But this has nothing to do with that, other than the title. However, planes, trains and automobiles are a big issue in my area, and a source of concern for Carlsbad buyers and sellers. Here’s an update on the Carlsbad real estate market for April 2008 from the MLS (homes sold privately are not include in these data). Homes for sale – 531 detached, 254 attached (up 14% since January) 138 detached and 61 attached homes came on the market in April (7% less than in March) 230 detached and 163 attached homes sold in the last 6 months Absorption (inventory) is 14 months for detached (an increase of 3 months over March) and 9.3 months for attached homes (a decrease of 1 month since March) Average marketing time was 73 days for attached and 71 days for detached Median sales price for detached - $701,225, up 4% from March (but 7% lower than 1 year ago) Median sales price for attached - $453,250, up 7% from March (and 2% above the median from 1 year ago) Carlsbad home sales pri...

I use Site Meter and Get Clicky to track search terms people use to miraculously land on one of my sites. Search terms like San Diego Real Estate, or Carlsbad Real Estate or Luxury Homes  on Google's revered Page One are logical and rewarding, but it's the odd stuff that snares fancy and fascination. One Ringie Dingie…Two Ringie Dingies… The decision has been made and the news is out. Carlsbad and other areas are losing the 760 area code and gaining a new one. The 760 area code covers a huge area, from the coast all the way to Anza Borrego in the desert, and is one of the 2 largest area codes in all of California. The North County area has become overloaded with phones, and thus a shortage of phone numbers, so a geographic split will occur in 6 months (from May 9); 6 months later the new area code will be mandatory. A fair number of Carlsbad buyers, and others in the general area, are seeking to buy a single story home. For some, this is a requirement, and others just have a preference. The reasons for this request vary. Some folks are experiencing health issues which make climbing stairs difficult, or they may be anticipating problems as they get older. Carlsbad Real Estate 92011 Median Home Price Drops 127K from 2007 Peak In Carlsbad, Real Estate has not been immune to the housing crisis affecting virtually all of San Diego. Zip code 92011 in Carlsbad North County Coastal San Diego has taken a major dip in median home princes in early 2008. There were 44 homes that sold in January, February and March of 2008 with a median sold price of $742,500. This number is well off the 92011 Carlsbad median home price of $870,000 in 2007. In fact the early 2008 number is $127,500 less than the 2007 median home price. Out of the 44 Carlsbad homes sold the lowest was $360,000 on Bluewater Road was a bank owned foreclosure listed by Excel Properties. Carlsbad 92010 Real Estate Median Home Price Drops 110K from 2005 Peak The Median home price in Carlsbad zip code 92010 for the first quarter of 2008 is $550,000 from the sold homes in SANDICOR. This is $110,000 lower than the peak Carlsbad 92010 median home price of $660,000 in 2005. It is $94,500 less than the median price of 2007 - last year.
