This is not fair to Antioch. Antioch has had a lot of issues over the last few years with growing gang violence. I moved to Antioch in 1997 because of the affordable housing. Black Diamond Homes in Antioch – can actually refer to several neighborhoods that carry a variation on the Black Diamond Homes moniker. Black Diamond is a very important term in the history of Antioch and East Contra Costa County. Black Diamond’s refer to the coal mined out of the hills in East Contra Costa County. Black Diamond Mine Regional Park is located in the foothills on the southwest corner of Antioch. Black Diamond Homes in Antioch are certainly Diamonds. Here is this months Antioch Market Report. These figures were pulled from the MLS on July 13th & 14th and are for Single Family Homes only. There are some slight differences in the Sold properties for May in this months report and Last Months Report Due to late reporting. The upward pricing trend has slowed to about 1% per month. The number of bank owned homes on the market continues to shrink and now stands at 59, down from 75 last month. The price of active homes is dropping very close to the sales point of the sold homes. A year or so ago, short sales were the ‘S' words that nobody, buyer's agents, seller's agents and buyers themselves wanted to be involved in.  Banks were not very cooperative, they put listing agents through the ringer and were not very negotiable on price.  If a buyer hung in there long enough and a whole lot of other variables worked out, we had an occasional success story.  It came with the cost of frazzled nerves, frustrated and emotionally spent ‘victims' to the short sale process itself. The success level was low at best. I received a call this morning from Carol Lloyd, who is writing an article for the San Francisco Chronicle Business section regarding the real estate market conditions in Antioch, CA. She found my web site because I have been reporting real time market stats (example to the left). She asked me to analyze the data in more detail for her article. I went to the Contra Costa County MLS and searched all single family homes sold since 1/1/05 through 3/31/08. The number of homes sold in the 1st quarter of 2008 has increased to 204 compared with the 1st quarter of 2007 at 176. However the price per square foot has decreased dramatically with $154 in the 1st quarter of 2008 compared to $260 in the 1st quarter of 2007. 04/16/2008

This is the 11th of 17 entries I've written for the "Mortgage Creative Writing Challenge".  The traditional Japanese Haiku format follows the syllable pattern of 5 - 7 - 5.  The writer might bring in a word or concept (kiga) that evokes memories of a particular season.  The last line is usually in sharp contrast (caesura) to the body of the poem. I chose to backdrop each poem with a traditional Japanese watercolor or photograph.  Some in contrast, others not. To the Haiku purist the following might not be proper in the strict sense.  Your latitude is appreciated.  I just finish reading an article on Inman news talking about a "huge decline" in home sales. There was a lot of other bad news that you could have fallen into and started a pity party with. However I am one to always see the glass half full. While I am optimistic I am not foolish. There is still a lot that needs to happen before I jump up and scream "Hallelujah! The Market has recovered!" The first is that the foreclosure market has to stop hemorrhaging. The increase in the FHA guidelines has done little to prevent this from happening. Nor have I experienced any help in the recovery from FHA adding new buyers. I am not well versed and may seem a little naïve however it appears to me that they (Congress & Senate) failed to realize is that it takes investors to buy the loans. Regardless ... 03/19/2008
