Old Town Camarillo has a new event coming up, mark your calendars for this one.   This event will be a Culinary Crawl!       The Old Town Camarillo Culinary Crawl will take place Sunday, August 18th from 2-5pm, so come hungry.   What a great name, perhaps because after visiting all 12 locations and sampling the food and drinks, one just maybe crawling at the end. Or does the name suggest, one take a slow crawl to each of the 12 locations to take in the cuisine, refreshments and enjoy the art that will be for sale.   This is the first Culinary Crawl and is the project of the Old Town Association of Camarillo, which is a committee of the Camarillo Chamber of Commerce.   Here is what is on the culinary menu:   Wine & Food Stops Studio Channel Islands Art Center - Blackboard Gallery zzyzx C...

the Camarillo Public Library 4101 Las Posas Road, Camarillo (map)       presents Free Movie Night Every Thursday – June through August       Thursday, June 27, 2013 6:30pm       ‘Invasion of the Body Snatchers’     This American science fiction film was originally released in 1956; a remake was done in 1978. The original film was selected in 1994 for preservation in the United States National Film Registry by the Library of Congress as being ‘culturally, historically, or aesthetically significant.’ It is definitely a classic in the realm of the early ‘Sci-Fi’s.   The story depicts an extraterrestrial invasion in a small California town. The invaders replace human beings with duplicates that appear identical on the surface but are devoid of any emotion or individuality. A local doctor ...

Easter Eggstravaganza and Arts & Crafts Fair Camarillo Community Center       Pleasant Valley Recreation & Park District Saturday, March 30, 2013 10:00am to 3:00pm     What an ‘eggsiting’ fair planned for Saturday, March 30th in Camarillo – the annual Easter Eggstravaganza and Arts & Crafts Fair at the Camarillo Community Center. Besides the traditional Easter Egg Hunt, there will be many other features to this year’s event: inflatable attractions, petting zoo with a pony ride, games, entertainment, craft vendors and food. I also heard that there will be a ‘special guest’ appearing (shhhh … want to keep it a surprise, but the Easter Bunny plans on hopping by).   The Easter Egg Hunt Schedule will be as follows: 3 years old and under – 10:30am & 1:30pm 4 to 7 years old – 11:00am & 2:00p...

Below, is the illustration of the Camarillo Real Estate Market Report for February, 2013.  This illustration shows that the average list to sales price is  now in the 99% range, which means well priced Camarillo Single Family Homes are selling close to list price.  I do expect to see homes selling for over list price in 2013, especially in the lower price range, if inventory levels remain low. I think the best benchmarks from this data shows the average price per sq/ft has steadily increased over the year to end up very close to the result from 2010.This appreciation is the result of low inventory levels due to government foreclosure intervention. Demand should remain strong due to Federal Reserve manipulated low interest rates and affordability. Inventory levels are still very tight fo...

Below is the illustration of the Camarillo Real Estate Market Absorption Trend.  This illustration shows that the average list to sales price was consistently in the 97% range from 2010 to present. The median sales price did appreciate by approximately 4.65% since 2010.The average sales price has consistently gained ground in the last 12 months and is just slightly off from the average sales price recorded for 2010.The most startling fact presented by the data is the amount of Camarillo Single Family Homes for sale, excluding the Santa Rosa Valley homes.  Currently, there are only 62 Single Family Homes for sale in  Camarillo, and that translates to less than a months of inventory which by definition of the Market Absorption Analysis model would put Camarillo Single Family Homes in a sel...

Below, is the illustration of the Camarillo Real Estate Market Absorption Trend for the month of September, 2012.  This illustration shows that the average list to sales price was consistently in the 97% range from 2010 to present and in September we see the average list price to sales price is 99.29%, this is because on the lower price range, there is no room for negotiating the price down because of the tight Camarillo housing inventory. The average sales price has shown some depreciation, however, these figures are based on averages and sometimes the averages skew the overall picture.  The median price tells us the halfway point of home sales, half the Camarillo homes sold for less than the median price and half sold for more. The lower price range homes are appreciating because of th...
