The current inventory of available Camarillo pool homes range in price from $360,000 to $3,890,000 and the square feet of the homes range from 1356 sq ft to 10,395 sq ft. Below is a graph illustrating the Real Estate Activity for Camarillo Single Family Homes, not including  the Santa Rosa Valley Area Homes. The sold numbers represent Camarillo Single Family Homes that sold in June, 2012.As you can see, the inventory levels, especially in the lower price range is very low.  As of this writing, there are only 40 homes active homes for sale under $550,000. The average sales price did decline by approximately 2.3% from 2010 to 2011. However the average sales price jumped 12% from 2011 to the those Camarillo Single Family Homes that sold in  the last 3 months of 2012. Interesting statistics to note from the data illustrated below for the Camarillo Real Estate Market for the month of February 2012 20.8% of the Active Listings are distressed properties (either Short Sales or Bank Owned) 74% of the Under Contract Listings are distressed properties 60.8% of the Sold Listings are distressed properties. Days on Market for Active Listings is 116. Days on Market for Listings under Contract is 139. Days on Market for Sold Listings is 116. The Real Estate Market Trend illustration below shows that Camarillo Single Family Homes sales have declined from the high levels recorded in 2005-2006. The Camarillo Real Estate was not excluded from the Real Estate meltdown, however Camarillo has a higher price point than a few of the other close in proximity cities to it. Camarillo has a declining inventory, especially in the lower price range and the demand is high, therefore keeping Camarillo Single Family Homes quite stable for the last few years. Camarillo does have a higher percentage of  Single Family Homes price $500,000 to $749,999  and Single Family Homes priced $750,000 and above, so this needs to be remembered when looking at data using only average Camarillo Single Family Homes. The Camarillo Real Estate Market Aborption Trend January 2012 illustrates that the average sales price for the last 3 months is only 3.4% down from the average sales price of 2010.  And while that is not reason to raise the roof in celebration, it does show that prices are beginning to stabilize. The inventory in Camarillo of lower priced property is pitiful, which does often times create bidding wars and buyers are told to bring their best offer in first! When we compare the sales data for Camarillo Real Estate Market, we see that the number of single family homes sold in Camarillo did not decrease by much, a mere 8 homes.  The price of Camarillo single family homes that sold in 2011 on average decreased 3.89% from 2010. Interesting fact that the data shows us, is the average list price to the average sales price for the Camarillo Real Estate Market remained in the 97% bracket for both years.
