Many of us set ourselves up each year with resolutions.  Work out more, eat less...you know the drill.  Why not resolve to keep your home healthier this year too, with this seasonal checklist:   Spring time-Clean your gutters.  Backed-up gutters can wreak havoc on siding and cause flooding.  Scoop out leaves and debris with a trowel or hire a professional to do it.  Check your roof.  Wintery weather may have damaged the surface, and the first big rainstorm, left unchecked, could cause significant problems.  Replace shingles as needed.  If your fireplace got a workout during the winter months, give it a clean sweep.  Best to call in the experts to inspect and clean creosote buildup. What a fun tine we had last night at Kobe Sushi and Bistro!  James and Monica, theh owner-really know how to welcome their customers, how to treat them-and most of all, how to feed them!  YUMMY!  I took a friend of mine there for his Birthday last evening-and we had a blast at the Sushi Bar.  You could tell by the conversations with the other patrons-that there are many regulars at Kobe.  Missy, one of hte best waitresses I have ever been served by.  I hadn't seen her in awhile-and she still remembered me.  A truly good time, was had by all.  Just went to eat, and ended up making a few new friends!  For the best Sushi in town-Kobe never disappoints! Thinking of buying a home? Consider this: The gap between monthly rents and mortgage payments is at its lowest level in almost 20 years. In some markets, the difference can be less than $100, according to a national study conducted for The Associated Press by Marcus & Millichap Real Estate Investment Services. The study, part of a week-long look at homeownership by the AP, found years of falling home prices and low interest rates have created the ultimate buyer's market. In this business, if your Monday is brutal, Tuesday is likely to be ten times worse. That seems to be a given. I keep thinking that the real estate business will slow down in Sacramento, but it's only getting more hectic. This week alone I believe I am taking 5 new listings, and that's just the ones I know about at the moment. But I'm fortunate to have closed so many transactions this year that my inventory has room to grow, thank goodness, and I still have enough lockboxes in the trunk of my car to handle the growth. Lately, I've had a few problems with lockboxes. In one instance, an agent called to say he found a key sitting on an air conditioning unit for one of my short sale listings in Natomas. Just what the exit at both East and Westbound directions need...an "Interchange"-look at this! It is properly referred to as the "Diverging Diamond".  The Nation's first, is in Springfield Mo., just built last year.  It only cost $3 Million Dollars.  You would shutter to know the numbers DOT has been reviewing for projects that have previously been proposed-for this same location.  The problem?  GO figure...it is not currently a design approved by Caltrans...so, this will take awhile to come to fruition.  If it does.  It looks like a great idea to me! It still isn't good-The El Dorado Irrigation District's upper management unveiled a reduced rate increase previously presented as "Plan B" in El Dorado Hills  a little over a week ago.  The new proposal lowers the first year hike from 35% to 18%, retains the 15% & 5% increases in years 2 and 3, and puts of the increase in years 4 and 5.  According to EID Gen. Mgr. Jim Ambercrombie, "Plan B is the result of outcry from prior workshops & an estimated 4000 protest letters"-well short of the 20,000 plus req'd to block the increase (Prop. 118 on majority vote).  Also a result of an improved power conract, restructured debt, further reductions in capital improvements, and anticipated employee wage and benefit concessions. in respones to the "why now", "why so much" questions, Ambercrombie sai...

You must know about EID's proposed rate increases-and get involved by attending one of their scheduled townhall meetings.  For one close to you-checkout HTTP://www.EID.ORG  They have already begun-there is no time to wait!   For Cameron Park, it is Thursday the 28th of January at 6PM at the CSD-2502 Country Club Drive.  They are proposing a series of rate hikes, starting with 35% in 2010.  15% in 2011, and concluding with 5% over the following 3 years-2012-2014.  The notices began arriving the first week of this month.  Altogether it compounds to an 80% increase in 5 years.  The first rate hike is planned to go in to effect a week b...

Something I read recently-just really "rang home"-I hope you feel the same, after reading this- "Mr. Rogers was right-we can all benefit from having and being Neighbors.  A study by Harvard University found that about 1/3 of Americans no longer participate in social activities, such as inviting people in to their homes or visiting friends and relatives.  Sociologists refer to this as a loss of "social capitol," connections between people built on shared concern and trust.  The loss of social capital increases feelings of isolation and decreases our civic engagement and our ability to face community challenges contructively. OVER 55? CALIFORNIA PROPERTY TAX RELIEF Since its passage, Proposition 13 prohibits property tax increases until property ownership is changed. If either spouse is over age 55 (when the old home is sold), PROP 60 allows replacement of a primary residence with a new home of equal or lesser value (but see below) within the same county and transfer of the Prop 13 assessed valuation from the old home to the new property.  This is allowed once in your lifetime, and a spouse who has done it before 'taints' both spouses. PROP 90 allows counties to elect to accept transfers of Prop 13 values for moves from other counties when a primary residence is replaced with a less expensive (but see below) home.
