There are currently 295 houses listed on the mls at www.VVAR.com for the Town of Apple Valley. There are 64 house that are short sales.  We don't have a definitive way to declare on the MLS if there are offers to the bank on a short sale.  There are 89 bank owned homes.  Many of the bank owned homes have multiple offers and could have verbally accepted offers but haven't had the paperwork completed on it. There are 142 regular sales of those there are 36 under $90 a sq foot.    There are houses that are wonderful at higher prices,  we are faced with appraisal issues due to the high volume of bank owned sales.  The higher price per square foot homes may not be an option for FHA/VA buyers. 5 of the regular homes are in Jess Ranch and 2 are mobiles.  This brings the total of homes that are...

Just an observation, there were 3 houses sold under 90% of asking price. In a market where many people are going over asking it was just unusual.     As of  1/15/10 There are 280 active houses for sale. 70 homes are contingent 175 went pending this week. All of those numbers are up from last week.   Down from last week is...... 14 homes sold this week. But let's remember that MLK day closed the recorders office.
