THIS WEEK:May 11, 2015, the median list price for a single family home in CAMARILLO, CA is $876,750.00 With inventory trending up but days-on-market trending down and the Market Action Index essentially flat recently, conditions do not seem to have strong up or down pull. SUPPLY AND DEMAND:The market has not shown strong directional trends in terms of supply and demand. However, inventory is sufficiently low to keep us in the Seller's Market zone and prices have been moving upward as evidence.  PRICE:While this week the median didn't fluctuate much, we are relatively close to the market's price high-point. A persistent drop of the Market Action Index into the Buyer's zone will be a leading indicator of the price strength subsiding.  Click here to download FULLreport I hope you find it u...

By Chris B Johnson Realtor,  Moorpark Short Sale , Thousand Oaks Short Sale, The price of any item (including residential real estate) is determined by ‘supply and demand’.  If the supply of an item is larger than the amount of people looking to purchase that item, the price will decrease. According to the National Association of Realtors (NAR), historically there is a natural decline in buyers looking to purchase a home (also known as foot traffic) as the winter months approach. Shown in the graph below: NAR goes a step further to say that there is a direct correlation between “foot traffic” and “pending contracts/closed sales one to two months later”. Bottom Line The real estate market has done well to recover from the slow start we experienced due in part to the inclement weather at ...

By Chris B Johnson Realtor,   Thousand Oaks Short Sale Map, Simi Valley Short Sale Map, Moorpark Short Sale Map-Ventura County Short Sale, The Camarillo Short Sale Market Action Index has been trending down lately, while inventory and days-on-market are climbing. The trends imply a weakening market.  The market has been cooling over time and prices plateaued for a while. Despite the consistent decrease in MAI, we're in the Seller's zone. Watch for changes in MAI. If the MAI resumes it's climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer's zone, watch for downward pressure on prices.   Average Listing Price                      $717,158 for week ending Jul 02                    -$10,911                   -1.5%              w-o-w   Median Sales P...
