Getting Preapproved   Begin Your Application Start Now A preapproval is your lender's written agreement to finance your home purchase up to a specific amount, subject to certain conditions. Getting preapproved can be a good move for serious homebuyers because it shows sellers that you come to the negotiating table ready to complete the transaction. Preapproval vs. PrequalificationA preapproval indicates that a lender has taken a detailed look into your financial background and has issued a conditional loan approval, pending specific property details. Because preapproval includes a credit check, it's more powerful than a prequalification letter, which generally only estimates what you can borrow based on information you've provided. Shop for a home with theconfidence of knowinghow much y...

Choosing a Loan   Begin Your Application Start Now Selecting the right mortgage is central to the homebuying process -that's why it's so important to understand your options. You'll need to consider two things at the outset: which loan type best meets your homebuying needs, and which loan term offers the ideal repayment schedule.Loan TypesMost home loans fall into one of two general categories: fixed-rate and adjustable-rate mortgages (ARMs). Fixed-rate mortgages have interest rates that stay the same for the entire life of the loan. You will have predictable monthly payments throughout the life of the loan. You'll be protected from rising rates, so your principal and interest payments do not change, no matter how high interest rates rise. Adjustable-rate mortgages have interest rates t...

Mortgage Basics 101   Begin Your Application Start Now Although each individual home financing package has its own variety of features, the concept of a mortgage is really quite simple: a mortgage is a loan made to help you finance a home. Your lender advances you a certain amount of money, which you repay over a specified period.   Rates, Points & Origination Charge   The total cost of your mortgage is determined by a number of different factors, most notably the interest rate, discount points, and origination charge. The expenses that contribute to the cost of your loan can be expressed as the annual percentage rate (APR).   Interest Rate refers to the percentage of your outstanding loan balance that you pay the lender each month as part of the cost of borrowing money. Your interest r...

Invictus by William Ernest Henley Out of the night that covers me,Black as the pit from pole to pole,I thank whatever gods may beFor my unconquerable soul. In the fell clutch of circumstanceI have not winced nor cried aloud.Under the bludgeonings of fateMy head is bloody, but unbowed. Beyond this place of wrath and tearsLooms but the Horror of the shade,And yet the menace of the years findsAnd shall find me unafraid. It matters not how strait the gate,How charged with punishments the scroll,I am the master of my fate:I am the captain of my soul.

I attended an informative meeting a few Mondays (12/14/09) ago in Burlingame about the High Speed Rail (HSR) project. A big thank you to Ted who coordinated the meeting which drew about 40-50 neigbors.  The background is that Ted and a few other neighbors became extremely involved in learning more about the High Speed Rail project and went so far as to form a Burlingame based grass roots group:  Don't Railroad Us. If you care about and enjoy our Peninsula lifestyle, you will probably want to stay in the loop with this project by going to community meetings and signing up for e-newsletter updates from your community.  I know from first hand experience that one has to protect what we enjoy and what we probably at times take for granted in our communities.   (read on about our successful f...

I just saw the movie Invictus and it was very powerful. It is the story of Nelson Mandella in S.Africa and how the rugby team helped the nation heal the divide between the races and begin forgiveness for the past transgressions of the nation.

2010 is the year of the Direct Lender! What is a DIRECT LENDER? A DIRECT LENDERis a usually a bank or a financial institution where the money comes from for a mortgage loan, and where the underwriting and decisions are made. To have an approval from a DIRECT LENDER assures you of a firm and accurate pre- approval with all the conditions addressed and resolved before the letter for your offer is made. A lender who is NOT a DIRECT LENDER is usually a middle man (a go between with the DIRECT LENDER), this is typically the mortgage broker. When a mortgage broker is arranging the financing, they submit the loan file to the DIRECT LENDER and wait for the approval and the conditions. Sometimes the mortgage broker may write a letter to make an offer before the formal preapproval with conditions...

As I was cleaning out all my old files and paperwork today-I was reminded how lucky I have been to be able to be in the real estate business. I found notes from clients who were so happy that I sold there house or found them a piece of property to buy. I'm so grateful for all the relationships that I have acquired not only with clients but wonderful relationships with other agents........... not to mention all the organizations that I belong to where I have been fortunate to meet agents from all over the world especially the CRSorganization. I know 2009 was a challenging year for a lot of us but I know that 2010 will be better. Let's all concentrate on the positive and not the negative- I know everybody can think of something in 2009 that they're grateful for----  WISHING ALL OF YOU A G...

This detail is touched on  in my post: A few key questions to ask Realtors you are interviewing (11. How will you negotiate the best price for me?) As part of the due diligence process of investigating a property and neighborhood, I recommend to my buyer clients once they are in contract on a property that we go door to door to meet a few neighbors.  This is a great way to get a neighbor's perspective (sometimes a mix of opinion & fact) on the neighborhood, details which even the seller may not be aware of & has therefore not indicated in the disclosure packet. This becomes even more important when dealing with REO's (real estate owned:  properties that have been foreclosed on & which are now bank owned).  Since the bank has never lived at the property disclosures are very limited an...

Last night, the Burlingame Panther basketball team played their long-standing, non-league rival, the Serra Padres. It was a fun, great night! First of all, the game was sold out! That does not happen too often at Burlingame High School.  Before the game, there was electricity in the air. The stands were packed at 6:30 - a half-hour before the game. It was great to see not only the excited kids, but also many local parents and alumni (I am one, BHS class of 81). After a rousing edition of the National Anthem, the game began. It was apparent in the first quarter that the Panthers were ready to play. They have lost to Serra 10 straight times, according to my sons. I can't remember the exact score, but I think it was around 8 to 8. The electricity in the building turned up the heat. They ha...

Today I had an open house in Burlingame (Ca) my listing which is listed for $1,728,000 great house shows beautifully and this lady comes in with a tall cup of coffee. I asked her very nicely if she would leave this outside-with that she said I don't need to see this house and left- another lady was looking at the house when this incident  occured she turned to me after the lady left and complimented me for being so conscientious about the house I then had a conversation with this lady and told her about  a listing I had where someone came in with a cup of coffee tripped and it went all over the place so we talked for a while then she asked if I would mind coming over to her house to give her a market analysis on her home SO THE MORALE OF THE STORY AGENTS BEWARE PEOPLE ARE ALWAYS WATCHIN...

Did you know that 37% of all uncovered claims happen as a result of not notifying your insurance agent of changes in your lifesyle. Have you added on to your home? have you purchased a boat or personal watercraft? let your insurance agent know of these changes!!! Did you know that flood insurance is not covered under your home insurance policy? It must be purchased separately and is available whether you are in a flood zone or not.

In an age of political correctness, and living in not only California, but Northern California, it feels liberating to wish people I see during the holidays a very Merry Christmas and Happy New Year! It is ok if they don't celebrate Christmas, if they tell me so, I will wish them a Happy (insert festival and celebration they observe). In America, it is a National Holiday....Christmas, not just Holiday, but Christmas. I dont have to be a Christian to celebrate Christmas, in America Christmas is a celebration that encourages us to lay aside our differences and share good cheer and gratitude for family, friends, health and prosperity. For me it was about Santa Claus, Reindeer, Frosty, and yes also the Nativity and Wisemen....all wrapped up in Celebrations, Parties and gift exchanges. So M...

Wax drippings can be removed almost as easily as they accumulate. Depending on the surface type and the location of the wax dripping, different methods can prove successful for the removal of candle wax. Several easy to follow sets of instructions are offered here. Simply select the appropriate one for your needs. Tablecloths, Cloth Napkins, and Placemats Once wax has dried onto a tablecloth, cloth napkin, or placemat, several steps are required to remove it properly and completely. The first thing to do is to apply an ice cube or ice pack to the wax. This will make the wax brittle, allowing you to scrape off what you can. Use a credit card or a thin butter knife to gently scrape away as much of the wax as you can. Never use a regular dull knife that has serrated edges since this may ...
