The Ultra Luxury Market in the Greater Los Angeles area, check it out…Seldom do I write about the ultra-luxury  real estate market in the greater Los Angeles area. When my clients ask, generally I send a private  market report.Due to a great deal of interest I thought it was time to show the Market Trends Report. Hard to believe that in California currently there are 27  properties that are North of $50 million List Price. And out of the 27 amazingly 23 of them happen to be in my market. Keeping in mind none of these properties are a fast sale.Usually the strongest motivation to buy is “fear of loss” let’s be honest there are about 4000 buyers around the Globe who can afford to buy in this price range. Then to boot out of that my guess is about 2500 who would actually be interested in b...

Super Bowl XXXVI and Super Bowl LIII and Real Estate there is something in common here....There are so many subjects to write about, some are Real Estate related others are not. This is about Real Estate, believe it or not. I am just a bit verbose and digress. If you get to the end of my post, you will agree. Some posts are relevant,  some are timely, and others are not. Now, with that said, did you know that Super Bowl LIII ( this one in 2019 for those who are not familiar with roman numerals  happens to be  # 53)  and interestingly, it is a rematch of  XXXVI (#36 of 2002)? Please feel free to check my math in Roman Numerals by subtracting 17 years. Scary that it was 17 years ago. To me it feels like yesterday. Anyway, back to my historical trivia, Tom Brady of the New England Patriots w...

Not your typical week for a tech savvy  Beverly Hills Realtor: Endre Barath, Jr. I have learned from my days in the military, to have a  backup plans for virtually every situation. In addition, since I am a chess player, I usually like to plan six to eight moves ahead. Now with that said, a long overdue  change took place on Monday. We eliminated the Land Line Phone and  at the same time requested an upgrade to Fiber Optic re-wiring of our home. The Phone was immediately disconnected, and installation of Fiber Optics  was scheduled for Thursday. In a way I will miss the phone with all the sales calls that we received.  I used to check every couple weeks on the answering machine and once in a while even had newer agents leaving voicemails about wanting to list our home. On a personal not...

Have you heard of RON? If you did  not, it stands for Remote Online Notarization. You  might ask me, is the Traditional Notary being kicked to the curb? Remote  Online Notarization, is this going to be the new direction? For all the naysayers all I can say is: DocuSign, Digital Ink and the list goes on and on. When these technologies entered the Real Estate Profession, most people did not think they would last, not alone prosper. Realtors were skeptical too, but they quickly embraced the new technology. Clearly, I am grateful for the DocuSign technology, my Global Clients are equally grateful for it as well. My point being Escrow & Title Companies who will embrace the New  Technology will be grateful for it as well.If you are still wondering if this is the wave of the future, allow me t...

Breaking News:  Berkshire Hathaway Beverly Hills Realtor  Endre Barath,Jr. hires an additional assistant. The Beverly Hills Real Estate activity is anticipated to be expanding agressively in 2019.For me 2019 started of, with a great deal of additional workload, hence it was critical  to delegate most of the Social Media duties, such managing the Instagram, GreaterLosAngelesRealEstate on Facebook, EndreBarath on Facebook, EndreBarath on twitter, www.endrebarath.com and a handful of other platforms. I decided to maintain control of the Active Rain Marina Del Rey Real Estate Account in addition to the normal Real Estate Duties. Jack was very appreciative of getting some help, since he had a hard shoe to fill. Most of you know that Schmoie my  previous assistant was an amazing. Over time we...

Knock, knock: who is there? It’s Sean Black and Jamie Glenn and Karan Sakhuja.  Do these names ring a bell to you? Well if you are a Realtor or a Real Estate Practitioner it should. If you are one of the big boys like the Z’s of this world you should be shaking in your booths. How much did Z pay for T in their acquisition?  Well let me answer it here so you do not need to search for it, Z paid $3.5 Billion to eliminate the competition and the year was 2014.In 2015 Sean Black and company created Knock, I found it funny and ironic in the selection of the name. Play on words? Taunting the big Z and the rest of the Real Estate Platforms? Well if you did not know it Sean Black and Jamie Glenn were cofounders of T and they were a strong competitor of Z until the big Z bought them out.If you g...

Who needs Community Guidelines on Active Rain?Having been on this platform for over ten years, I admitted to everyone in 2014, on the first Challenge when we were asked to write about the “Community Guidelines” that it was the first time I read it. Since, then I have participated in the Challenge sponsored by our friend Lynn B. Friedman   and needless to say not much has changed in my position about the Guidelines. As far as I am concerned: I am not a fan of being micro managed, nor operating in a very restrictive environment. I guess it was my upbringing, my father was a disciplinarian, I lived the first ten years of my life in a Communist Country with many restrictive rules. Then I experienced freedom living in Austria and then ultimately in the United States when we legally immigrated ...

I recall joining Active Rain around 2007/2008-time frame. The platform was quite different than it is now. The founders had wonderful ideas for this platform, and they created and published their perspective i.e.: View of the World. They named this document the ‘Weltanschauung’. Very few people read the Guidelines, we were flying by the seat of our pants and most of us applied the “golden rule”. OK, there were a few offenders who did  not follow the same rule.Never the less there were the “old timers” who stepped in and ‘smacked’ the offending parties. There used to be a Community Manager. He was replaced by a second one, who was very active on the platform. We got to know him well. We had the opportunity to interact with him and we learned how to play on the platform. If we had a quest...

Motivation Monday! January 14, 2019! Really it is 2019!!!!Your true success in life begins only when you make the commitment to become excellent at what you do. — Brian TracyHow are your New Year’s resolutions holding up? I always smile at many people who have been bending my ears, last month as well as in the beginning of the year about all their Plans, Goals and New Year’s Resolution. Just in case they are interested, tomorrow will be half way through the month of January. Some people keep telling themselves that the New Year has not “Officially “started yet😊!They are the ones who have either not started on their Goals and Resolutions or they are the ones who already broke them. Which category do you fall into? Are you one of those, who keep saying, that you just need a little more ti...

Lou Nanquil, The Best Independent Transaction Coordinator on the West Side of Los Angeles, CA !!!!I have been a greater Los Angeles Realtor for 22+ years in the local market. When I started out, I did not have a Transaction Coordinator. Keep in mind we did not have as many Disclosures that required signatures and initials from all the Principals,  as well as Seller’s and Buyer’s Agents. As the years went by, I was averaging 10-12 listings, clearly my sales have increased proportionately  as well. Then to boot the California Disclosure Documents increased in a transaction as well. The need for a Transaction Coordinator became a necessity rather than a luxury. Hence over the years I had a couple different ones. They did help a little, and the  benefit I reaped out of using their services wa...

Comparing the 130th Tournament of Rose’s Parade’s finish and a Real Estate Transaction...First you might ask how did the Rose Parade’s Finish, remind me of a Real Estate Transaction? Well, allow me to digress a bit.“Proper Planning Prevents  P… Poor Performance”, has been pounded in my brain when I was in a Cadet at USMA and it continued to be reinforced in Ranger School and my entire time in the military. This concept of proper planning has stayed with me all my life. From planning vacations or handling special or ordinary assignments at work, the concept empowered me to prepare for any situation . I was always prepared for different scenarios, options and potential challenges that might need overcoming. Just like when I used to play chess and planned six or eight options with every ...

Here we are finishing the second day of 2019, hence I thought I would share some words by Ralph Waldo Emerson to get the year off in the right direction. If you are not familiar with him, I hope this  post will inspire you  to read  more from him. “The only person you are destined to become is the person you decide to be” “Write it on your heart that every day is the best day in the year” “Once you make a decision, the universe conspires to make it happen”“Life is a journey, not a destination” Then in closing let me also share a few words by Henry Wadsworth  Longfellow:“…Lives of great men all remind us we can make our lives sublime, and departing, leave behind us footprints on the sands of time….”“We judge ourselves by what we feel capable of doing, while others judge us by what we hav...

Have you heard of “The Mozartkugeln  Controversy”? (English translation Mozart Balls)I must confess, I did some research recently and that is how I found out about it. Now you might ask why  this Beverly Hills Realtor and Chocoholic would start a research about Mozartkugel-s? Well, for Christmas, Diane surprised me with a container of Mozartkugeln. I was very excited since it has been quite a few years, since I last had them.I inhaled the first Mozart Ball and it tasted differently then what I was accustomed to. I did not want to say anything, so I tried a second one. Keep in mind, this small, round sugar confection is made of pistachio marzipan and nougat and is covered with dark chocolate. The history of this delicious Chocolate goes back to around the 1890’s when an Austrian confectio...

Hard to believe 2018 is almost in the history books. This year, there has been a great deal of turmoil on the Global as well as on the  Local Economic Fronts. Consumer Confidence has been at an all-time high and the unemployment rate has been the lowest since the 1960’s. One would think all is well, since the US economy has  been expanding 2.2% in the 1st Qtr., 4.2% in the 2nd Qtr. and now to a solid 3.4% annual rate in the 3rd Qtr., and the 4th Qtr. is being anticipated to a moderate 2.2 %.The GDP growth is projected to  be above 3% which would be the best showing since 2005.I have always subscribed to the theory “If it is not broken do not fix it”, well clearly the Fed does not subscribe to the same theory. This year they have raised the rates for the fourth time. WHY??In turn this ha...
