Monday Motivation: I am motivated every day, but this is a good time to share some wonderful motivational comments:1.  No more roundabout discussion of what makes a good man. Be one! (Quote by Marcus Aurelius)2. What is your profession? Beig a good man. But this can only come about through philosophic concepts-concepts of the nature of the Whole, and concepts of the specific constitution of man. (quote by Marcus Aurelius)3. Socrates used to question thus. "What do you want to have? The souls of rational or irrational beings?" 'Rational'. "What sort of rational beings? The pure or the lower?" 'The pure', "Why then don't you aim for that?" (Marcus Aurelius)  Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and goal-or...

Monday Motivation: Another awesome message from Marcus Aurelius..."...when someone does you some wrong, you should consider immediately what judgement of good, or evil led him to wrong you.... when you see this, you will pity him, and feel surprised or anger.... you yourself either still share his view of good, or something like it, in which case you should understand and forgive: if on the other hand you no longer judge such things as either good or evil, it will be the easier for you to be patient with the unsighted...Well in all fairness I keep reading this message over and over, but I am having a hard time to follow, comply or execute it... How about you??? Wishing you a safe and healthy life and I look forward to your comments. If you are looking for a knowledgeable, focused and go...

As we count down the final days of 2023, I wish you peace and enjoyment as we enter the holiday season. While most focus on the holidays, savvy buyers and sellers continue to watch the economic reports to gauge what the Real Estate market is doing.  With interest rates now hovering between 6% to 6.75%, potential buyers have once again been given the potential to purchase homes that a few months ago seemed out of reach. A drop from 7.5-8.0% makes a significant difference to a buyer's purchase power.   In more news, the Federal Housing Finance Agency (FHFA) has announced that the loan limit for Fannie Mae and Freddie Mac mortgages in 2024 will increase in high-cost areas such as Los Angeles to $1,149,825.  This is good news for both buyers and sellers. On a side note, this is the 8th cons...

That's never the case in selling, where every day you're confronted with new obstacles to overcome..." Tom Hopkins"...our standard of living is high because of the free enterprise system and the salesperson is the heart and soul of that system..."  Zig Ziglar" ... Just as you often judge other people by the initial impact they have on you, so are you likely to be judged yourself in the fist few moments of interacting with someone..." This question is often asked by potential relocation clients who have never been to the greater Los Angeles area. Having personally relocated from Boston, MA I keep telling everyone that we do have four seasons.I get skeptical looks in person, or detailed pauses on the phone and at times sarcastic comments back on Social Media platforms when I mention this message. The key difference is we have milder seasons. The temperatures are not as harsh as in other parts of the country.Do we have foliage changes? Absolutely is it as colorful as in CT., MA, NH, or Vermont? Not really but we do have leaves falling in the Fall and Winter. Well check out these illustrations I have included in this post. Some of my east coast friends tell me I have softened over the decades, when I tell them we are “fre...

I am so grateful for my clients who allowed me to get this award. As most of you know I am a workaholic. When I am not working, then I am cooking or shopping for the next meal and when I am not cooking then I am on Active Rain.Thank you Debe Maxwell, CRS  to inspire me to write a gratefulness post. As I mentioned I could be writing these posts every day. Now with that said, I received an email from our Office, and they wanted to Congratulate me for a job well done.Well in all fairness I seldom go in the office and when we have meetings I do it on Zoom. At least that is how it has been for the past three plus years thanks to the Pandemic Shutdown. I have not been to the awards ceremony gatherings now or for the past three years. Keep in mind I get awards every year. There are a few other...

Wordless Wednesdays: Interest rates make a huge difference, what a buyer's power is when it comes to purchasing a home. Now with that said please look at the photo. If you have monthly $4000.00 disposable income for purchasing a home, look at what a huge difference interest rates make. When the interest rates were at 3.25% you could have bought a home that was listed for $1,148,750.00 now if you have the same $4000.00 and the interest rate is at 8% you can buy a home for $681,250.00 a huge difference. Clearly it affects the affordability of a buyer. Now if you want to buy a more expensive home, please reach out to me and let's discuss how we can achieve that with the same $4000.00 I can help you negotiate a rate buy down with the seller. Wishing you a safe and healthy life and I look forw...

Monday Motivations & / or Observations: Frankenstein Revived... 'Frankenstein or The Modern Prometheus' a novel written by the English author Mary Shelly which tells the story of Victor Frankenstein, a young scientist who creates a creature in a scientific experiment. If you have not read the book the premise is that modern science, stripped from the constrains of ethics and morals and nature will end up creating monsters.Does this sound familiar? My point being, need to read history, learn from history and read historical novels, because if you do not you are going to be left behind and you do not understand Why and What happened.Think about today's world of Transgender Operations? How close is that to the 1918 novel? The message of my post is if you do not read history and do not learn ...

As far as I am concerned, they never get old, and no one gets tired of reading them. Now with that said how good are you remembering facts, figures, names and dates? How good you recalling entire conversations? There has been a book next to me that I seldom touch the title should inspire you:Double Your Brain Power, increase your memory by using all of your brain all the time!Hope I got your attention. The book was written my Jean Marie Stine published in 1997. Please tell me if this is not as timely today as it was then?"These days doubling your brain power isn't a tick, it's a necessity. Speechless Sunday gourmet cooking is like real estate... well those of you who read my blog posts understand, that I take my time, do my research and then replicate the best meals for being a home cook. I spend time energy in purchasing the best ingredients and then adding them into the meal. Some are hidden and totally unnoticed until the taste buds kick in and I get asked: wow how did you make this?Well, Real Estate is the same way, I take my time and do all the research to come up with the value of listing a vacant land in the greater Los Angeles area. Then when I sell it people ask well how did you do that? The short answer is it takes patience effort and energy and knowledge to come up with the right price that will make a challenging land sell. Same applies to cooking. Here I am mak...

I always love to reflect, think and look back. Now with that said I also appreciate different perspectives and thoughts. My all-time favorite outside  from the Greeks and Romans has been Coach John Wooden. "...Early on I came to believe that you should learn as if you were going to live forever, and live as if you were going to die tomorrow..." Coach John Wooden"...People want to believe you are sincerely interested in them as persons, not just for what they can do for you. You can't fake it. If you don't mean it, they know it-just as you'd know if someone were pretending to be interested in you...   Coach John Wooden"... Why is it so hard for so many to realize that winners are usually the ones who work harder, work longer, and as a result, perform better..."  Coach John Wooden   Wishi...

Not wanting to influence your positions I will not divulge my position on it hence feel free to express your opinions, thoughts and input. No need to be politically cautious, I will not hold it against you if you do not agree with my views. Now with that said feel free to add your thoughts and views about this very sensitive real estate subject. My question is will this help the potential buyers and sellers or will it hurt them? Inquiring minds want to know. Wishing you a safe and healthy life and I look forward to your comments. Some days we tend to be more philosophical than on other days. So, with that being said, let me share a few quotes, here with those who are inclined to read these quotes. “Do not grow old, no matter how long you live. Never cease to stand like curious children before the great mystery into which we were born.”   ~Albert Einstein “In the end, it’s not the years in your life that count.  It’s the life in your years.”  ~Abraham Lincoln“There is a fountain of youth: it is your mind, your talents, the creativity you bring to your life and the lives of people you love. When you learn to tap this source, you will truly have defeated age.” ~Sophia Loren“It's paradoxical that the idea of living a long life appeals to everyone, but the idea of getting old doesn't appeal to anyone.”― Andy Rooney “...

Well, here we are it is Friday the 13th, 2023, I read somewhere on the Internet that there are Real Estate Agents who are superstitious about this date. I had to smile having been a Realtor in two states and two major markets for going on 30 years I had to smile.... Really. Real Estate is about business that we need to share not passing emotional theatrics. So, with that said check out the facts:Fri Oct 13, 2023This week the median list price for Beverly Hills, CA 90210 is $9,945,000 with the market action index hovering around 27. Throwback Thursdays: Some memories are not so much fun... Since the last three years I have been watching the market, reading experts' perception of what the Real Estate market is going to be like. All this so I can give good advice to my clients. Then, I was watching what the predictions of experts as to what are and will be the activity for the stock market as well as the economy. Now with that said the predictions, the prognosticators all had views & opinions. So, with that said hope you looked at my illustrations and will agree with me that as far as I know they were not fun memories for the past two or three years as to what the predictions and what the reality became.Stay focused on your goals and focus on what you need to do to continue to thrive in this market. Wishing you a safe a...

As some of you know Diane was celebrating her Anniversary of 29 years living with me..... yes she deserved to have a late lunch at the Peninsula Hotel's Roof Top Restaurant in Beverly Hills.:)))The service was impeccable, and the food was top notch. Well, we had a scallop dish for starters.  Diane had fried COD and out of this world French fries.I had a grilled Hamachi, yes grilled most of the time I have it raw, so this was a first for me as well. The waiter was clarifying to me in case I did not read the menu properly. We could have stayed there all afternoon, but cat and dog duty bought us home. We are both looking forward to going back and trying a few other meals on the menu. The desert was a surprise from the staff!  Wishing you a safe and healthy life and I look forward to your co...
