  We went to the Auburn Fairs annual smash up derby on Sunday and I have to say it was a very learning experience.  Ok; I know what you're thinking Sandy how much can you learn from watching cars smash into one another?  Well let me explain If you where there then you notice the two cars that stood out the most that was the pink car (I love whenever a man can claim pink as his color) and the green car (looking slightly 80's to me)   they were truly the shiniest cars out there, and everyone kept saying the same thing they are going target those cars.  They being the pictures looking derby cars that looked like they were born in a Steven King novel and rose from some junk yard in just to do this not as a job but as a passion.  (Yes I'm still talking about the cars) The crowd was staring a...

Moving into your new home is very exciting, for your entire family!! But did you know that introducing your dog into a new home can be incredibly stressful for them? Fortunately, there are a lot of things that we can do to make this transition easier on them, which in the end makes it easier on us! There are a lot of things that you can do to make the move less stressful on your pet. When moving, if possible, it would be a good idea to leave the dog with a friend they know. This will keep the dog out of your way when you are moving furniture, and decrease the chance that any accidents may happen. On Friday, March 8th, I placed the first call to the lender on my short sale listing, with listing agreement, offer, hardship letter and authorization in hand (along with all other required paperwork). Tuesday, March 12th I had the first call from my point of contact. Friday, March 14th I had an approval letter in my email inbox!!! And all of this happened with politeness and efficiency, contrary to all of the groans of misery and frustration I hear around my real estate community. Now I wait for response on the four offers I have out there on other short sale opportunities. Back to the real world. But hey, there's hope! Maybe lenders are starting to realize that if they drag their feet too long, the buyer will be long gone.

One often overlooked method of attracting buyers is to have the seller pay points-buy down the buyers rate. For the seller it is usually cheaper than lowering their asking price, and obviously lowering the price is not popular with sellers. For the buyer this is a huge incentive as getting a lower rate affects their payment for as long as they hold the loan. Having moved to Auburn 4 years ago, I have never been bored.  There is always something going or something to do.  On a typical Friday night we might go to Old Town Pizza, which is located in Auburn's Old Town.  A great atmosphere with brick oven pizza, and even a few choice beers on tap.  On some weekends catch an antique fair, black and white ball or a party in the park.  Usually almost every weekend something is going on.  Don't want to do anything in town? A 90Min's drive will take you out to Reno Lake Tahoe Area, or on a trip to Sacramento which is 40Min's in the other direction. What? Buying real estate in this market?>#@! Of course!! Just made an offer today. Why? Prices have come down from their previous high for sure, so we are in a more realistic market with more supportable values. Many buyers are sitting on the fence waiting for prices to come down. As they are doing this, the reasonably priced homes are getting snapped up within days by other more savvy buyers. Too much attention to the media and too many ‘friend of a friend of a friend supposedly in the real estate business’ giving their expert opinions, has completely confused a major portion of the consumers who would otherwise buy property.
