Carlsbad, CA Real Estate News

Carlsbad, like many Southern California towns in San Diego County, has experienced substantial growth in recent years (about 95,000 currently), and is expected to continue that growth. The growing pains have included more traffic, issues of affordable housing, preservation of open space, providing services for residents, schools, environmental concerns (e.g., beaches, wildlife, and erosion) and much more. Recognizing the need to cope effectively with growth and to plan for the future, Carlsbad voters wisely approved the Smart Growth Plan many years ago to help manage the expected development in Carlsbad. This has been, in my opinion, one of the smartest things Carlsbad could have done to help control the impact of development. Carlsbad is now focusing more urgently on growth issues wit...

If you are thinking about buying a home here, you should know that Southern California, like many parts of the county, is pretty health conscious. But perhaps because it is warmer here most of the year and more of our bodies are showing, the focus is, perhaps, more extreme. Our beautiful weather throughout the year allows folks to enjoy the outdoors and stay in shape surfing, riding bikers, hiking, walking, skate boarding, roller blading, golfing and more. Since we have lots of fresh produce year-round, it is pretty easy to eat well and at a reasonable price, which helps to stay in shape (BTW did you know that San Diego County is the nation’s number 1 producer of organic food?). Carlsbad has a good number of health clubs of varying sorts to help folks look their best too (we have seen ...

Q. What's the secret to selling a property in 8 days for top dollar in this market?  A. Market knowledge - Absolutely know your market!  Knowing your market can be as easy as doing a simple market analysis of a cookie cutter subdivision, or, conducting extensive research as to true comparables. Include square footage, ammentities and upgrades, views, lot sizes and condition.  A. Pricing - The pricing must reflect condition, upgrades, location and of course comparable sales of similar properties.  I like to use value range pricing for the following reasons: It broadens search peramiters for agents and consumers on the Net and MLS so your listing will be more readily found. and... It provides a range to work within in case the buyer needs help with financing or closing costs.  It's much e...

The largest one day street fair is held in Carlsbad,CA with over 100,000 attendees and 850 exhibitors!  Downtown streets in Carlsbad are closed off and filled with wall to wall vendors and seas of people from 8am-5pm.  Every knick knack you can think of is found at the booths, such as jewelry, clothes, spa products, nautical artwork, handmade items…the list goes on and on.  There’s also a early bird 7am pancake breakfast, rides for the kids, a beer garden, and an international food court.  The Carlsbad street fair is fun for all, from the young to young at heart.  Going to the fair is a must at least once in your life, but I can’t stop myself from going every year to this bi-annual fair, that’s held every November and May on the first Sunday.  Being outside amongst all the fellow Carlsb...

Investors are moving back into the coastal San Diego real estate market with impatient wallets. They are seeking well-priced foreclosures, pre-negotiated short sales and real estate investments with income streams. So-called bargains in sub-marginal areas may not be the wisest San Diego real estate investment move. Perceived bargains in outlying markets may be nothing of the sort, and we persistently advise our clients to stay with blue chip real estate investments--especially in these volatile economic times. We recently received a whisper from La Costa Resort and Spa that buyers of their Villas will receive up to $125,000 at closing for leasing their properties back to them for two years. And of course, there is always the option of using the condos as well. This is a very limited off...

Carlsbad home buyers. You are in for a treat…buying your first, or a new, home. The inventory is great, interest rates are historical (well, almost), and this may be a terrific time to buy, unless you are seeking to purchase and sell in a couple of years and make a killing. If that’s your plan, well, IMO I would not buy. But for many Carlsbad home buyers, first time buyers or experienced, this could be a terrific time for you. So are you prepared to take on another PART TIME JOB? What? You mean I am going to have to work at buying a home? I thought this was a buyer’s market. I thought buying a home would be a breeze. Sellers need to sell and they NEED buyers. I am in control here. Think again, buyers. If you are not prepared or able to spend many hours per week on the following and mor...

Carlsbad has a long and positive reputation as a retirement community, as a result of the weather, amenities, golf and other outdoor activities, and its beaches. Carlsbad also has a number of 55+ communities as well as seniors apartments that cater to the burgeoning seniors populations. A center of activity in Carlsbad Village is the Carlsbad Seniors Center.       Located at 799 Pine Avenue just a few blocks from the heart of the village, the Seniors center provides a multitude of activities for seniors. There is ample parking for those who drive, but the center also provides transportation for folks who cannot get around on their own or do not own a car. Hours of the center are 8 am to 5 pm Monday through Friday. The activities that are available are pretty impressive, and certainly wh...

One of the many positive aspects of living in Southern California are the farmers markets, which can be found in most communities throughout the year. And Carlsbad is no exception.          The Carlsbad Farmer’s Market is held on Wednesdays year round from 1 – 5 PM, and on Saturdays from 9 Am until 1 PM. The market can be found in the heart of Carlsbad Village at 2930 Roosevelt between Carlsbad Village Drive and Grand Avenue.          The Carlsbad Farmer’s Market is a great way to buy fresh fruits (including the famous Carlsbad strawberries) and organic vegetables, and to support our local farmer’s. You can also find flowers, plants, homemade breads (no preservatives), lemonade, popcorn, gourmet oils and vinegars, honey, the best tamales around, dried fruits and nuts, candies and fudge,...

Our wonderful weather allows you to enjoy the outdoors year-round, except for the few times we get rain. A favorite outdoor activity in Carlsbad is taking a walk or hike, and we have plenty of hiking trails to accommodate any ability level. And a pleasant walk allows you to escape the pressures and hustle and bustle of daily life AND get some exercise. The Batiquitos Lagoon is a favorite walking area, and especially pleasant because of the views of this pristine lagoon, and the many bird species that inhabit the area. Located at the south end of Carlsbad in the Aviara area (bordering the Four Seasons Resort and Golf Course), about 6 miles of trails (which extend beyond the lagoon area) are perfect for walks with or without your dog, running, and bird watching; these trails are rated as ...

Selling your Carlsbad home is a challenge in today’s market. Making the decision to sell can be difficult enough, so you want to know that the REALTOR you hire will get the job done (that’s assuming you price the home correctly – everyone knows an overpriced home will not sell, no matter how good the agent is or how much marketing is done).   Read: What’s Important to You as a Seller?   This is not so much about how to go about finding the right agent, but more about what will the listing agent do for you.   Read: What do You Want to Know About Your Agent? Also: What Kind of Agent do You Want?   There are many strategies a listing agent can employ in order to help you find the right buyer for your home. The operative word here is CAN, since while there are lots of options, some agents ...

Living along the coast is a dream for many Carlsbad buyers.  Unfortunately, while many cannot afford that particular lifestyle, everyone can partake of all that the beach area has to offer. For those Carlsbad buyers with a budget of about $1 million (or more), there are a number of options right along the Carlsbad coastline…and Hanover Beach Colony is one of them Carlsbad, about 30 miles north of San Diego, has become a destination of choice for many due to its schools, weather, arts program, leisure activities (multiple golf course, Legoland, beaches, outdoor fairs and jazz concerts), shopping and restaurants, and the comfortable lifestyle it offers to those who seek a coastal home – there are many things to do in Carlsbad. Many homes, while affording one an ocean view, are not direct...

Carlsbad home buyers have lots of options these days in terms of location, price range, style and amenities. If you want to be near the beach you can be…for a hefty price. If living further inland on the hills with views is of interest…you can. And for those who are seeking to be in Carlsbad Village itself, there are also options…Laguna Point. Living in Carlsbad Village represents a very different lifestyle, as one would expect. With all the things to do in Carlsbad…restaurants, shopping, exploring the beach…you will always have something on your agenda. Or you can simply chill out and do nothing. Carlsbad Village is the hub of commerce and retail (although we have substantial corporate parks as well with a broad range of businesses), with plenty of on-going development. With its locat...

Property taxes are one of the “joys” of home ownership in Carlsbad (and elsewhere, of course). Do you detect the sarcasm? But these funds do enable the county to provide certain services, and so all home owners must continue to pay them or see a lien placed on their property. But in today’s market, you MAY be able to save a bit on your property taxes, at least for a period of time. This will most likely be the case if you purchased your home in the 2003 through 2007 time period, but there are exceptions. If the market value of your home has fallen below the assessed value on your tax bill, you can request a reassessment by completing an application with the assessor's office by May 30, 2008. Although prices have fallen overall in San Diego County, the assessor's office will not automat...

Are you ready for a road trip? Great – here it is.  This is all about Historic Route 101 in Carlsbad – things to see and do, and a bit of the history. Have a great ride. Carlsbad CA is located about 30 miles north of San Diego on the beautiful Southern California coastline, easily accessible from downtown as well as from California’s largest city, Los Angeles, about 100 miles to the north. The 5 freeway may be the fastest way to travel north and south through our lovely community, but it is also the busiest. And you miss the colorful and eclectic beauty of this seaside paradise called Carlsbad by not taking  historic Route 101, also known as the Coast Highway, and more formally as Carlsbad Boulevard [each town along the coast from Oceanside to the Mexican border seems to have a differen...

The community of Aviara in south Carlsbad is a beautiful resort residential community built around the Four Seasons Aviara Resort (NOW the Park Hyatt Aviara Resort) and their popular residences. There is a variety of real estate to choose from in Aviara, depending on whether you want views or not, prefer a condo or detached home, desire a gated or an ungated community, and of course your budget.
