of Encinitas.As you can see, there aren't so many bank-owned properties in Encinitas.  There are also a few in Carlsbad.  Most of the REOs are more inland, but what's really cool about these maps is that now the users who are shopping for value can look at just the foreclosures (John decided to make this data field generally available and not restrict it).  Anyway, ...

The annual Carlsbad Marathon and Half Marathon will be held in Carlsbad, California this Sunday, January 20, beginning at 5:30 am (first set of runners). There are three start times depending on how fast a pace you can keep.The Carlsbad Marathon is well known for the gorgeous views that runners (and viewers) can enjoy along the course, some of which is along the Coast Highway (Route 101). Carlsbad weather is pretty ideal, as is the weather for San Diego in general. It’s one of the reasons so many folks like living here, and continue to move here despite the high prices. After all, it was 75 the other day…on January 13th! Folks joke about the sunshine tax (our prices) that we pay, and complain that some employers believe they can pay less than other large cities because the overall environment is so desirable and people will live here regardless.
